The space
This is a 2 BR 1 BA ground level unit in a row house that has been made into separate private apartments. It has a living room, full kitchen with small dining area, and a desk in the front bedroom.
Please confirm that you are booking for the correct number of guests. Only the number of guests booked for is allowed on property, including visitors that don't spend the night. Pricing is based on guest count so if it isn't correct the number will need to be updated and price difference paid.
There is no smoking or vaping of any kind allowed in the unit or anywhere on the property.

Off-street parking is not offered. Most all the nearby street parking is residential permit so without DC plates it is free and legal overnight but during weekdays switches to 2 or 3 hour parking. The nearby streets are mostly 2 hour parking from 7am-8:30pm weekdays so you could park overnight there uninterrupted from 6:30pm - 9am or anytime weekends. Most streets below J St don’t require resident permits. There are many parking garages as well for paid parking around New York Ave and 6th.

Please make sure you are booking for the correct number of guests. Nightly rate is based on guest count, so if you need to increase your guest count after booking, the rate may increase and any price difference must be paid.
Please understand that the number of guests you booked for is the maximum number allowed to be on the property, including visitors who don't spend the night. I'm a reasonable host - I do make an exception to allow for one or two short-term visitors during your stay. You don't need to change anything or tell me if you'd like to have 1 or 2 short-term visitors (not spending the night) during your stay. This is fully allowed. But if you would like to have anymore than 2 visitors on property at any point or for additional people beyond your guest count to stay the night, you would need to ask me first and update your guest count to the correct amount. This may result in a nightly rate increase. Having additional unauthorized guests or visitors voids the rental agreement. No parties, events, or gatherings are allowed. Outdoor security cameras (can't see inside property) are used to monitor guest and pet compliance.

I want guests to be able to check-in as early as possible. Due to the large amount of linens to be laundered between guests and the short amount of time do it, the washer/dryer will often have linens in them so that another load can run after cleaner leaves. You are welcome to use the washer/dryer, but will sometimes have to take out a load in order to do so. If you specifically know you will use the washer/dryer during your stay and don't want to have to do this, please let me know prior to check-in and I'll tell my cleaner to leave them empty for you.”
