This agreement, entered into this date ______ by Sean Ward (Owner), and
___________________ (Tenant), is for rental of home at 2232 Morro Drive, South Lake
Tahoe, California for the period beginning at 3:00pm on ________and ending at 10:00am
on ________. Tenant must be an Adult and an occupant of the unit during the entire
reserved period. Other occupants will be family members, friends or responsible adults.
Use of the premises will be denied to persons not falling within the foregoing categories,
and as a result they would have to vacate the property; immediately without any refund.
No keys will be issued to anyone who is not an adult. Payment Details Payment of the
above will be paid as follows: an authorization to check that credit card is valid will be
done upon booking through PayPal. This will be the card used if there is damages. Full
payment is due 90 days prior to first night stay. For holidays there is a 25% deposit to
hold reservations. Security Authorization Your authorization can be processed if there is
damage to the property after your stay. If property is in the same condition as when
occupancy commenced and all terms of this agreement are met there will be no extra
charges. The tenant is liable for all replacements and repairs that are outside what is
considered normal wear and tear.
Cancellation In the case of Tenant cancellation MUST BE IN WRITING AND
refund the sums you have paid less a $200 cancellation fee. If your notice of cancellation
WILL FORFEIT ALL SUMS PAID, unless we are able to re-rent the property to
someone else, at the same rate, for the same period. If the property is rented we will
charge only the $100 cancellation fee. Check In/Check Out Checking in is at 3:00pm.
Early check in times is allowed only when the property is cleaned and ready for
occupancy; prior approval is required. Keys will be ready for pick up at property location.
Keys WILL NOT be issued with a balance owing or without a signed rental agreement in
the owner's possession. Check out time is 10:00am. Late check out is available with prior
approval, if the house is not rented. Please leave all keys, remote controls, and phone in
appropriate locations. A $50 an hour fee will be charged for each hour (or portion thereof)
past the required check out time. A $50 per item fee will be charged for each lost key,
phone, or remote control. Pets Tenant agrees that no animals may be on premises without
prior approval of Owner. There is an added $100 charge per pet. Smoking Tenant also
agrees that smoking IS NOT PERMITTED INSIDE THE HOUSE. An additional $25
cleaning fee will be charged if smoking occurs inside the unit. Cleaning Each property
will be inspected, cleaned and sanitized after your departure. The cleaning fee you have
paid will provide for this cleaning so that you can enjoy your vacation up to the last
moment. YOU ARE REQUIRED to leave the property in the same general condition that
you received it by making sure, dished cleared washed and put back in proper place. If
additional cleaning is required appropriate charges will be made at $60 per hour.
DISTANCE TELEPHONE CALLS. Heating The house is primarily heated with a
natural gas central air system. It is controlled by the thermostat on the wall. Please leave
temperature 55 degrees Fahrenheit upon departure. What We Supply The property is
equipped and set up as a furnished property that will include bedspreads, linens, blankets,
pillows, towels, as well as a fully equipped kitchen. Please do not take towels to the
docks or the beach. The inventory is checked after every tenant.
What You Should Bring Plan on packing your personal toiletry items, shampoo, body
soap. We provide hand sanitizer soap. Since we provide only a limited supply of toilet
paper, paper towels, laundry detergent, and other dispensable items to get you started,
you should plan on replenishing these items as you need them.
Assignment and Subletting Tenant shall not assign this agreement or sublet any portion
of the premises without prior written consent of the Owner. Entry and Inspection Owner
shall have the right to enter the premises: in case of emergency, to make necessary or
agreed repairs, alteration, or improvements.
Hold Harmless Owner does not assume any liability for loss, damage, damage, or injury
to persons or their personal property; neither do we accept liability of any inconvenience
arising from any temporary defects or stoppage in supply of water, gas, electricity or
plumbing. Nor will owner accept liability for any loss or damage causes by weather
conditions, natural disaster, acts of God, or other reasons beyond its control. There is a
complimentary Kayak that is locked on the property. If unlocked and used during your
stay the person that signs this lease takes full responsibility for use of the Kayak and
persons that use it during the stay. Floatation jackets must be worn at all times.
Physical Possessions if, through no fault of his own, owner is unable to deliver possession of the
premises at the commencement hereof, owner shall not be liable for any damages caused thereby, nor
shall this agreement be void or void able, but tenant shall not be liable for any rent until possessions is
delivered. Attorney's Fees In the event wither party employs an attorney to enforce any of the provisions
of this agreement, the prevailing party shall be entitled to reasonable attorney's fees. The parties agree
that El Dorado County Superior Court, South Lake Tahoe Division, is the proper venue for any action to
