Located in Capitol Hill, we offer a bedroom with a double bed in our remodeled basement. It has an adjoining den space with a couch -very comfortable to sleep on for a second or third person in your party. The entire basement space is very private. The only reason we're ever be in that space is to do laundry or to fetch our ski gear. (You also have access to the washer and dryer.)
Our home is in Capitol Hill, walking distance one way to downtown and all its attractions, while the other direction is City Park with museums and the zoo: Botanic Gardens is also walking distance. We are within a half block of a major bus line, a full block of another busline. Bicycle trails are everywhere. We could possibly loan you a bike!!
Also within one block are coffee shops, a four-star restaurant, many other ethnic restaurants, yoga studio, pubs, etc.
We love having people around, and are happy to advise you on how to get where you want to go.
You have use the main bathroom on the second floor. (It is also used by other guests - not by us, though - we have our own.)There is a also a half bath on the first floor you can use at night.
We have wifi.
Swamp cooler does better than air-conditioning.
Full access to kitchen. Bonus is a beautiful yard, patio and garden-great place to sip coffee or tea on these summer mornings?
Please note that we have a dog and a cat. They're are very unobtrusive, but if you're allergic you'll need to know.

Guest interaction is up to the guest - we're happy to visit. We will also respect your privacy.
You can access at least 10 different restaurants/coffee shops within one block. Many more if you're willing to walk a few more. We're close to Cheesman Park and to City Park (with zoo and Museum of Nature and Science).
One bus stop is right around the corner; the other 1.5 blocks away. Three B-Cycle (bicycle rental) stations are within 1-3 blocks. 16th Street Mall with free shuttle is a 10 block walk away.
Other Things to Note
Currently our daughter and an exchange student also live with us-all our bedrooms are on the second floor.
No smoking, please.
Please observe quiet hours after 10:00 PM and before 7:00 AM. (That's in regards to music, loud conversations, etc. - Coming and going is fine anytime.)
If you drive, watch for street-cleaning restrictions on parking. Second Tuesday on our side of the street. Second Wednesday across the street.
My husband has several private music students in the course of the week. We'll let you know if you need to be aware of his schedule.

I had a wonderful stay with Tricia and David. Their place is charming house with character located in a great location. Tons of cool bars, restaurants, and cafes are located nearby. The downstairs space was very comfortable and conducive for a great night’s sleep. Tricia and Dave are interesting, easy going, and very hospitable. I would highly recommend their place when you are in Denver.

Great first Airbnb experience! The room was exactly as described in the listing. We didn't get to spend much time around the hosts but they were very welcoming and helpful! Even though they were out of town, Tricia made it a point to call and make sure everything went smoothing and to give recommendations. The neighborhood was a perfect location--within walking distance to great restaurants, City Park, the Museum of Nature and Science, Botanic Gardens, and more. I would recommend staying at this place to anyone visiting Denver! Thanks for a great stay.

One of my best Airbnb experiences. I stayed here for 3 weeks. Really nice place. Tricia and David were great hosts, friendly and helpful. I had the whole basement to myself so there was plenty of privacy. Lots of restaurants nearby, and getting anywhere downtown was a short drive or taxi ride, or I would use Denver's B-cycle system. Would definitely stay there again if I return to Denver.
We had a wonderful stay! Tricia and David are kind and excellent hosts who go out of their way to make you feel comfortable. Was able to walk to the downtown area in about 25 minutes and there are many excellent restaurants right around the corner. Recommend!
My husband and I are both teachers in Denver Public Schools. . (David has recently retired from full-time teaching - but still substitutes.) We have lived in our neighborhood for 30 years. David, with his community organizing skills, has been key in making the neighborhood the attractive and welcoming place it is today. We feel lucky to live where we do - close to restaurants, theatres, parks, not to mention great neighbors right on the block. We love to share our bounty with visitors.
We usually take a park walk every day, and would welcome you to come along. We dance salsa on Wednesday nights at a great venue-only six blocks away, and everyone is welcome there, too. (Other dance styles available throughout the week.)
