Spacious and comfortable 2-bedroom apartment, for up to 6 guests, with private balcony ("loggia"), and separate terrace for eating outside. Sharing a beautiful,large, 2-level pool. In Umbria, central Italy, bordering Tuscany. In the countryside, organic olive oil-producing estate. Totally immersed in nature, but close to beautiful hamlets and art cities.

The space
The apartment "La Civetta" is on the fist floor, with entrance from the characteristic loggia, where there are a coffee table and two chairs. It is composed of two double bedrooms, a living room with double sofa bed and a fully-furnished kitchenette (including oven and dishwasher). The apartment is equipped with internet wifi, satellite TV, air conditioning, heating and fireplace and a small safe.
On the ground floor there is a private terracotta terrace furnished with umbrella, dining table and chairs.
Furniture is traditional, mostly hand-created by local artisans. Wooden beams and terracotta floors, beautiful views of the surrounding green hills and unspoilt countryside (old olive trees, flowering gardens, oak woods, fields).
This apartment can sleep up to 6 guests, but the farmhouse is divided into a total of 4 apartments, that can sleep up to 23 guests. So the whole farmhouse can also be taken by a group for a reunion or a family holiday/celebration.
Location: Umbria - central Italy, near border with Tuscany, close to Lake Trasimeno, beautiful hamlets and historic towns such as Perugia, Assisi, Città della Pieve, Pienza and Cortona.
You will be completely surrounded by nature (no other construction in sight), but the closest town (Tavernelle di Panicale) is 10 minutes away by car. Here you will find pizzerias, bakeries, supermarkets, shops, etc. There are delicious restaurants in the area serving typical Umbrian meals. The beaches and islands of Lake Trasimeno are 25 minutes away by car. In Tavernelle you will also find a tennis court and a great water park.
In our property there are several trails for nature walks, jogging and trekking.
We offer a fun Italian cooking lesson with dinner in our common room, held by a young local chef.

Upon booking we will send you our suggestions on interesting places to visit, activities and our favourite restaurants in the area. We would certainly reccomend a visit to the beautiful hamlets that overlook Lake Trasimeno, such as Castiglione del Lago with its castle and Panicale; old, charming towns such as Città della Pieve; and famous art and cultural sites such as Assisi and Perugia. From the farmhouse you can easly visit the towns of Chiusi (Etruscan museum and stes), Montepulciano (famous for its wine production), Cortona and Pienza in Tuscany. There are two islands on Lake Trasimeno, one of them a nature reserve, and there is a bird reserve on the shores of the lake. Also, you may want to go wine tasting and visit some wine-producing estates, or buy local cheese produced from our neighbours. It is also possible to go truffle hunting (during the summer months) or taste a local meal at a summer fair. In your apartment you will find a list of local events (summer fairs, music festivals, theatre, concerts, etc.)

I deal with the Marketing and Bookings of this family-run agricultural estate and "agriturismo" (rental of apartments in farmhouses) and I live in Rome. My sister Monica and her companion Ernesto live in Colle San Paolo and manage the farmhouses, and they will be assisting you during your stay. We produce extra virgin and organic olive oil on this beautiful property on the hills that overlook lake Trasimeno, in the Umbrian countryside. We have about 2.000 old olive trees (250 are more than 150 years old), and we have recently planted 500 new trees.
About 5 years ago we restored three 17th-century farmhouses, creating 9 apartments, 2 independent cottages and a villa. We have built two pools and several panoramic terracotta terraces around the farmhouses, and planted many flowers and flowering bushes in the gardens. The area is very interesting (mediaeval hamlets, historical towns, castles, Etruscan tombs and Museums, wine and cheese-producing estates, etc.), and there are quite a few delicious local restaurants - we will be pleased to give you all the information for touring the area and discovering this enchanting part of central Italy, between Umbria and Tuscany.

My sister Monica who manages the property, live on the estate, just a few minutes away by car. We meet our guests daily, when we pass by to see that everyone is happy at the farmhouse, and when we come daily to clean and maintain the pool.
