Double bedroom available to rent by the night in my bright and cosy basement flat. 5 minutes from the sea, 15 minutes from the train station and 10 minutes from the city (website hidden), wifi and towels! What more could you want?!

Double bedroom available to rent by the night in my bright and cosy basement flat.
The flat comprises of 2 double bedrooms, a bathroom, kitchen and lounge.
Guests will have a key and will able to come and go as they please. There is a shared bathroom in the flat. As I work from home, the lounge is for my use but you won't miss it as the guest bedroom has its own tv, sofa, kettle, table, wifi etc. You are also welcome to use the kitchen during your stay. Just let me know.
You are also more than welcome to use the washing machine.
Parking....DON'T! It's a nightmare in Brighton. If you have to drive, there is a cheap parking lot 15 minutes walk from mine on NORTON ST, HOVE. Apart from that it is paying the ridiculously expensive meters outside my house. I very rarely have a visitors voucher that you could have for £5 a day but as I can only buy a small number each year from the rotters at the council these are usually not available.
I have a miniature Schnauzer named Hudson who is from a dog rescue home. He is lovely but very scared of new people so he will be generally keeping a low profile during your stay! He has his own kennel and bed and never sleeps on the beds or sofas. Hudson is the other reason why I am not able to offer use of the lounge when I am staying in the flat also.
There is a lovely park in the square right outside the front door and the beach is three minutes' walk from the beach, and ten minutes' walk from the main railway station and central Brighton. It's also just five minutes in the opposite direction to a supermarket, fish-and-chips restaurants, antique shops, galleries, clubs, and a million pubs - so, despite it being so cozy, the moment you open the door, you are in the heart of it all!
If I am home I am happy to help you plan your visit to Brighton and tell you about local sites and restaurant etc. I am also just at the end of a phone if I'm not home and you need anything.
Beyond that I am also conscious to give guests complete privacy. You know where I am if you need me!

I will be usually be staying in the flat (although am often out) during guests' stays or, very occasionally there may be another guest staying.Please don't be put off by my 65% acceptance rate!!! I am usually always able to accept guest. The acceptance rate just reflects the times that I offer guests the other room from the one they enquired about.
Brighton is a cosmopolitan, artistic, musical and dynamic city, with a fabulous mix of culture, history, seaside kitsch, bohemian open-mindedness and continental café culture.
Because it's such a fabulous place to live and to visit it means we are densely packed...like beans in a can! So, the street can be full at times, and the noises from homes around us can heard. Brightonians, like Londoners and anyone from a busy city are used to it. I'm very lucky, people always comment that they slept well and found the room peaceful and quiet but for those rare occasions/light sleepers there are ear plugs in the room!
It's the perfect base for exploring the south coast, London, and the south of England generally, and it is only twenty minutes from Gatwick, which is very handy for trips to France and the rest of Europe.
My neighbourhood is great. Right near the beach and the city centre but still quiet.
Buses to everywhere are 1 minute from my door, taxis whizz up and down the main rd near me so are always on hand-I can also ring one for you and walking is great as I'm only 10 minutes from most things!

The shower has instant hot water and loads of towels in the bathroom for you to use.
Please don't smoke in my flat and do clean up after yourself.
Oh, and please PLEASE don't get drunk and bring someone(s) home with you.

Maxine's place was exactly as advertised. Quaint, warm and charming. The location of her place was a huge draw for us and should be for anyone going to Brighton/Hove. Literally, you can walk anywhere and everywhere and have such easy access to all the delights of the area. Thank you Maxine.
Very close to the seashore with cozy bedroom and bathroom. There are many fantastic decorations in the bedroom and we spent a great time here. It's a shame that we only stayed a short night here.
We stayed at Maxine's place for one night and it was just the greatest. The room was furnished with more than we'd ever need, and Maxine was charming and incredibly helpful in accommodating our arrival and departure times. It's the best AirB&B experience we've had and wouldn't hesitate to recommend it or stay there again ourselves.
Great location, lovely room. Great communication too. Was a lovely vintage experience.
We chose to stay at Maxine's place after seeing the wonderful Brighton-esque decor advertised by her photos & as this was our first experience with air bnb, we were glad to pay less than the expensive surrounding hotel prices!
We overall, enjoyed our stay as it was cosy and very comfortable (especially the bed), except the photos of the double room we stayed in may need updating as the bed has a different frame, nowhere near as beautiful as in the photos and the sofa isn't the lilac one pictured in the advertising photo, it is a shabbier red one.
We didn't meet the host but were greeted with a note from Maxine & there was tea and coffee and a kettle in the room which was a homely touch. There was another couple staying in the other bedroom, and although we didn't really see them at all, we had to share a bathroom. This would have been absolutely fine but they used all but 1 of the towels, leaving myself and my partner with only 1 between us. We were happy that we had almost everything we needed, except the listing advertised that each room has a TV. Our room did have a tiny TV but it didn't actually work, we weren't expecting Sky channels but there were no channels at all. Maxine had left us her contact number if we needed help with anything during our stay, we contacted her to ask about the TV and got no response which wasn't very helpful, a little disappointing.
Overall i feel, for the money and location, it was a good choice but definitely could have been nicer with the tiniest of improvements made :)
I'm glad Danielle's overall experience was a good one and she felt it was good value for money.
As regards the bed, I have replaced the bed to one which is a king as guests felt that the vintage 4'6 one I had before was far too small. Similarly I replaced the grey sofa with a vintage one that works for a third guest.
Regarding the towels I'm sorry that they had only 1 towel between them! That wasn't fair and yes, I will be mindful of making sure that there is extra towels to allow for those who take more than normal.
And the tv!! I did receive a text regarding this and responded immediately with what would have been the problem (the arial had come out of the wall). I assumed Danielle had solved the problem but it seems she never got the text which has never happened to me before. I always have my phone turned on full when I have guests so that I can be as available as they want.
