Our flat is part of a typical Edinburgh tenement, close to the capital's main attractions in a bustling area in the east of the city. It makes an excellent base for weekend shopping trips, Edinburgh festivals & new year / hogmanay breaks.
There's a Scotmid supermarket, many bakeries (I recommend The Manna House Bakery) and other shops adjacent to the flat.
Nearby attractions (within 15 minutes walking time):
Holyrood Palace & Park, Canongate (Royal Mile), Omni Centre, Scottish National Portrait Gallery, Princes Street (East), George Street (East) & the Old Town.
Within 30mins walking time:
Edinburgh Castle, National Museum of Scotland, Princes Street (West), George Street (West) and the Royal Botanic Garden.
Many other shops, cafes, bars, galleries & museums are also within easy reach and Waverley train station is a 20min walk / 5min bus ride away.
The double bedroom is large (over 180 sq feet / 16.7 sq metres), plus there's a walk-in wardrobe offering lots of storage space. The living room is also a good size and has a sofabed for up to two additional guests (this is a sprung mattress sofabed which measures: H86cm x D226cm x W180cm). A fifth guest can be accommodated on a single fold-out bed (which can be placed in the bedroom or living room). There's a modern kitchen with washing machine & the bathroom has a brilliant power shower (with unlimited hot water!).
The flat is situated on the 1st floor of a traditional tenement building (no lift) and has been tastefully modernised, but retains many period features. There's free wireless internet and a hairdryer, towels & sheets will be provided at no extra charge.
Transport links are great. Parking on our street is free (a rare thing in Edinburgh!), there's an airport bus that stops on Easter Road, right next to the flat and Edinburgh Waverley train station is 20 mins walk away, or 5 mins by bus / taxi. A taxi from Edinburgh airport costs approx. £25 and a taxi from the train station costs around £7 in busy traffic.

The flat is really well appointed, a genuine home from home, with a very comfy bed, great shower, and a kitchen with all you need. Our trip was brief and didn't involve staying in very much, but we could not have asked for a better base. It would be ideal for longer stays. Its an enjoyable 15-20 minute walk into the centre of town or there are numerous buses. Thanks Rachael and Ricky for a lovely stay and hopefully I'll see you again.
This flat was amazing! We hired it out for 3 days over Hogmanay and had a blast. Rachael was fabulous to communicate with and gave us lots of tips for getting there. The flat was really great, and the kitchen/bathroom/living room were amazing! Fully kitted out. Rachael and Ricky had also left us a few little extras (which we really appreciated!) and heaps of maps and guide books. The location of the flat is great, supermarket literally a minutes walk away, bus stop from the airport right outside, and buses into town stop close by - although its a nice and easy walk into town. Thankyou Rachael and Ricky for making our stay so amazing, we had an absolute blast in Edinburgh! Highly recommend!
We had a lovely time staying at Rachael and Ricky's flat, it is warm clean and very comfortable, with everything you need right on the doorstep. Rachael was very welcoming and accommodating.
We had a slight issue with a power outage in the area whilst we were staying which blew one of the fuses in the flat. Rachael responded very promptly and came to fix the problem the following morning (she even left us a little patisserie treat in the fridge to apologise for the inconvenience, which she'd needn't had done, but we were very grateful for her extra efforts).

My husband and I were in need of a place for one night to see the Lion King at the Edinburgh Playhouse which is a very short distance from the apartment. We were in a crazy hurry when we met Rachael and I felt bad because we literally had 30 minuted to change and get back out the door. She was super nice about it. Her kitchen was great, I cooked dinner there that night and everything I needed was there. I did leave her a bowl of Texan made chili in the fridge.
The plus side: Centrally located, warm, everything we needed, nice fire place.
The negatives: super thin walls, the shower curtain was hard to navigate, the stairs up to the flat were a bit awkward.
Overall the apaprtment suited our purposes perfectly.
She as more than helpful and a very nice person. She left milk, tea and chocolates. She really took care of us.

My friend and I loved our stay at Rachael and Ricky's. It was great to come back after a day of shopping and walking to just chill out. The flat was warm, comfortable and clean. Great for an overnight stay or a few days in the city. I would definitely stay again!

We spent 2 nights in Rachel's beautiful apartment. The location was ideal for running around sight-seeing and going out. The bus connections were all great.
Rachael was very accomodating in meeting up with me and very helpful.
The apartment was incredibly well-equipped with coffee, tea, biscuits, milk and cereal. While we didn't do any cooking the kitchen is really well-outfitted.
The shower has great water pressure and was very comfortable. We had a great time with the fireplace also and it really warms up the room quickly. Rachael must have about 20 radiators in her place which is exactly what you want in Edinburgh to stay toasty!
The only real negative point we found was the sofa bed. The apartment is listed as accomodating 5 but the sofa bed isn't even a standard double, it was tiny and it's basically like laying on hard springs. Thankfully there were only 3 of us and we were able to use the single foldout bed Rachael provided. So I would say this place fits 3 adults (with one in a single bed) and maybe 2 small children.
There was a pretty big party at the neighbors house the night we were there which woke us all up around 4 but we're all good sleepers and went straight back to bed. You can't really prevent that from happening though and aside from that one experience the apartment was silent. Oh and don't burn any toast, the fire alarm is pretty sensitive!

We really enjoyed our stay at Rachael's flat in Edinburgh! It was very comfortable and spacious and had absolutely everything we needed-we couldn't have asked for better! The walk into the city centre was about 10 minutes and really quite pleasant - we found various routes and did catch the bus on a couple of occasions when it rained!
Rachael was very informative and communication was great.
Thank you to Rachael's mum who met us with the key and showed us around the flat on our arrival!
