Perfect Location: 3 Blocks from Lincoln Road (restaurants, clubs, bars, stores and banks), 4 Blocks from the BEACH, 2 Blocks from Espanola Way (latin's restaurants and bars), 2 Blocks from Washington Avenue (banks, groceries, bars, clubs and restaurants).
The building is close to the Park (tennis court, pool, basketball field, soccer field, baseball field etc...). You will be able to do sport really easily if you want to.

This was my 1st Airbnb experiences and I highly recommended. The apartment was very clean and spacious. Greg was very nice and accommodating. It was a short walk/cab ride to Lincoln Road and Espanola Way. Also, quite near the Convention Center which is the reason why I was in Miami Beach.
Please remember to bring your own soap/shampoo. I forgot I wasn't staying at a hotel and ended up buying everything locally. Overall a great experience.
Bryan's place is very peaceful. It is exactly how it is depicted in the pictures. Check-in was a little bumpy because I was not provided Pierre's number prior to arrival so make sure you get his information AHEAD of time if he is checking you in. Other than that there were some minor things (lack of face towels, lukewarm water in the bathroom, and very few English channels available to watch) but this wouldn't deter me from staying again. The location and the high speed internet trumped these inconveniences. Bryan and Pierre are both sweet. Thank you for letting us stay at your place.

easy to find with car. perfekt in a good area from mima beach (email hidden)r me,key look was not to understand..:-) penalty for me. a short message to bryan..and yep, 5 minutes later pierre arrive.
apartement have frindly nighbours and looks 100% like in pictures. all inventur what you need for a longer stay in apartement is ready.
ok, parking with car is easy and coast 15 buds per day.bryan was organice them very fast.thanks Bryan,also for the wine.
we can say we enjoyed every minute in PORTO VECCHIO.
with the peps where are busy with the appartements i can just say..respect, perfekt handling and is sure not allways easy klientel.

I have never seen an AirBNB host complain so much about not getting 5 stars on AirBNB. Somehow this person thinks he is not in the hospitality business - but he is. Although I found it hard to reach this person on the phone - I do find that he has plenty of time to complain about his guests on the review site - I presume it's anyone who did not provide 5 stars. This is definitely not a 5-star experience.
The fact is that James booked 2 apartments to us.
He wrote a first comment about the first place he booked for his partner Alex.
Alex was a wonderful guest, really polite, quiet and clean. He was happy of his stay with us and promised to come back soon. Alex also apologized to us for the attitude of James and for all the trouble he did about the fact to be really hard to reach, the call in the middle of the night for the lock box for no reason or especially when he locked out himself.
But James wrote on the wrong account and wrote his experience for the Alex one.
Here the copy of the message he wrote on the wrong account and that you can find on the BLUE DIAMOND studio that is also listed on our Airbnb account (with 36 other really positive reviews about us and our service).
"Had a nice visit. Arrived after midnight and departed at 6am so I never met Bryan. The apartment was well furnished and clean. Paint could use a slight touch up here and there. Took an hour to log onto WiFi until I realized the WiFi password was in fact all lower-case. This was compounded by the fact I arrived at 1am and was tired. Bryan got me parking passes, and left them inside apartment, and I left cash in return - all handled quite nicely. All in all - a nice stay"
So as you can see. Most of the message is positive, that he liked his stay and he admits by himself that the fact he arrived really late or leave really early did not help to meet.
We wrote back on his wall to give our opinion about him. We said that he is apparently a nice person (even if we just talked to him at the phone), was polite, and clean. But also that he has a kind of attitude and arrogance when he talks to you, and does not give a lot of care about the work of other people by thinking that is the only guest we have to take care of, not apologizing for the trouble he did or not respecting the rules of the place. He was also really hard to reach (while it was really easy to meet his partner Alex for the other apartment) and always try to reach you by text or call at midnight or 1am etc...
We suppose that he did not see the 189 other excellent reviews we have about all our apartments we have listed on Airbnb or the 99% rate regarding our communication for responding to all our request in less than 1 day...Neither the 5 stars we have for most all of our apartments in Airbnb...I mean all of that is easy to check on our profile or the profile of all the apartments we have here...Numbers and statistics DOES NOT LIE...;-)
We guess that James is the kind of person that like and find normal that he does make reproach to other but does not accept that other people make reproach to him. He probably just wanted to take his revenge forgetting that he said previously that the apartment and stay was good...;-)
We have 189 reviews and 98% of them are excellent. We also got 5 stars 98% of the time as you can easily see on each of our place, and especially about service communication and hospitality.

My boyfriend and I spent 6 nights at this property and our experience was underwhelming. Below are some basic facts you should know before booking:
•The apt is on the ground floor looking out into an alley.
•The kitchen knives are dull, the dishsoap diluted, the dish sponge bacteria-filled and there is no rack for drying dishes.
•The owner instructed us to do the dishes and remove the garbage daily to prevent cockroaches.
•We found a LARGE COCKROACH in the bedroom.
•There are no cleaning supplies to clean the counters, etc.
•The bed is very basic and you can feel the bedsprings.
•The pillows are quite large and firm.
•There is no washer/dryer.
•Basic cable (per the description) means about 6 channels.
•The wi-fi is not located in the apartment and therefore when the signal goes down you cannot manually reset it.
•There is no DVD player.
•Per the review below we were charged $15 per day for parking.
•Per the itinerary confirmation check-in time is flexible but per Bryan, if there is a same day check-out the check-in time is 4:00pm.
As for my personal remarks, I found the owner to be quite condescending in his communication. He kept referring to past comments or the quality of his past reviews rather than addressing the issue or comment at hand. However, with regards to the bugs and wi-fi he said that the apartment is exterminated once per month and that they will address the wi-fi issue. I actually never met Bryan but rather two different people who apparently work for him, even though he never mentioned someone else would be taking care of check-in and check-out.
On the plus side the location is great and easy walking distance to the beach, shopping, Whole Foods, etc. It was easy to both park our rental car and to take the bus as needed. If you are coming from the airport just take the 150 bus which drops you off a few blocks away. Other suggestions if booking are to bring your own soap, cleaning products and amenities. Perhaps have movies to watch on your laptop if you are looking for R&R on a rainy day.
We accept the fact that people may not like our apartments or service.
But here the problem is not about that. The problem is the Michelle attitude and personnality.
In front of you the first day. She is smilling and nice. The day after she becomes another person.
Here our answers to their complaints.
- She never asked or said that she did not want to be ground floor or not.
And Yes you do not have an Ocean view from the apartment. As 90% of the art deco building in South Beach...;-)...So, why did she talk about that? No idea.
•The kitchen and equipment are totally clean as shows the mark of 4.5/5 of our numerous previous guests and as you can read in main of their reviews...;-)...Of course, there is a rack (you just need to open the cupboard to find it...lol...No comment about the diluted dish soap (I mean seriously??? do you think we need need to save $2 to buy some...lol).
The sponges are all clean. If you really are paranoi about the sponge as her. You just need to open another cupboard to find all brand new sponges. They are still in the plastic cover...;-)
•We found a LARGE COCKROACH in the bedroom as she said / Of course if you leave food around the bed for days as she did you can have cockroach. As everybody knows there is cockroach in Miami. It is why we advice guest of not leaving food everywhere. As everybody knows (except Michelle apparently) cockroach is not a question of cleanliness (just need to do a quick research on (website hidden) to learn about it...;-)) but it is a question of food and water. Miami is a really humid city. They are looking for food and especially water it is why we gave the previous advice.
But as she said herself we do a pet control 1 a month. But what she forgot to say is that we did one just for her the day after she complained about the cockcroach she "saw" in the bedroom.
For each region its specificity. It is like ants in Costa Rica, Mosquitos in Mexico or Spyder in Australia. But apparently she has a problem to understand that.
•We provide toilet papers, paper towel, plastic bags, dish soap, sponge, cleaning product for WC and bleach...For other specific products the guests have to buy them.
•About the bed. Just look at the picture. It is a bed like thousands in the world. As you can read on the previous message. Nobody complained about the bed in the past!!!
•Yes you have Washer/Dryer...in the laundry room...lol...We never said in the description that it was located in the apartment. So, one more time no idea why she is complaining about it. She never asked us if the washer and dryer were in the unit or not.
•It is right. There is a basic cable in the apartment as clearly indicated in the description. But it means 30 CHANNELS. It is not our fault if she does not know how to use a remote...;-). If you do not believe us, you just need to call our provider Atlantic Broadband to see that the Basic Cable has 30 CHANNELS.
•Of course you have a WIFI router in the apartment but to find it you have to open the right drawer of the TV console (we will put a picture of the router to proof her...lol). Apparently she is so focus on the fact to make critics about everything without no reason that she does not take time to open drawers.
The internet works perfectly. We used the best internet provider in all South Beach.
But the most interesting part here is that we have 3 other apartments in the building and we did not have any problem with the other guests. Plus, to be professional we called a technician to come and check the signal and he told us that everything was good. It is funny that she did not mention it...;-)
•True, there is no DVD player, at any moment in the description we mention that there is a DVD player in the apartment...So, one more time why is she complaining?
•It is true you have to pay for the stickers. There is no parking with the apartment so we have to buy the stickers for our guests to park in the street BUT she knew about it because she asked for before booking with us.
•True the check in is between 3pm and 4pm when a guest leaves the same day. That has been clearly explained to her. Apparently Michelle does not know the meaning of "Flexible". It means that if there is no guest in the apartment she can check in early without any problem, or even really late too.
BUT It does not mean that she can check in at 10am if of course a guest leaves the same day at 11am as it is allowed.
By the way, she insisted a LOT to check-in at 12.30pm. We did our best to make the apartment 12.30pm as she asked for it (using 2 maids instead of one). We called and texted her many times to tell her that the apartment would be ready at 12.30pm...SHE NEVER REPLIED TO US and came at 4pm. Her only answer was "Yes I saw your messages but finally we went to eat". Did she told us about it? No! Did she apologize for not responding to us? No! Did she tell us thank you for being professional and made our best to give her the apartment on time as she asked us for? No!...That show the personality and the respect that she has for other people.
Moreover, I am now a booking agent, I do not do the guest service agent as in the past as my 2 bosses told her. But apparently it was a big issue for her. Seriously what is the problem if the guest service is done by me or someone else? We manage many apartments, so of course the guest service can be done by different people. But at the end the service provided is really good.
You just need to read the previous reviews telling how we are welcoming, friendly and even amazing host as some guests said...;-)...whoever is the guest service agent.
Some information important to know about her:
She tried to book outside Airbnb by giving her her email. That is totally forbidden by the website. She will be probably deleted by Airbnb because of that.
She also blackmailed us. She told us that she would wrote many complains if we do not give her a discount to compensate the Internet "issue" (that never exist) or for the cockroach (that she is responsible for...if it really happened, we will never know). Of course, we did not accept the deal. We have integrity!!!
We will not talk about the fact that she was always complaining about her "huge" problems at 11pm or even 1am by calling or texting us many times. She has absolutely no respect for the private life of other people.
Anyway, we trust in the intelligence of our future guests to see where is the truth. They just need to read the 23 other reviews to see who is telling the truth...;-)...You can also read the other 90 reviews of the 3 other apartments that we manage in the same building to have a definitive idea...;-)
Sorry for this long email but we had to clarify some points. We are generally lucky with our Airbnb guests. Most of them are really nice, smilling and really good guests. There are always 1 or 2 "special ones" in a year. It seems we already had them for 2014 with Michelle and Sal's parents...Hahahahaha...Unfortunately it happened twice consecutively and in the same apartment. But it can happen. At least now we are good for the rest of the year...;-)

I booked this place for my parents. This is a review on their behalf. According to them, the place was mediocre and the person they interacted with, Greg, was extremely rude and abrasive. He didn't answer his phone when they called ahead of time, and finally showed up late to the apartment. When Greg showed up and asked how are you, my father responded "not good". At this, Greg claimed to not be a puppy and basically demanded that his guests get over his tardiness because he has 40 other properties. This upset my dad more, and since he didn't really have experience with airbnb, he asked to cancel the reservation. Greg said "sure" and added that they would not get their $900 back. When my parents realized this, of course they decided to stay. But then, rather than addressing why his guests were upset to the point of cancelation on the first place, Greg basically made my parents beg him to let them into the apartment. The whole check-in experience was extremely humiliating for my folks and they will never forget the way they were treated. Their opinion on the place itself-- neutral.
Sal parents are liar, disrespectful and talk to people like they were their slave.
Greg was absolutely not late...he was 4 hours in advance!!!...When, they called him they were already at the apartment while it is clearly asked to the guests to call him before arriving to the apartment when they leave the airport to schedule the check in in the best way. As indicated on Airbnb, the check in time is 4pm. In order of not making them to wait for hours Greg told them that he would come for the check in in less than 15mn...He was there after ONLY 10mn. And all the complain starts from there!!!...To sump up: Greg came right away, made their check in with 4 hours in advance and they complained for those 10mn waiting while it is their fault because they did not respect the rules.
Sal's Dad is a really rude person, they talk about humiliation while they treat people with a lot of contempt, turning his back to you when you talk to him, looking at your shoes when he talks to you, he is an aggressive man, not letting you answering, (that is why Greg said he was not his dog). We are here to provide a service and we have 165 excellent reviews showing that we are professional, really welcoming and responsive...What do they have to show?...Nothing!!!...It is also interesting that there is no comment from them about the fact that Greg did all the necessary to provide them stickers to park their car in the 15mn following their entry, that we provided them (without they need to ask for) a second sets of keys for their son and took the keys to them at their restaurants to avoid them to wait for us at the apartments. Greg also spent 30mn with them to reply to all their questions about the neighbourood, parking situation, to help them to connect their phone and Ipad to the WIFI while they were not able to do it alone, or to take their bags to their car the day of the check out.
Regarding the cancellation policy. We still do not understand why they are complaining. They wanted to cancel because of the 10mn "waiting". They asked if they could do it. Greg said yes, because we are not going to force a guest to stay if he does not want. He just explained to them the rules that they did not know. It is a Strict Cancellation policy. If you cancel at the last moment and especially for a bad reason Airbnb does not refund you because there is no logical reason to do it. Airbnb can not refund guest because an host is professional enough to make a check in 4 hours in advance to help his guests...logical isn't it?...;-)
About the apartment, you just need to read the numerous other reviews to see that 98% of them said that the place is beautiful, clean, well located, quiet and all equipped!!!
We spent here one week between December and January. Location is perfect: very green and quiet area (even in New Year's Eve), but everything is just in 10 minutes by walk: beaches, best parts of Collins Ave. and Ocean Dr., Lincoln Rd, Espanola Way, even Whole Foods Market.
Brian is nice, very helpful and professional.
Apartment is exactly as it is on the photos - bright, spacious, clean and full of everything that you need for comfortable living.
Just one thing can spoil to you rest if your sleep is sensitive - garbage trucks come at 6.30 in mornings and are too noisy.
P.S. Keep in mind that cost of tickets for parking may increase up to $15 in high season.
Dmitry and his family are really nice, quiet and polite persons. The kind of guests we like to accommodate. Only good things to say about them.
We just want to provide some extra information about the garbage truck. This one pass only 1 time a week...;-)
Regarding the daily parking stickers. The price does not increase up during the high season. Usually the price is $10 but this time we had to deal with another provider and the price with this one was $15 instead of $10 with our usual provider.
Great location! Super cute place. Hosts were very friendly and flexible.
One thing to note - there is no free parking. Bryan found us guest street parking but it's an additional $15/day -- just something to consider. The beach, the grocery store, and evening entertainment were all within walking distance, and there's a bike share located across the street, so you might reconsider renting a car!
I stayed at Bryan's apartment for a weekend on December 2013 and had a really good time there. The apartment is right in the middle of South Beach, with everything (shops, restaurants, the beach) about 5 blocks away from it.
The apartment is very comfortable and clean, and although Bryan was very busy that weekend (as he himself said), we could easily reach him when needed. Also, he was very accommodating in terms of check out time, giving us enough time to get our stuff in order.
I definitely recommend to anyone looking for some fun times in Miami to rent with Bryan.
