The room is somewhat larger than the photo shows. It has a very large wardrobe, a desk and a good sized comfortable double bed.

The flat is well located for Wimbledon All Lawn Tennis Club.
An additional guest is fine for £15 extra per night.
I will only accept single night bookings at a higher rate of £40 for one person or £55 for two people.

HOUSE RULES/ GUIDELINES
Please follow the best you can and I’d appreciate it. Thanks
•SHOES OFF at the door please.
•Non-paying guests are not permitted in the property.
•Use of kitchen and cooking utensils/ cutlery is permitted on the condition that everything is PROPERLY cleaned after use. No bits of food left on my belongings please.
Please follow the RECYCLING AND FOOD WASTE (instructions are on the wall).
•When there is a sleeping guest, please KEEP NOISE DOWN after 11pm and LIMIT use of kitchen and shower after that time if it will disturb someone, including me.
•After showering, I’d appreciate it if guests could wipe or rinse the bath out, and RETURN THE BATH MAT to the side of the bath. More importantly, please CLEAN ANY HAIRS out of the PLUGHOLE. Thank you. I don’t charge cleaning fees which is why the rooms are so cheap here. Please keep that in mind. Most guests have not been cleaning up after themselves so far.
•WIPE DOWN kitchen surfaces and hob if they require it after cooking. Do all you own washing up asap.
•PLEASE DON’T store food in a bedroom. There are cupboards and a fridge for this purpose. Thanks.
On checking out, please leave the room as it was when you arrived, and leave the key on the table or shelves. Thank You!
No smoking in the house, obviously. If you have to smoke, it would help me if you could walk around the block to smoke as smoking in front of the door causes problems with the neighbours.
James was a great host: easygoing, kind and friendly. I was working at Wimbledon Tennis for a week and he helped me to work out the best route to get there, and gave me some tips about the local area. He also suggested the best route for me to take from the train station on the day of my arrival.
The flat is perfectly located for local buses and Wimbledon itself. I found the area safe and the local amenities are perfect: Tesco, Co-op and M&S just across the road!
The double room was perfect for my needs: it was warm, the bed was comfortable, and the extra storage space and wardrobe came in handy. The bathroom and kitchen are small but clean and have everything you need. Amazing power shower! I would recommend staying here.
Good, comfortable place. I enjoyed my stay here. Big room, warm and easy to find. Right next to Wimbledon Chase Station, 20 mins from South Wimbledon Tube if you are walking. Host is friendly but not intrusive. Kitchen and bathroom was clean and tidy. I would stay here again
Jackson shows all rules on Airbnb. The house is quiet and clean. It took us almost one hour to go to central London. So travelers who go to central London everyday need arrange the time, not miss the train.
I had a super stay at James' house. Everything was as advertised and James was an excellent host with loads of useful tips and valuable advice for someone visiting London. The bonus of staying at James' BnB is that you are within easy reach of all the attractions of central London and yet still be a peaceful neighborhood. It's also not everyday that you get to meet an author, let alone stay with one. The room is definitely great value and being positioned very close to Wimbledon Chase station (thameslink) and Wimbledon (including the underground) means a quick and painless transit to the center of London.
Would I recommend James' BnB? Absolutely, without a doubt!
I enjoyed my staying there. Thank you James! Everything as discribed so I felt very familiar with the place. House was in order so it is worth following the rules which are not complicated. We had a problem with internet and James sorted it out quickly and officially.
Location is superb in terms of convenience. Even if you don't know London you can easily find your way to and from there! Also it feels safe which is important for female traveling on her own. I would like to stay there again in the future.
Good experience with James, sharing his house. The room was clean and also the bathroom, kitchen, etc. Just a few minutes to Wimbledon station by bus and a few meters to Wimbledon Chase Railway on foot.
Good Quality/price relation, as expected.
James was really friendly and, although I arrived in the middle of the night, he made me feel really welcome. Would definitely stay there again!
