Cooper's Farmhouse is a serene luxury residence located 2 hours from New York City on the border of Pennsylvania and NY State in Shohola, PA. Shohola is Native American meaning peace and tranquility. This property is situated on 5 pastoral acres, overlooking the Catskills of New York. The Farm is a newly renovated 1866 boarding house which was historically used to board patrons of the former Shohola Falls Glenn amusement park which, in its hey day, brought thousands of people each weekend at the turn of the century. This luxury home sleeps a 12 people (this includes infants & children…we do not accommodate more than 12 total).
There is a massive gourmet kitchen-living area and a massive spa-like bathroom on the first floor. On the second floor there are 4 queen sized beds and 2 twin sized pillow-top beds in addition to two massive bathrooms. The third floor is the en suite bedroom, complete with a king sized bed and spa bathing room with a massive window overlooking the property.
You'll wake up to fresh pastoral country air every morning. You can hike, kayak, paint, cook or just do nothing! Afterall, we all retreat in different ways.
Nearby, in Barryville NY (4 minutes from Cooper's Farm), is a spectacular award winning country store River Market, which boasts a stupendous gourmet deli, antiques, old fashioned meat market, custard ice cream and specialty foods. The market sits on River Road which overlooks the historic Delaware River and is the host of Sullivan County’s “best of” farmer’s market located in the back yard of River Market (June-Oct).
Yes, most people get cell service here at the farm. Our high speed internet wifi will also keep you easily connected.
Once you arrive at the farm you will be greeted by your host and oriented to the home. Should you need advice on area activities there is a three-ring book at the house filled with suggestions and directions.
Please know that we attempt to accommodate reservations. The earlier you reserve the better.
Noise and Respect Agreement:
We are very committed to keeping the outdoor environment peaceful and respectful. Therefore, we need all renters to be committed to wrapping up all outdoor activities after 10:30 pm. If there are complaints about abusing this policy you will be asked to leave the premises. We need to keep the farm a pleasant and restful place for renters and surroundings.
Rate Structure (Please read carefully)
-2 night minimum required
-$400 per night for up to four guests, and an additional $75.00 per night for each guest thereafter.
-We max out at 12 people. Yes, this includes children....no exceptions.
-$3000 per week for up to six guests, and an additional $400 per week for each guest thereafter.
-Cleaning Fee: $175
If you'd like to host an event in our Etsy styled barn which has an additional fee and is not included in the farmhouse rental, let us know what event you'd like to plan!
Events in the Barn:
We host MANY events here. In the past we have had numerous weddings, yoga retreats, fundraisers, barn dances, concerts and parties. Our fully restored barn is an idyllic place to celbrate or meditate. ***There is an additional fee for use of this space depending on your event.
Farm/Event Rental Points:
-We usually only allow events 100 or smaller
event/barn fee is $3,000
-Weddings require a minimum of a 6 day rental of farm in addition to event/barn rental fee
-Renter is not allowed to use farm house kitchen as a production kitchen for the event..all food must be catered and brought on-site.
Caterer must supply insurance
-2 million dollar insurance liability waiver per event (easily and cheaply available on-line)
-Renter is responsible for portalets and trash removal.
-Renter will pay house manager for the day of the event to be present should any needs arise for problem solving ($200)
-No flame of any kind is allowed within the barn structure
-Music is to end by 11 pm the evening of event

-Renter must leave house and barn in broom clean condition upon departure

Cooper's Blue Stone Farm is truly one of the most charming properties I have rented through AirBnB. I spent four days in Shohola looking for some much needed rest and this was the perfect find. The house is beautifully decorated and Cooper's meticulous attention to every detail - from the perfect Santa Maria Novella home fragrance to the bed linens - really makes this a unique place. Every piece on the property seemed to be scouted from a local antique fair or one of his many world travels. The surrounding small towns are picturesque and ideal for an afternoon visit. The house is secluded and optimal for a quiet and relaxing weekend with friends and family. Cooper was a gracious host: helpful, attentive and very communicative given us tips on local restaurants and activities. This is a special place and as such comes with a few rules which are all quite reasonable. I look forward to our next visit.
I hosted a group of 7 of my closest friends for a birthday getaway at Cooper's home and was beyond thrilled with the experience! The home is such an amazing communal-driven space. We thoroughly enjoyed the bonding within the kitchen as multiple people can be preparing multiple dishes and everything is provided from pots to rustic copper pans to baking supplies... it was a dream! The rooms are spacious enough and the grounds are perfect for a game of kickball or just relaxing on the front porch. It was a wonderful escape and everyone left relaxed and re-invigorated.
This is a very well maintained, comfortable home with a great kitchen. I had a great time here with a group of 11 people; the space really lends itself to good conversation over group cooking. Additionally, the showers are great and we were able to comfortably sleep everyone in the house. My only negative comment is that the comfort and perks of this home comes at the price of being reminded ad infinitum of the rules. This obviously allows for this wonderful home to be maintained and rented to guests, but be aware that this is not for everyone.
Guest communicated well. Seemed to have some issues with rules of house which are explicitly stated prior. In his review I think he articulated it best that our property is meticulously maintained. This is done so by having guidelines for care so other renters can have the same enjoyment. A frat house it is not. If you're looking for that vibe this is not the house for you.
This really is a beautiful house and beautiful property. I was surprised how close it was to other properties though, which is why Cooper is so anal about the noise level, which I understand.
I have to say there was a tremendous amount of rules for this house; noise, bedding, furniture,potential charges,smoking etc...For all these rules and and specifics there isn't anywhere that states this is "Blue Stone Farm" like the sign reads (with no address) upon drive by. The above rules felt a bit uneasy at first but it proved to be okay in the end. My only regret was that Cooper didn't allow us a late checkout which was not very hospitable of him since we had friends taking a 3:30 train from Port Jarvis.
I would not return to this house because of the lack of things to in the surrounding areas. This is purely a relaxation place for old friends who want to cook and hang out.
Renter was entitled and expected late check out at last minute and failed to understand that as a landlord these things need to be planned ahead of time due to cleaning staff coming in. They struggled with rules of the house which is always a red flag for any landlord renting to a party. I would not rent to this party as a landlord again.
What an amazing farm! We had a fantastic time and will be back for sure. The house is impeccably decorated and it felt like we were a world away from NYC, not just two short hours. Would recommend to anyone, including those with the highest standards.
The house is even better in person! Everything was great and I hope I will have the chance to return. Plenty of room for all 12 of us and everything about the house was very comfortable.

I almost don't want to review this house because I love it so much that I want to keep it a secret! My girlfriends and I came up to the farm house for a girls' weekend and our experience was everything we hoped for. The house is stunning and impeccably decorated. The kitchen is a dream and next time we come up (and there will be a next time) we will make sure to cook more and take full advantage. Somehow the owners have managed to make the house seem upscale and special but still maintain a feeling of home and comfort. Cooper was so nice and easy to get in touch with. He takes pride in his property and it shows. We will be back for sure!
Our stay at the house was perfect! The property is beautiful and exceeded our expectations on every level. We would love to stay there again.
