3 bedrooms with high ceilings sleep up to 6 people: two BR with double beds, one with bunk bed. All have large windows, wooden shutters. Two BR have wrought iron balconies.
Big, beautiful kitchen/dining area: 40 meter space with picture window giving onto garden, fully equipped with top quality dishwasher, microwave, stove, oven. Large table seats up to 8 people.
20 meter living room with high ceiling: 2 sofas, 80'' screen TV, game console, free WIFI, stereo, piano.
Separate laundry area: washing machine, clotheslines.
300 meter garden: large trees, grass lawn, brick patio, child's swing, vegetable patch, wooden picnic table and chairs, seats up to 8. Parking space, bikes available.
Zone: Montpellier. Neighborhood: Town Hall (Nouvelle Mairie /Moularès/Aiguerelles). Less than 10 minutes by tram, bike or car from historic centre, (museums, opera, shopping, restaurants) 10 minutes from the beach (Palavas) by car or 20min by tram (Carnon).
Tram stop across the street (city center tramline no.4)
Pharmacy, grocery, bakery in close proximity (300 – 400 meters)
Large park with indoor/outdoor swimming pool, football fields, jogging path, picnic tables, ping pong garden, 1 block away (200m).

Guests have full access to upstairs of duplex house and private 350 sq meter garden. No shared space whatsoever. Owner is largely absent but may occupy small, separate studio on ground floor to water garden, walk dog, etc. The neighboring part of the duplex house is both downstairs and in the back, so there is no direct contact with neighbors, no common areas, i.e. separate entrances, gardens, no shared space, no visibility.
Interaction with Guests
Owner is available on an as needed basis. Often travels for work but may sleep in studio apartment on ground floor, or come to water garden, walk dog. Your use of the garden will be 100% private, not shared. However the owner may be visible to you out the window as he comes in or goes out.
Other Things to Note
The garden contains a vegatable patch, grapevines, some flowers and fruit trees, as well as larger shade trees, a grassy area, a gravel area, patio, picnic table and lawn chairs. It is great for relaxing in, having meals, and very gentle play by young children. It is not appropriate for ball playing, loud parties or other high energy activities as this may impact the plantlife or disturb the neighbors. (A large park with play and sports equipment as well as jogging paths and a public pool, is only 200 meters from the house).
No smoking whatsoever indoors. You may smoke in the garden.
Please refrain from loud noise or ball playing.
There is an extremely gentle, calm Labrador living on the property (he has a doghouse at the end of the garden). Very docile with children.
To avoid a cleaning fee of 120euros, please leave the house as clean as you found it.However if you decide to have us cleaning it for you,let us know the day before your departure.
