Welcome to Nemi Eco Villa — a one-of-a-kind 6-bedroom luxury retreat with panoramic ocean views overlooking Puerto Vallarta. Thoughtfully designed using upcycled shipping containers, the villa blends striking modern architecture with the natural beauty of Mexico’s Pacific coastline.
Each guest suite features its own private terrace and plunge pool, offering the perfect balance of privacy and shared experience for groups traveling together. Expansive indoor-outdoor living spaces, tropical surroundings, and stunning sunset views create an atmosphere that feels both elevated and relaxed.
Your stay includes a fully staffed hospitality experience designed to be effortless from arrival to departure. The villa includes a private chef, bartender, daily housekeeping service, and a dedicated concierge available to coordinate everything from airport transportation and excursions to spa treatments, yacht charters, restaurant reservations, and grocery stocking.
Daily breakfast and lunch service are included with your stay. Optional private dinner service is available for an additional fee. Guests are responsible for the cost of groceries and beverages, along with a fixed daily staff gratuity based on group size:

Nemi Eco Villa is fully staffed to provide a seamless luxury hospitality experience throughout your stay. Our onsite team includes a private chef, bartender, and housekeeping staff dedicated to ensuring your visit is comfortable, relaxing, and memorable.
Daily breakfast and lunch service are included with your stay. Optional private dinner service is available for an additional fee. Breakfast is typically served no later than 8:00 AM, and dinner service begins no later than 7:30 PM.
Please note that staff services are unavailable on Sundays and Mexican federal holidays unless otherwise arranged in writing prior to arrival. Specific staff schedules are available upon request.
FOOD, BEVERAGE & SERVICE CHARGES
Prior to your arrival, your dedicated concierge will contact you to coordinate meal preferences, dietary requests, and beverage selections to ensure the villa is fully stocked before check-in.
Our team handles all grocery and beverage shopping on your behalf, allowing you to arrive to a seamless, fully prepared experience. Your private chef will prepare meals using the ingredients and selections you request throughout your stay.
Rates do not include the cost of groceries, alcohol, or gratuities. Guests reimburse the villa for all grocery and beverage purchases prior to departure. We do not add markups or service fees to groceries or alcohol — you simply reimburse the exact amount paid at the store.
To make your stay effortless, our staff will shop once daily for requested food, beverages, and meal preparation items. A 2,000 MXN shopping/service fee will be added to the final invoice to cover transportation and fuel costs associated with grocery runs.
Meals are served family-style, with the same appetizer, main course, and dessert prepared for all guests unless dietary restrictions or allergies are communicated in advance.
GRATUITY & DINNER FEES
To ensure transparency, a fixed daily gratuity and any applicable dinner service fees will automatically be added to your final invoice and must be settled prior to departure. These charges directly support the chef, bartender, housekeeping, and villa staff who work together to provide a high-touch hospitality experience throughout your stay.
Daily Staff Gratuity:
1–3 Guests: $75/day
4–6 Guests: $100/day
7–9 Guests: $150/day
10–12 Guests: $180/day
Private Dinner Service Fee:
1–8 Guests: $100 per dinner
9–12 Guests: $150 per dinner
Unless otherwise agreed to in writing prior to arrival, all gratuity and dinner service fees are mandatory and included on the final guest invoice.
SECURITY & GUEST ACCESS
For additional peace of mind, optional overnight security services are available for an added fee.
To maintain a secure and private environment for all guests and neighboring residences, only registered guests with valid identification (passport or government-issued ID) are permitted access to the villa after midnight. All villa entrances, including upper and lower access points, are secured nightly.
NOISE POLICY & GATHERINGS
Nemi Eco Villa is located within an upscale residential community, and we kindly ask guests to respect the tranquility of the neighborhood. In accordance with Neighborhood Association guidelines, loud music and excessive noise must conclude by 10:00 PM.
During daytime hours, music may be enjoyed at a respectful volume using the villa’s integrated sound system. External speakers and amplified sound equipment are not permitted.
The villa is designed for luxury group stays, wellness escapes, and memorable gatherings — however, it is not suitable for late-night parties or high-disruption events. Unregistered visitors are not permitted, and maximum occupancy is strictly limited to 12 guests.
Violation of house policies may result in security deposit forfeiture, immediate termination of the stay, or eviction without refund.
POOL GUIDELINES
For the safety and comfort of all guests, glassware is not permitted in or around the pool areas.
HOUSEKEEPING SERVICE
Daily housekeeping service is included to ensure the villa remains clean, comfortable, and beautifully maintained throughout your stay. Common areas and guest suites are refreshed daily, and linens are replaced regularly as needed.
Additional charges may apply for excessive cleaning, damage, or missing items.
