The space
Home and outdoor space ( pardon our dust as we are renovating the exterior for a more enjoyable future guest experience) (Note these renovations do not impact the interior of the property, nor will there be any workers present while guests are staying) is yours to use, not to include the garage, or basement. Please note there is both a bath tub and shower.
Upon arrival you will utilize the back entrance (remote entry via lockbox) which leads you into a mud room, fully furnished with bench seating, boot tray, antique hall tree (courtesy umbrellas for that occasional rain shower) and a tourism area stocked with all the latest brochures from the Skaneateles Chamber of Commerce. Now you will notice a large eat in kitchen, fully furnished with all full sized major appliances, to include a dishwasher, double oven, microwave and refrigerator and freezer (note ice trays are provided). Cooking is with great ease, fully equipped with baking sheets, mixing bowls, Mackenzie Childs pots, pans and utensils. Syracuse China dinnerware service, full glassware set, silverware, Keurig Coffee maker (help yourself to coffee pods and selection of teas and coco). Other small appliances such as a toaster, can opener are provided. Equally you will find various kitchen items such as paper towels, cleaning supplies, fire extinguisher, first aid kit, sewing kit. Should you need a broom or vacuum they are tucked in the kitchen closet. Unfortunately, we do not offer an iron or ironing board at this time. The bathroom is adjacent to the kitchen. The Livingroom is off of the kitchen area and offers both a sofa and love seat, coffee table, end tables and lamps. A television equipped with a fire stick and WiFi is also available and all passwords are shared in both your welcome message as well as on an easel located on the kitchen counter. You will access the designated bedrooms adjacent to the Livingroom. The master bedroom is located on the first floor and there is a closet area, which includes a vanity. There also is a slipper chair, full length mirror, wall lighting and side tables, 2 dressers and a linen chest at the foot of the queen size four poster bed. The Sun porch is located off of this bedroom. The two single rooms are located on the second floor. Please note since this is a converted farmhouse you will access the upstairs through the master bedroom. If you are very concerned about privacy of those who are staying with you, perhaps this is not the home for you. It is more open and is similar to a hotel. There are doors on the upstairs bedrooms and they are private spaces. There is a landing area purposed as a sitting area. Both bedrooms are equipped with twin beds, dressers and side table, along with bedside lamps and oscillating fans to compliment the central air conditioning (which guests are able to control). One room is further equipped with a closet. The rooms are all purposed to maximize the overall space of the guest home. The second floor stairs are equipped with hand railing. The stairs have been noted by some guests to be steep. Should stairs be an issue for you to navigate, please take note of this as we want all guests to have an enjoyable experience. Our Home is fully carpeted to exclude the kitchen and bath which are ceramic tile. The mud room is laminate flooring as is the sun porch. The sun porch has patio furniture with cushions, table and beverage cart. We hope you as our guests enjoy your stay!

This is a strictly non-smoking and non-vaping home. Violation of this rule will result in a $500 fee minimum, with up to $5,000 in charges assessed if smoking causes lingering odor, damage, or interferes with future guest bookings. This includes the cost of professional cleaning, odor remediation, and lost revenue due to cancellation or compensation of affected future guests.

This includes all indoor spaces, the yard, driveway, porch, and any outdoor areas. Guests who violate this rule will incur a minimum $500 fee, with up to $5,000 in charges for any costs related to cleaning, odor remediation, damage repair, or lost revenue due to impacted future bookings. Evidence of smoking or tobacco use on the property will be considered a violation of this policy, regardless of location. If you or your guests are smokers, please refrain from booking our Airbnb.

We do not allow animals or pets of any kind on the property. Violation of this rule will result in a $500 fee minimum, with up to $5,000 in charges assessed if pet presence results in damage, allergen remediation, or affects the comfort of future guests. Additional cleaning costs and booking impact will be billed accordingly.

Note it is illegal in New York State to claim a pet as a service animal and any person found doing so will be reported and legal action taken at the full expense of the guest. This will include and not limited to any litigation, Attorney’s fees, filing fees, travel expenses and any other costs associated with the pursuit of this action. This is understood by guest and a condition to the rental agreement.
We welcome our guest who have special needs and who require the assistance of a service animal, however for the safety of potential onsite emergency workers and too overall property management require disclosure of any service animals on property when booking. We do not discriminate based upon this need and only want to be informed for safety of guests and staff.
Any damages resulting from the service animal and/or guest will be the sole responsibility of the booking guest should it be different from the service animal handler, owner.
Absolutely no business activities are to take place on the premises, to include but not limited to running a cryptocurrency business such as rigging, mining etc. or any other type of business.
