You will have plenty of cafes, restaurants and bars at walking distance (place garibadi, cours saleya, vieux nice). The apartment is a few minutes walk from the beaches (Promenade des Anglais): 400 meters, the place Massena, the tram and the many buses leading you to Monaco and Cannes.

Getting around by bus/tram/train is really easy. Everything is at walking distance.
from the airport: take the bus 98 up to "lycée massena". if you take the taxi, it's about 35 euros.
from the railway take the tramway (direction: hospital pasteur), and get off at stop station "cathedral -vieille villa"

Le charme opère dès l'arrivée sur cette place St François à l'authenticité toute sudiste. Ensuite, pris en charge par Myriem et la dynamique de son sourire, nous gravissons allègrement les 5 étages, escalier dont le bois dans ses craquements subtils semble déjà nous narrer à l'oreille l'histoire de ce vieux Nice. La porte s'entrouvre, et on se sent déjà chez nous. Rien d'ostentatoire, tout est à sa place, et chaque objet, chaque élément à la sienne. Myriem nous confie avec grâce les clés de ce petit bonbon Niçois, et nous voilà prêts à passer 4 jours, dans notre petit palais blanc et bois clair dans lequel rien ne manque. La petite terrasse est l'ultime fruit confit sur le gâteau de cette belle adresse. Nous sommes rentrés à la capitale les yeux emplis de doucereux souvenirs, la nostalgie nous gagne parfois en repensant à cet attachant nid d'aigle Niçois, je devrais dire nid de Goélands, tant par leurs cris et leur insolente présence, ils constituent la plus belle des bandes sons au film de ce séjour inoubliable, quand 7 heures sonne au clocher et que les oiseaux sont les premiers à s'impatienter de l'ouverture du marché. We have just returned from our trip to the south of France and stayed at Marianne's apartment during mid August. We couldn't have been more satisfied. The apartment was clean, bright, spacious and well equipped. Only drawback will be for those who need a lift in the building as there is only stairs to the fifth floor. But for us it was worth the effort. It was a located right in the Old Town, minutes away from the beaches, boutiques and next to the fish market and the best boucherie in town! We had breakfast on our little terrace soaking up the local atmosphere.
We took the bus 98 directly from the airport to near the apartment. Miriam (who helps Marianne), was lovely and friendly, met us and took us to the apartment and explained what we needed.
Would reccomend staying here if you looking for that Old Town location and atmosphere!
I have just returned to the UK after a wonderful break, one stage of which was staying in Nice at Marianne's flat . As other reviewers have mentioned, the haul up to the top flat was a challenge but worth it especially as there was unexpected air con in the lounge area! The flat was exactly as depicted in the photos and we loved having breakfast on the little balcony in the mornings! Ideally placed for transfer to and from the airport but within 2 minutes walk of the bus, it felt like a different world! Old Nice, and Marianne's' flat, is the place to stay!
Flat was very well situated, in the centre of the old town and within easy walking distance to all the best sites of Nice including the Place Massena, seafront and the Cours Saleya. This was particularly good as we enjoyed many a morning walking to the market to buy fresh produce for breakfast and picnics. There was also a fish market each morning near to the flat which my partner found fantastic. It truly felt like being in the centre of everything and living with the locals but at the same time within close proximity to tourist hot spots. There are two supermarkets extremely nearby which is very useful. We were not prepared for the many stairs coming from a bungalow however walking them every day was certainly good for our health in hindsight. The apartment was clean and spacious, perfect for a family of 3-4, we were in particular impressed with the large size and comfort of the beds. The table was a little scuffed along with a few other pieces of furniture but on the whole it is a fantastic place to stay. Couldn't have asked for much better. Marianne was always easy to contact and of great assistance. It is very likely we will return one day.
Was met by Marianne's lovely friend Myriam who kindly helped us into the apartment (up many stairs). The apartment was just as pictured: clean, light and with a pretty view. Enjoyed our stay and had no problems at all.

Apartment was very clean, comfy and impressive. Very modern apartment and absolutely enjoyable to stay in.
Don't think we could have chosen a better location.
Great flat which is exactly the same as in the pictures! There's a supermarket around the corner and it's in such a great location in the old town. Arrived on a Saturday night and the streets were busy with bars and restaurants open late. The bedroom is located at the back of the flat so none of the noise from the street reaches it - very peaceful.
Only drawback is that it is on the 5th floor so there are a few steps to climb to get in.
