The space
*You have your own private bedroom and private bathroom with a PRIVATE ENTRANCE for self check-in.

*Parking: Street parking / curb side parking only (during the daytime).
There might be parking spot on the driveway after 8PM (subject to availability).

*Room is small cozy - newly renovated, non-smoking.
*Fit 2 adults maximum. Fit 1 adult comfortably. Some may feel space is limited!

*NOT suitable for kids under 12 years old.

**This room is INSIDE a small front guesthouse. It’s CONNECTED to and shares walls with the front guesthouse.

*It has its own private entrance. NO access to the front guesthouse.

*Walls are THIN and since it’s connected to the guesthouse, please expect some low noises from normal living activities, although it should be quiet most of the time and we have installed sound-proof panels on the wall.

*Self Check-in: you can check in with the code ANYTIME after 3PM

*Self Check-Out: just lock the door and leave ANYTIME before 11AM

*15 to 20 minutes drive to Disneyland, OC beaches, etc.

*5 minutes drive to Little Saigon.

*Complimentary Instant Coffee, Snacks, Fresh Towels, Basic Toiletries

*Fast reliable WiFi .

*Inside the room, you have your own: Queen bed, small walk-in closet, window AC, space heater, Air purifier, minifridge and mini microwave.

*NO TV (Sorry!) *NO Washer/Dryer

**NOT 420 friendly**

*Cigarette smoking is permitted outside in the shared backyard

***This bedroom is great for business/adventure travelers who just needs a place to sleep and shower and be on the go.

***We have 2 other private rooms at this same location that is very similar in design, and it is separated from the front guesthouse but it still shares walls with one another.

***Be advised, our backyard is under construction currently and therefore, please expect some unpleasant surrounding area around your room, loud noises and dusts. Our room price has been discounted for this inconvenience.

**IMPORTANT NOTE: We’ve discounted the room rate due to the current construction activity in the backyard during your stay. The Airbnb room itself will not be affected; however, there may be construction noises or dust during daytime hours (7AM-5PM). We want to be fully transparent and appreciate your understanding.

***We DO NOT allow “third party booking” per Airbnb’s policy. Please don’t book on behalf of someone else.

*** If the AC were left on running while you are away, we will turn it off remotely without asking for your permission first. PLEASE help us to keep our room price reasonable and help protect the environment, SAVE ENERGY!

*We are NOT responsible for:
- any injuries/ illnesses that occur while you are on the premises
- loss/damages of your car or belongings
-any items left behind after check-out

*Each guest will be provided with 1 towel set (1 bath towel-1 hand towel-1 washcloth) for FREE. Extra sets are available upon request and cost $5/set.
