Immaculate furnished home in a wonderful Manhattan Beach Tree Section neighborhood. West of Sepulveda, .5 mile walk to sand and ocean. Sleeps 2-3 people.
A fantastic 1 BR 1 BA Manhattan Beach house just .5 miles to ocean's edge. It's been remodeled and updated but still carries the flavor of an original Manhattan Beach cottage. This is a perfect spot to visit LA, its beaches, and hang out for 1-3 persons. **With special request we can open the twin bedroom with private bath upstairs and for an additional fee***
The house is two stories but we lock off the master suite upstairs; the guest has the entire downstairs and all the wonderful amenities of the home. Included is a bedroom with a queen bed and a full bathroom with Jacuzzi tub. There is an office, a TV/hang out room, a kitchen that overlooks a small living room with fireplace and dining table. Front yard has pretty garden with a small koi pond. Back porch is a great eating porch. All decor is contemporary beach and the home has a great feel to it and is quiet and peaceful.
House is well maintained with all amenities needed from linens to full kitchen. Kitchen has a professional DCS range. House has HD TV with DVR, Internet, Phone with local and long distance. Every other week cleaning service for long term rentals. House also includes a fireplace, jet jacuzzi tub in the bathroom, central heating, ceiling fans, travertine tiled floors.
Parking is street parking and plenty of that.
Location is fantastic. 10 minutes to LAX and all major shopping within 1.5 miles. Downtown Manhattan Beach is .9 miles. Manhattan Beach "North End" with bars, cofee, shops, massage, yoga is just .25 miles. Again ocean is .5 miles and walking.
House does not have an ocean view but again it is just .5 mile walk to ocean edge (6 blocks to sand edge) and sits in the "tree section" about 2 blocks from sand dune park. Neighborhood is VERY safe and home is very quiet! This home is mine and I have lived here for 15 years. We are temporarily living in another city for work reasons and will be back one day but want others to enjoy this fantastic home. We are great hosts and will help you get acclimated on your arrival. Although we want you to have fun, we also want to emphasize that this house sits in a residential neighborhood and our neighbors are families and working people- that being said- this is not a party all night house!! We ask that the noise rules be adhered to and 10 PM- 8 AM is quiet time/shut it down time or take it to the bars or elsewhere!
Manhattan Beach is an incredible place. It is known for its active outdoor life style including surfing and beach volleyball. Bike paths, beaches, running paths all part of the small community. Main downtown area has amazing shops, bars, restaurants. Manhattan Beach public schools are all rated "10" and the community is very active and involved. A great family town. And, although only 30% of Manhattan Beach is single, it ranks as the "Best US City for Rich Singletons"- so it is a great place for family or singles :)! Manhattan Beach is one of a kind and truly spectacular!
The house is left so that almost everything is free and clear of personal affects. The closets and dressers are empty so guests feel like this is their space during their stay. Upstairs is not available to the guest unless agreed to by owner.**With special request we can open the twin bedroom with private bath upstairs and for an additional fee***

Just a lovely location! 3 blocks walking to coffee, pubs, restaurants, gym, yoga. 6 blocks walking to sand and surf. 1.1 mile to Manhattan Beach Pier. 8-12 minutes to LAX airport. 8-14 minutes to all major freeways. All major shopping within 3 miles.
There is a bus stop less than 1/2 block away. We do recommend a car however if one is trying to see Greater Los Angeles. Bikes may be rented down near Manhattan Pier and would provide adequate transportation locally but there are some small hills.
Other Things to Note
Parking is plentiful street parking and is limited between 12 and 2 PM Tuesday's and Fridays.
Rosecrans Manhattan Beach House
Welcome! We are happy to host you and want you to have a comfortable and enjoyable stay. This house is typically used as a primary residence so we just ask that our guests respect our house and our neighbors. If there is anything that sounds, smells, or seems broken or not working or in emergency status please call Neva at (phone number hidden) or Dicky at (phone number hidden) immediately.
Main House Rules:
•Please use the front door and Rosecrans Ave as your primary entry door.
•No smoking in the house or on the back porch. Any legal smoking may be on the front brick patio area only please.
•Please use 10 PM to 8 AM as quiet time or take it to the bar time. Our neighbors’ house and primary bedroom windows are just 7’ from any window in the house and everybody has a job and/or young family. The bars and restaurants on Highland and Rosecrans Ave are open and just a short walk and a great place to celebrate.
•Please remain sensitive to the back porch eating area because a guest lives in the back apartment adjacent to the porch as do our neighbors Shelley and Brad. We ask that 9 PM is quits on the back porch. Please respect this rule- we have not had any issues to date.
•Check-out time is Noon sharp because of cleaning schedules.
•The “break-it, take-it” rule is in effect and is simple- if you break-it or take it- it will be charged back to you out of your deposit or you may choose to replace it. Accidents happen so just let Neva know. Prices charged examples include:
oSheets and any part of sheet set $100
oDown comforters $200
oPlates and bowls $10
oAny damage to either sofa that cannot be cleaned professionally will be charged at full replacement cost of the slip cover which is approximately $1500 (Restoration Hardware and Quartine)
•Several beach towels are provided in the cabinets by the front door. Please use these vs. bath towels if heading to the beach.
•Please leave any trash and recyclables in the trash cans in the rear alley. Grey is trash, blue is recycles, and green is organic.
Water of Yard and Garden and fish:
•Dicky, Neva, or Joe will be by almost daily to water. The yard gets a full sweep around 3 PM on Thursday or Friday.
Rosecrans Manhattan Beach House
•Check Out is at 12 Noon sharp please.
•Please leave (3) keys on the butcher block center island in the kitchen with the front door unlocked. You may text Neva at (phone number hidden) as you leave the property.
•Please leave the house in as like condition as when received with the exception of dirty linens and basic cleaning. The guest is charged a $250 linen and upholstery and basic cleaning fee.
• Basic cleaning is considered light wiping, basic cleaning of the bathrooms and kitchen, and light vacuuming. Significant dirt, stains, debris, odors, etc are considered non-basic and will be charged at a $100 an hour and/or the cost to repair the house back to its original condition.
•Any dirty linens or towels may be placed in a pile in each room.
•Please clean your dishes and start the dishwasher before departure. If guests do not clean their dishes the above cleaning fee rate will be incurred.
•Please make sure all trash and recyclables are removed from the house and placed in the trash cans in the alley.
•Please make sure lights and TV are turned off when departing.

About the Host, Neva
I am a former US Team cyclist and I am now training with Blind Visually Impaired Paralympic athletes on the tandem bicycle; I am the pilot. I love being outside a lot! Beaches, Mountains, Sun, Snow- its all good. I love to travel. Favorite recent trip was traveling around the United States in a 16' Airstream for 8 months. Not adverse to main stream hotels but I traveled for work and spent the night in them for many years and would prefer to stay in unique and more intimate places. I think AirBnB is a fantastic alternative to traditional travel!
