A cozy studio, with a queen bed, full kitchen and own bath. Located on a pleasant shady residential street one block from the beach. Its it located in the Punta Las Marias area which is centrally located between the condado and isla verde areas-about 5 minutes from airport. Internet, cable and on street parking.
This studio is located adjacent to the owners home. It is newly furnished, all bedding, bed, and mattress are brand new. The apartment is very clean and furnished with all the comforts you need. Brand new A/C . It is within walking distance to grocery store, drug store , restaurants, bars, watersports schools, and public transportation. We provide the basic kitchen spices, olive oil, coffee. We also have an extensive DVD collection for your enjoyment. Lovely little sitting area outside the front door, a great place to enjoy an afternoon cocktail, or to BBQ.
I also have beach chairs, towels, coolers, and snorkel gear for your use during your visit.
This really is the perfect place to launch your Puerto Rico vacation.

It is a quiet residential, beach side neighborhood. There is a nice beach 2 minutes walk from the property. Close by there are several bars and restaurants and many more a little further out in all directions.
There is a bus stop about four minutes walk from property. The heart of Condado is a 20 minute walk or a short bus ride. There is plenty of parking out front-I recommend renting a car. It is nice way to see all of the island and metro area. The airport is a 5 minute cab ride-very close.

As of Jan 2014 we no longer provide bikes. This studio is part of a family home. It is located in a quiet neighborhood. There are no loud parties or gatherings allowed. No non paying guest allowed overnight. This is a studio that we use for our family also. Please treat the apartment with respect, return everything that you borrow. Please help us to conserve energy and keep our prices low, when you leave the studio, please turn off all lights and A/C.
There is no phone land line. The Studio only accommodates two people enjoy!
The studio was nice and cozy and my son was comfortable and that was the most important thing for me. Everything was clean and comfortable, and we genuinely enjoyed our stay. Mike was even kind enough to let me stay a few hours extra to make sure we could shower and change after going to the beach before our flight. The location is great as well, you are close enough to everything but far enough not to get caught up in the touristy ambience.
Description was accurate, the apartment literally cozy. Mike and Tanya left us cold bottles of water, soda, and beer in the fridge which was great since we didn't check in until a day of wandering old San Juan and were thirsty.
The apartment was a little on the small side but given its location it didn't really matter. Getting in was easy and the instructions were clear. Shower was nice, and AC was great. Plenty of towels, and paper towels. Cable TV.
Best part there was ALWAYS parking out front which made it that much better.
For the money this is your best option in San Juan -- we would definitely recommend it! Thanks Mike and Tanya!
Mike was very responsive throughout the planning of our trip and upon arrival. The studio was small but clean, good for a couple. As the listing says, you definitely need to rent a car, even just to get around San Juan. The studio is very close to the beach at Ocean Park, which is beautiful. The only issue we had during our stay was the lowered water pressure by the local government (Puerto Rico is experiencing a drought), which left us with a drip for 1.5 days. The reduction itself was out of the host's control, but we didn't receive any notice that it would be happening. One taxi driver told us that each neighborhood is notified regarding the rationing ahead of time, and, with some anticipation, we would have bought a few gallons of water for a sponge bath. Overall, a great place to stay if you have a rental car!
I apologize about the about water rationing issue. We were supposedly in area exempt from water rationing- because of which reservoir services us- plus we have a 400 gallon back up cistern. The first water rationing to our area came during your stay and caught us both by surprise. I apologize. We are adding additional capacity to our cistern and each studio now has 5 gallons of 'emergency' water.
Mike and Tanya was very responsive with questions. They arranged it so that I can check in myself without any issues. As for the place, it is as described; close to the Ocean beach, in the vicinity of Condado which is fancy part of city with casinos, and bars.
The neighborhood can be a bit loud periodically from passing cars playing music, at night, especially on the weekends, but it comes with visiting Puerto Rico, where even Church activity involves music playing from numerous big speakers on cars.
Only advice, which is not about Mike's place, is to rent a car. Puerto Rico has a lot to offer in different parts of the island.
Overall, it is a good place.
Checkin - Very easy, we landed late in the night, had no problem renting a car and driving up to the studio, parking it right across from the studio and entering the studio.
Listing description - very accurate, it was exactly as promised.
Neighborhood - we weren't walking around the neighborhood at any point, mostly only driving, but it seemed quite safe. We didn't explore the neighborhood as we were exploring old San Juan, Vieques and El Yunque.
Overall - a very pleasant seamless experience. It seemed as if the hosts have been doing this for a while and had all things covered (instructions, etc).
I greatly enjoyed staying at this studio. Everything was in order, very near a bus station, and 2 mins from Ocean Park beach. The orientation binder they provide with information, brochures, and maps was particularly helpful, as well.
