House Rules

We ask that you leave the property and its' contents in the condition that you found it. This is by no measure a new, sterilized environment, it is a 60 year old farmhouse with great character and charm. It is "old school" in every sense of the world, and absolutely lovely because of it. It is a secluded property so you can play, make some noise and not worry what the neighbors think. But it is a place for nature loving people, a place for people that don't mind rustic living, and a place for kids and imaginations to run wild.

THIS IS ABSOLUTELY A 100% NON SMOKING RENTAL. We request outside smokers to collect and dispose of their cigarette butts. Filters are not bio-degradable becoming litter on the lawn which is no fun for anyone.

RISK/LIABILITY WAIVER: ALL GUESTS RENT AT THEIR OWN RISK. Owner is in no way responsible for any health, physical or emotional damage or hardship resulting from rental or residency of the property. Primary renter assumes all liability for the entire rental party for up to but not including: any injury death, theft, financial, emotional, physical or hardship that may arise during residency or result of residency. Locked rooms are for Owner's storage and are off limits to Renters and renter party.

Renter is fully responsible for the legal and proper behavior and actions of all guests. Absolutely no illegal activity will be tolerated; NO DRUGS, NO FIREWORKS.

Only members of rental party may spend the night. Owner, or their assigns, reserve the right to inspect the property at any time during rental without notice. Rental may be terminated instantly for improper care of property and penalties will be assessed. Damage to contents will incur replacement fees. Renter may not hang decorations nor rearrange furniture/rooms. Nothing may be nailed, taped or hooked into the walls, cabinetry, or floors. To do so forfeits 100% of security deposit.

Babies and children must be watched at all times to ensure their safety. Please do not flush diapers, it will ruin our plumbing.

OUR PLUMBING IS SENSITIVE. It's reliable, but will not handle anything but toilet paper!

This is a dog friendly rental. If your dog gets dirty playing outside please clean them up before you bring them inside. Dogs are NOT allowed on beds. If Renter’s pet causes an infestation, causes damages or soils Owner's home, your security deposit will not be refunded.

Cleanliness is important. No open/food messes are permitted. Please do not leave dirty dishes. DO NOT LEAVE ITEMS IN DRAWERS OR CABINETS WITH FOOD STUCK ON THEM. All Renters must clean up after themselves. NO FOOD OR DRINK PERMITTED IN ANY OF THE BEDROOMS.

Only use the BBQ outside on the grass a safe distance from the house. Fires may only be burned in the fire pit. Be SAFE AND SENSIBLE.

EQUINE RELEASE AND INDEMNITY AGREEMENT
I hereby agree to indemnify and hold harmless and release BUFFALO FARM, hereinafter collectively referred to as “Owner”, from all liability for any accident or injury sustained by me, my employees, representatives, heirs, dependents or guests in connection with equine presence at 44290 S. Lake Owen Drive, Cable, WI, 54821, - and I do further agree that I shall not bring any claims, demand, legal actions or causes of action against Owner and/or Owner’s associates, for any economic or non-economic losses due to bodily injury, death, property damage or loss sustained by me in relation to the premises and operations of Owner, including being near horses owned by or in the care, custody and control of Owner. It is understood that whenever the word “Owner” is used in this agreement, it includes the landowner(s), any other individual related to the ownership or management of the horse facility.

I acknowledge that I have adequate medical and liability insurance coverage and that Owner will assume no responsibility for horse, rider, guest, spectator, employee, agent or any other person. Losses associated by the injury or death shall be covered by the insurance of the undersigned, and it is further agreed that the undersigned, my employees, representatives, heirs, dependents and/or guests shall have no right or action against Owner, its employees, independent contractors, land owners, stable owners, or any of their insurance carriers.

I am already day dreaming about my next stay at Buffalo Farm. It is just beautiful. The interior is classic scandnavian north woods, the location is ideal for access to Mountain Bike trails and great north woods dining (otter bay, Garmisch, Cable Cafe) and the deck on the barn is the perfect place to sit in the morning and afternoon sun for a coffee or a cold adult beverage. I am not sure where the mosquitoes were, but they were NOT at buffalo farm. Great for families and it looks like they are improving and expanding the basement for even more guests in the future. Buffalo Farm gave me great ideas for for our cabin in SW Wisconsin. Pack the kids, load the bikes, grab the dog and head to buffalo farm!

The Buffalo Farm is a perfect Northwoods getaway! It is charming and comfortable. We had everything we needed and enjoyed being 5 min from Cable, where there was a grocery store and restaurant options. The mountain bike trails are very close and Lake Owen has a nice little beach that was about a 10 min drive. We spent a good part of our days sitting in the adirondack chairs next to the barn and enjoying the property. Irina and Yuriy are great hosts!

Great secluded place. We saw deer, fireflies, wild turkeys and even a fox! Wonderful escape and basecamp for all of the great outdoors surrounding Cable.

The Buffalo Farm was the perfect get away with 4 young girls away from the Twin Cities. The home was bigger than anticipated (always a plus). On our way there we went to Walmart in Hayward (1hr away) to get food to prepare meals to cut down on cost. The kitchen had everything needed which was very helpful! An afternoon was spent at the public beach (Two Lakes Campground) on Lake Owen not too far away other than that all activities we were able to do on the property. We took advantage of the Brick House Café upon check-out which was excellent! Their communication was Superb, and I have no complaints but will just point out there are no window treatments which were an adjustment if you’re used to having blinds & curtains at home. Definitely an option going back, Thanks for the experience and opportunity!
