Spectacular new villa (2020) of 225m with a large garden of 2000m and swimming pool, in the beautiful medieval village of Llofriu. Very bright. Large windows overlooking the countryside. The rooms have a separate exit to the garden. Large covered porch with table and wonderful views to relax. A very well-located house to visit the area's beaches, bike routes, etc. Ideal for families/couples. A fireplace with glass to be comfortable reading on the sofa or enjoying the views in the cold season

The space
The ground floor consists of 2 beautiful suites with a full bathroom and a single bedroom, a courtesy bathroom, a dining room with a table for 14 people, a designer kitchen with a 1m professional oven (Smeg) for lovers of good food. Living room with a glass-protected fireplace, large windows and huge windows that make there are no barriers between the outside and the inside. In winter it's very nice. The fireplace invites you to relax while watching the wonderful views through the large windows. There is heating in all the rooms. Large porch overlooking the countryside, inviting you to relax, with a dining table and comfortable sofa for naps. Pool and huge garden, ideal for children to run around or just to unwind, read or sleep. Upper floor with a 3rd suite of 75m2 with a foosball table, where you can play with the family, a work corner and in addition to the full bathroom with shower, it has a bathtub. All rooms have smart TVs and ceiling fans. The house is designed so that it is not at all warm. Space for several cars on the same property. Very comfortable house that invites you to rest. Nice hikes in the area. We will be happy to recommend coves, excursions, restaurants, art galleries etc. The house has barbecue and alarm connected to the police. The location is great to go anywhere, there are beautiful trails for walking or biking.

The living room, dining room and kitchen are in a very spacious area, with 7m high ceilings that all guests fall in love with, producing a wow effect. The windows are huge and you can touch nature without moving from the sofa or chair. If you are at the table, even in winter, with the fireplace on, you are warm inside the house. You're surrounded by greenery wherever you look.

Other things to note
It is a very well conditioned house for the whole year. In winter, it is very comfortable because a lot of emphasis has been placed on the materials to insulate it from the cold, in addition to having heating in all the rooms and a good fireplace closed with glass, for safety, which invites you to relax while you watch it rain outside in the beautiful views and have a snack and chat.

The small town of Llofriu is a medieval village, an idyllic place with less than 50 inhabitants in the old town, which is where the house is located, and very central in the Baix Empordá. It has two streets and a church with a bell tower. From our house there are excursions along very nice roads. A very good starting point for cyclists as it is in the protected area of the Gabarras. It is a very well connected fairytale village. In the village there is a restaurant and less than 1km away there is a supermarket, gas station, garden center, bicycle rental/sale shops, large wine shop, playground etc. as well as being 10m from other villages and beaches.
