•The person booking must be a guest, or actual guests added to the reservation (per Airbnb policy).

😴SLEEP: This home comfortably sleeps 8, but can accommodate up to 10 with the additional sleeping spaces listed below (upon request):
+Bedroom 1: King Suite; King Bed with en suite full bathroom, walk in closet & TV (sleeps 2)
+Bedroom 2: Two Twin Beds (sleeps 2)
+Bedroom 3: Twin sized Bunk Bed
(sleeps 2; top bunk not suited for large adults)

en-suite bath, TV, desk for 1 & enclosed patio (sleeps 2)

🏠THE HOME: A spacious 1,900 sq ft, provides 2 living rooms, large dining table, 4 separate bedrooms, 3 bathrooms, 2 enclosed, lighted patios, one with a table top fire pit! We are continually making upgrades, but our guests enjoy the unique charm of an older home with modern, updated features!
☕️KITCHEN: Well stocked kitchen with cooking for families in mind! We also provide dish-ware & utensils for little ones. We provide a keurig with K cups, drip coffee maker & electric kettle, among many other convenient kitchen appliances.
🧻 CONSUMABALES: We offer a generous starter supply of all consumables, so you can get settled in without having to run to the store for the essentials.
🛜 MODERN CONVENIENCES: Fast WIFI throughout the home. Full size washer & dryer. Easy self check-in with keypad. Nest thermostat for central air throughout the home (except King Bedroom has a separate split unit for individualized temp control.)
🎲ENTERTAINMENT: We have something for everyone! From 3 flat-screen smart-TVs throughout the home, to the basket full of Nerf guns and darts, plus a cupboard full of family friendly games, to a large selection of books for all ages and a closet filled with children's toys, parents and kids alike will never be bored!
🐶ANIMALS: At this time we are not equipped for your furry friends, so you'll have to find other accommodations for them. There are several local pet boarding facilities in the area if needed, or the easy to use Rover app.
🔔CAMERA: There is a motion detection Ring camera at the entrance to the home at the doorbell. Attempts to cover or in any way interfere with the Ring camera could result in immediate cancellation of your reservation without refund.
📪MAIL: Receiving mail or packages here is not permitted. Consider utilizing the UPS store or Amazon pick up options.
🛝YARD: Giant back yard; children must be supervised at all times, there is no view of the back from inside the home. Play structures are not maintained during non-summer months, please use at your own risk. Owners may be on-site at anytime when not traveling and parking their RV in the back; the backyard may be shared by them, their children and small dog.

+No Smoking, vaping, burning candles, incense or plug in air fresheners are allowed in the home, no exceptions. If smoking outside, must properly dispose of all ashes & waste.
+No animals or pets of any kind, anywhere on the property.
+No events, gatherings, visitors or parties.
Only registered guests are allowed in the home. For insurance and emergency purposes we must have an accurate guest count at the time of booking. This means, visitors not on the reservation are not allowed at any time.
+Guests must follow check in and check out times as stated at the time of booking. Our cleaners need adequate time to prepare the space between guests, so it's very important that the allotted time of arrival and departure is honored. A late check out fee of $50 without prior authorization past normal check-out will be incurred. A late check out longer than one hour will be charged a full day rate, without discounts, with no right to remain, as well as any refunds (if applicable) to other guests denied timely access to the property.
We trust that these reasonable House Rules will be respected, but we have to clearly state that a violation of any of the above rules would result in a $400 fee and immediate cancellation of your reservation and possibly additional disciplinary actions from Airbnb.
‼️We may require a refundable incidentals fee of up to $300 depending on the length and nature of your stay, prior review history, guest count and at our discretion. This is paid separately through Airbnb after we confirm your reservation, prior to check in, and returned upon a successful checkout; pending the space is left as found, and without damages, House Rule violations or excessive cleaning required to return the home to original conditions.
Guest access
We've designed the space for a seamless self check-in.
You will have access to the entire home, except for one room that we use for storage (it will remain locked with a sign on the door for easy identification).
You will have two private enclosed patios available at all times.
The country setting roads are quiet, and you'll find ample parking in the driveway. Freeway access is easy and will get you quickly to all of your shopping and travel needs! This home is 5-15 minutes from all major hospitals, the airport, and local attractions.
The owners maintain an RV pad on the side/rear of the home. This backyard area is available for guest use, and the owners may be present in those areas at any given time when not traveling.
Other things to note
-As a family with young kids, we've designed our space to be relaxing, functional, and safe for kids. Our home has no stairs, all outlets have safety plugs, kitchen is stocked with kid friendly dishes, and we have a high chair and pack n play readily available! Need anything else? Just ask!
-The owners may be onsite in there RV when not traveling, but will not interfere with your stay.
You are welcome to utilize the shared spacious back yard during your stay.
