The Garden Room is a self contained double room with ensuite that is accessed via it's own private entrance from the garden.
The Accommodation has a lovely travertine tiled ensuite. There is also a useful dining area where you can enjoy fresh coffee and croissants in the morning by request (at no extra charge).
There are drinks facilities in the room for your convenience.
The Garden Room is part of a large restored stone cottage with heaps of character.The property has spectacular panoramic views over Morecambe Bay which can be appreciated from the private gardens.
We provide an ideal base for walkers and cyclists who want to explore South Lakeland. We have a selection of bikes which can be borrowed (£5 per day)
Guests have access to private parking, the accommodation and the extensive gardens that have impressive views across Grange, the Kent Estuary and Morecambe Bay.
As the Garden Room has its own private access, guests can come and go as they please.
One of us is usually here to welcome you and answer any questions or recommend places to visit during your stay.

We had a lovely few days. The view over the bay from the garden is beautiful. The room is well equipped. There is no TV but fast wifi and a laptop available, we used our iPads to watch TV, which worked fine.
Matthew and Sara are great hosts and can provide helpful advice on the local area.
We would definitely stay again.

A very relaxing weekend in beautiful surroundings. A big thank you to Matthew and Sara for very comfortable accommodation and delicious breakfast in the garden!! Matthew and Sara were very informative on areas of recommendation to visit and local events taking place.
We were absolutely delighted. Sara and Matthew were very friendly. The breakfast of croissants, home made jam and fresh fruit in the gorgeous garden full of flowers was always a perfect start for a day in Lakes. They also pointed us to good places to eat in the evenings and lent us their map.
Matthew and Sara were great hosts, very welcoming and nothing was too much trouble. Matthew kindly prepared his bikes for us to borrow and ensured we were equipped with pumps, repair kits etc. Lovely breakfast delivered to our room in the morning. Room was great value, excellent shower, gorgeous garden to sit and enjoy the view and the sunshine. Would recommend as an excellent place to stay for exploring the local area.
We had a fantastic couple of days staying in this beautiful property. Fantastic views, great location close to the local shops, great facilities and lovely friendly hosts. Would not hesitate to recommend this accommodation. Thanks Sara and Matthew for a great break!
Very nice room with a private entrance round the side of the house, felt like a little apartment, minus a kitchen. Matthew was a really nice guy, and brought us breakfast that we chose to eat in the fantastic garden overlooking their wonderful view of the bay. Grange Over Sands is a lovely little town with plenty of conveniences and a ton of charm, and the bay is beautiful. I'm happy that we got to stay somewhere less touristy and with a very unique landscape compared to the Lake District park and its towns (only maybe 15 minutes to Windermere). We drove through the touristy towns in the way to a hike, and we were pretty put off by the hoards of people pouring out of coaches in huge groups. We're very happy to have stayed somewhere lower-key. Highly recommended!
Sara & Matthew were fantastic hosts during out recent stay with them! Great accommodation (hot shower!), delicious breakfast (cafetiere coffee - yum), excellent knowledge of the Lake District (much better than your guide book!) and an ideal location to explore the region from (short drive to Windermere/Coniston). To top it all off the views from the garden are stunning! Highly recommended.
Matthew and Sara's apartment was lovely - compact but with everything needed for an enjoyable short stay. The room overlooking the beautiful garden was cosy and warm (you can adjust the heating - good for the changeable weather in the Lakes!) The bed was very comfy with a lovely down duvet and pillows.
There is a small seating area for breakfast - which is brought to your door on a tray! On 2 out of 3 days we enjoyed warm croissants, home made jam, tea, coffee and orange juice in the garden with an amazing view of Morecombe Bay.
The shower room has a super powerful hot shower - the best yet out of my airbnb stays.
Matthew and Sara were gracious hosts and I would highly recommend their apartment.
Hosts were great, area fantastic, Lovely breakfast every mornining, A tad on small side but i do recommend this property.
