WHAT MAKES THE COTTAGE AWESOME??
•Complete and utter privacy and quiet! The cottage is separate from our house, so guests enjoy relaxation and a mini getaway. Come and go as you please and be as social (or not) as you want! If I am around during the day, I will stop by and say hi!
•The W Bed! Plush full-sized memory foam bed from the W Hotel. Sleep in luxury and comfort. Bed is dressed in 400 thread count Egyptian cotton sheets, with a down comforter, Down and Memory Foam pillows, and (in winter) a heated mattress pad. You will sleep like a baby!
•WIFI, Brand new 32"flatscreen with AppleTV (Netflix, iTunes, Pandora Streaming, SkyNews etc).
•Updated bathroom with a rain shower
•Delicious snacks- organic and gluten free whenever possible-, fine teas, Starbucks VIA coffee, and fridge stocked with a rotating variety of complimentary beverages such as beer, Coke, Pellegrino, Martinelli's Apple Cider etc. Everything is complimentary!
•Plenty of free parking in front of our house.
•Neighborhood is ideal for runners! Very safe, very quiet, very beautiful. Wonderful place to stretch your legs.
•Beautiful and safe 10-15 minute walk to Burlingame Ave and the Caltrain Station. Walk to GAP, Banana Republic, J Crew, Anthropologie, Apple Store, Boulange Bakery, Farmer’s Market, Safeway, Walgreens, and tons of restaurants and other boutiques.
What to know before you book
•200 Square Feet- a cozy spot perfect for singles or couples only.
•Not ideal for seniors or those with mobility issues as the walk back to the cottage is dark at night, and the plush W Bed is quite high!
•Cottage does not have a full kitchen! May not be ideal for long term stays as cooking ability is limited! Cottage has fridge, microwave, hot water kettle, cups, bowls, and cutlery only.
Our bright and cheery guest studio is located in historic, leafy San Mateo Park, walking distance to the wonderful restaurants, boutiques, and cafes of Burlingame Avenue.
The quiet and peaceful studio is completely separate from our house, so guests come and go as they please, without having to worry about coordinating schedules with me.
The studio has a tranquil double bed, crisp white 400-thread count Egyptian Cotton sheets, hypoallergenic MemoryFoam pillows, thick feather duvet and (in winter) a heated mattress pad.
To keep you productive during your stay, we have wifi, an iPod docking station with alarm clock, small flatscreen TV and work table with task lighting.
The updated bathroom is bright and cheery, with an artisan-created Mexican vanity mirror, pedestal sink, and a luxurious rain shower-head. We keep the bathroom stocked with shampoo/conditioner, body wash, and a powerful hair dryer.
The studio has a a 4 cu. ft refrigerator, microwave, electric tea kettle, tea/coffee. Although the cottage does not have a full kitchen, I'm happy to provide additional continental breakfast items such as bagels, juice, yogurt, and cereal with advance notice! Just let me know a few days in advance so I can make sure I have everything on hand.
I keep a rotating selection of snacks and drinks in the cottage for my guests- you may find complimentary cookies, popcorn, cereal bars, chips, sparkling juice for you to enjoy.
2) San Mateo and Surrounding Areas
San Mateo is a fantastic foodie haven! It is especially known for its prolific selection of fabulous sushi bars, Izakaya shops, and traditional Ramen houses. If you have never tried authentic ramen, I highly recommend visiting Santa Ramen, Ramen Dojo, or Ramen Parlour for a unique traditional Japanese dining experience. Additionally, Wayurika is a very famous Michelin-starred Japanese restaurant a short drive from downtown (book well in advance!).
For authentic California dining, you must visit 31st Union in downtown San Mateo. Everything on the menu, including beer and wine, is sourced from California. The restaurants highlights many wonderful local farmers, and the food is excellent.
My husband and I are avid foodies, and can wax poetic on most of the restaurants in and around San Mateo. Whatever you are craving, I can help you find! Indian, Vietnamese, Thai, Burmese, Chinese, Korean, French, Italian, Pizza, Hamburgers.... just ask!
If you will be taking public transportation, we are just a 15 minute walk to the Burlingame Ave train station. We are a short 10 minute walk to our wonderful Sunday morning and Thursday evening farmers markets, fabulous restaurants and Burlingame Ave, which has shops such as J. Crew, Banana Republic, Gap, Anthropologie, Sur La Table, Janie and Jack, Gymboree, as well as many smaller boutiques.
Half Moon Bay is about 25 minutes east (longer on weekends as beach traffic can be heavy). Stanford is 25 minutes south, and San Francisco is 30-40 minutes north (traffic dependent).
The San Francisco International Airport is just 6 miles away (Our guest house is perfect for people taking early flights from SFO!)
Other things to know before you book:
We have two very friendly, fat tabby cats, however they are not allowed inside the guest house so cat allergies should not be a problem.
The walkway to the cottage is dark at night. We have solar powered walkway lighting and a flashlight for our guests to use during their stay. However, because the walkway is dimly lit, our guest cottage may not be ideal for senior citizens or those with mobility issues.
We have a bike available for our guests convenience, so you can bike to work or over to our farmers market! (Please let us know in advance if you need the bike because we keep it in our garage).
For families with an infant/toddler, we have a Phil and Ted's Traveler crib or toddler AeroBed that we will set up in the room for you. Please let me know in advance if you will need these.
I work and am involved in a lot of after school activities, so I am not home very much. But, if you need anything, you can always send me a text and I will try to respond right away.

Interaction with Guests
I live in San Francisco and I am only down in San Mateo 2-3 times per week, so I might not see you. But, I am responsive over text or email if there are any questions.

The Burlingame CalTrain station is a 15 minute walk from our house. From the airport, I strongly recommend taking a cab or UBER. Parking in front of our house is very easy! Lots of space. Just don't park in the driveway.
1) We do not allow smoking on our property.
2) Do not flush anything besides toilet paper. We have old clay pipes that clog frequently. There is a $300 minimum charge for the plumber to come out and clear tampons, baby wipes, condoms, or paper towels etc from the sewer line. Please throw those items in the trash can. Thanks!
3) Please keep voices down when walking along the side yard to the guest house. Quiet hours are 10pm to 7am.
Location is great, place was very welcoming, they had thought of everything to help make the stay great. Bed was very comfortable and host was very gracious and helpful. Would enjoy staying again in the future.
PROS: Nikki was very welcoming. Although we did not meet, she provided me with excellent instructions / directions about her place. This little place is independent of the house, with private entrance, beautiful surroundings, very quiet neighborhood. You wake up with the songs of the birds. The place was very clean and had the fundamental "things" for a good night sleep (even some snacks and water... what a treat!!). Very comfortable bed.
CONS: "moldy" smell (quite strong, which even with my quite reduced sense of smell I could smell), at times mixed with "toilette" smelling (although, as I said, the toilette / bathroom looked impeccably clean... smell???). Also, there is a little refrigerator (great to have it!), but made quite some noise; I had to turn it off to be able to sleep (although the smell kept me somewhat awake...). If these problems are fixed, or you don't mind the moldy smell... this place would be an airbnb jewel!!
Delightful cozy cottage in a very nice area. As you enter the gate you enter a garden utopia of aromatic flowers in bloom. The space is perfect for a single or couple. We also found this to be a very clean and quiet place to relax and renergize.
We hope to stay here again on future visits.
Nikki's place was perfect. The serenity and quality of the neighborhood was severely understated in the listing. Lemon and lime trees, calla lilies, and other beautiful plants line the backyard and walkway to the Studio. The place was heated upon our arrival, snacks seemingly tailored to us were waiting on the fridge, and the fridge was stocked with soda, juice, beer, and water. The place was clean and bright. We couldn't have asked for anything more.
Even better, Nikki was quick to respond. And when we locked the key inside, she was graciously able to help us fix OUR problem, even though she wasn't in town. She asked about our music tastes for the Apple TV music, and provided great recommendations on places to eat and how to get around San Francisco.
My wife and I spent 4 nights at this wonderful place. This cute apartment has a great location at San Mateo where is only 25 mins drive to downtown SFO. There is plenty of space for you to park your car just outside your house. Nikki is a great host and she helped us a lot. I would highly recommend Nikki's apt to my friends who may visit SFO in future.
We had a very nice stay at Nikki's place in San Mateo. The lodging is tucked into the garden behind the house in a nice neighborhood just minutes from the San Francisco airport. All our communications with Nikki were by email since we arrived late and left early.
