The neighborhood is just right, quiet, busy with stores, shops and restaurants within walking distance.
This is the perfect location for those visiting Buffalo while on vacation, relocation, family gatherings, workshops, waiting for house closing and more.

The private back deck overlooks a natural green area with small wildlife- rabbits, birds
It is very private with swing and grill available for your use table and chairs.
Spring is finally here and the spring bulbs are blooming. Looking forward to summer by the water front.
Enjoy the private yard watching the trains pass quietly behind the trees. It is fun watching the trains and waving to the engineers. I like to think it is like being in a model train layout.

I believe that many visitors want privacy.
Always available if there is a problem or concerns.
The early mid century neighborhood is safe and active with restaurants, movie theater, bakeries,coffee shops, many local bars serving craft beers. Delaware Ave is active with shopping opportunities.
A short walk to historic Parkside Olmstead neighborhood Victorian and art and craft design houses. Including two Frank Lloyd Wright houses.
Other Things to Note
Important. There is a fire hall a short distance away occasion sirens.
The trains may be active day and night. You may experience a gentle rocking and a rumble. No whistles or air horns. Only in as a warning.
Lots of rabbits and birds.
No smoking allowed in the house.
This is a smoke and drug free house
Please respect the guests in the other apartment.
Please leave the apartment broom clean.
Trash bins are located on the side of the house.
Recycle bins for papers, glass, cans and plastic.
Please be mindful of energy expenses

Dorothy's place is adorable! She was very welcoming, left us several notes and left us a plethora of suggestions regarding things to do. Her house is very accommodating, and she is a pleasure.
It's a very specious and clean home. Dorothy was a very helpful host. She gave us some suggestions where to eat and what to visit. The drive to Niagara Falls was very easy. The neighborhood was very nice. If we visit Buffalo again, we would like to stay again in Colvin Meadows .
We really enjoyed our stay at Colvin Meadows. Dorothy's apartment was clean and well stocked with everything a traveller may need. The apartment is conveniently located near a lot of stores and restaurants, and the neighborhood felt very safe and the neighbors were friendly. Dorothy was also very quick and responsive to messages. If you are visiting Niagara Falls and have a car, there's no reason to pay the extra money for a hotel near the Falls - this was a great base for our Niagara trip.
Dorothy was really nice and kind. This place was like our home , very clean and comfortable and well equipped . The neighborhood was nice . My family and me will definitely want to stay in this place again whenever I visit Buffalo .
We had a great stay at Colvin Meadows and would definitely stay again the next time we're in town. We didn't get to fully explore the neighborhood since we were in town for a family reunion but the people we did meet were nice and we felt safe even returning after 11 most nights. Everything is with-in a 30 minute drive (a lot is even closer) so it was very convenient. One small detractor, I'm 6'2" and the shower was tight height wise. Dorothy made us feel very welcome and it was definitely a cottage type feel, even had some random rabbits passing through in the back. Since I'm a light sleeper I was concerned about the train and the fire house, completely non-issues. One final note, the house does not have central air conditioning but the window units definitely got the job done.
We enjoyed our stay at Dorothy's apartment. It is a central location in buffalo, easy access to great restaurants, park, zoo (love the zoo!) and an excursion to Niagara Falls. Her home is cozy and tidy and I would recommend it for a short or long stay. Also, when we had a problem with a fan during the heat wave corresponding to our visit, Dorothy went above and beyond to bring in reinforcement fans to cool us down! Very responsive and kind. Thanks Dorothy!

I love my curly hair, my grandchildren, camping, birds, wildlife and gardening. My favorite thing about hosting on airbnb is meeting people from all over the world. It is so nice to see my guests enjoy their stay at the apartment enjoy the back deck and yard. I smile the most when I give a tour of the area or a shopping trip at the local Wegman's grocery store.
The boating season has started the flowers and gardens are blooming The Garden walks throughout 5 weeks this summer. Enjoy a walk through Delaware Park, to the zoo, the Japanese Garden, the Buffalo History Museum, the Frank Lloyd Write Martin house. Buffalo has a very busy festival season. Many garden walks, and tours of homes. Come stay at Colvin Meadows and enjoy Buffalo, Niagara Western New York.
