The space


This is for private use of the master bedroom (approx 18 x 14) in a shared apt (myself in separate bedroom) in the East Village which is perfect for a single or couple, who want to stay in a clean apartment and experience living in a great neighborhood in NYC. All while saving a few bucks from pricey NYC hotels that are usually located in tourist trap areas. It's very clean and has things no hotel can offer, like the outdoor patio right outside the bedroom! The building also has a 24 hour doorman / security, gym, laundry room and killer roof deck with views of ALL NYC and bridges.

This posting is for a large private room (with private patio!) in a shared space with myself and my girl (separate bedroom). This does not have a full kitchen (as pictured in my other listings), but there is plenty to prepare a gourmet meal; small fridge in your room, toaster oven, microwave, and a hot plate to do light cooking/heating up food and all the utensils/tableware if you feel like ordering room service (over 50 local menus to choose from that will deliver right to your door!)


The cost is $ 125 per night (based on a 5 night minimum). If your stay is less than 5 nights, and on a weekend, it's $ 150/night for FRI + SAT. I will reply with special offer reflecting your length of stay. No Check in on weekends during Summer months (May thru Sep).

3 night Minimum Stay on weekends, unless there are only 1 or 2 nights still available.

No single night bookings more than 7 nights in advance on weekends (unless there is a stand alone night), OR, if you are inquiring within 7 days of the date, Friday check ins are possible.

If you're the physical type, there is a gym (free) for your use in the basement of the building as well as a laundry room (coin operated), vending machines and ATM as well.

The bathroom has shower, sink and toilet, very clean, shared with myself, if I'm around.

This neighborhood is very lively after the sun goes down. The East Village has been heavily built up over the last 5 years and located in one of the most desirable neighborhoods in Manhattan. The East Village offers a variety of restaurants, cafes, bars and a beautiful park. You can walk to Indian, Russian, Italian, Mexican, Japanese, Chinese, Thai, Vegetarian and American restaurants within a 5 block radius. If you're too tired and beat up from touring NYC and don't feel like going anywhere, you can simply order in and have anything delivered to the room (usually until 11 pm or midnight). And these little privately owned restaurants are MUCH better than midtown/tourist-trap food chain places. There are at least three 24/hr places to eat within 1 block. This building is one of only a few in the neighborhood that has a doorman and an elevator. About 95% of the buildings in the area are walk-ups. Your "home away from home" will provide the NYC experience not soon forgotten: the spectacular panoramic view of NYC on the roof deck (elevator and outdoor furniture up there), a private outdoor patio with table and chairs, huge courtyard in middle of complex, about 100 restaurant/bars/cafes/shops within a 3 block radius and probably 500 within a 10 block radius. Enjoy a beautiful park (Tompkins Square) at the end of the block and an East River waterfront park about 4 streets/blocks to the east.

I'm happy to help with restaurant recommendations and attractions in NYC, on Long Island, Catskills, Hamptons, etc., as well as, the cool, not-in-the-guide-books places for nightlife or dinner. Recommendations are always free, just ask! I'm happy to share what I've learned over the past 20+ years of NYC.


For stays of more than 7 nights, a small deposit may be required pending on length of requested stay. No check ins on weekends during Summer (May thru Sept).

The room is for a single person or couple for the room. There is an extra real mattress (full, fits on floor by moving table + chairs over a bit) if you are 2 people that would like to sleep in different beds.

Cleaning charges: As long as there isn't any excessive cleaning that is necessary, there is no charge and is included in price.

Linens: Clean when you arrive. If you wish to clean WHILE you are here, there is a laundry room in the basement to do yourself.

Towels: Clean towels provided. Used towels will be collected and washed every few days.

Breakfast items: Included in price. Juice, Milk, Coffee, Tea, Pastries or Bagels or Cereal, along with paper supplies, hand soap, condiments, etc..

As much or as little as you wish :) - I'm pretty fun, so be prepared.

Keep noise down after midnight during the week. There are full time resident neighbors who live here permanently and work Monday thru Friday.

If you break something, you bought it.

Flexible CHECK IN / OUT. It all depends on whether guests are checking in or out the day you arrive/leave. Normally, if people are checking in the day you are leaving, you must check out by 12 Noon but you may keep your luggage safely stored until your flight leaves. If guests are checking out the day you check in, the house cleaner comes at 9 am or 12 noon, so depending on when the previous guest is leaving the place will be ready either @ 12 noon or 3 pm at the latest. If there are no guests checking in the day you are leaving, you may check out whenever you wish.

Guests who are brought over and stay the night may be subject to $ 30 extra person fee.

The AirBnB is in a great location - close to both the Lower East Side as well as Alphabet City/ East Village. It's a short walk to the subway stations for several lines (6 for Astor Place, L, or F train). Really convenient for a run along East River Park, or just heading to any of the neighborhood cafes, restaurants or bars. The rooftop patio is beautiful as well. The spacious interior of this AirBnB rental provides a significant amount of space, especially for the East Village. Bruce also set out cereal and milk in a mini-fridge within the room, which is very convenient for early mornings. Thanks again!

Bruce is a great host who communicates clearly and gives a ton of help! He was extremely flexible with our arrival time. The place is just what we needed for our long weekend in NYC and the neighborhood is really nice. Highly recommend.

Bruce is the ultimate host. He will give you an email with all kinds of information that you didn't know you'd need, but you will. He gives lot of helpful advice. I felt perfectly safe in the neighborhood day and night. There are restaurants, taverns and grocery stores everywhere. I had a wonderful experience in this perfect location.

Bruce's place is lovely, he bumped us up to an apartment upstairs as it was available. He showed us where everything was and some breakfast treats were dropped off too. Great location, walking distance to East Village. Comfortable amenities and great shower. Heating is controlled by the building we did get very warm in the middle of the night and we needed to open the windows (something Bruce warned us of). Ideal place for 2 nights in NYC.

Bruce and Cindi were great, they communicated with me before I arrived and when I got to the apartment Bruce met me and went over everything. The room was like the pictures and the location was perfect for me because it was only a few blocks from my Daughters. It was very private and we were sharing a bathroom. I would recommend this room to others and I plan to stay here again next time I come to NY.

One often asks to how do we make a choice in booking Airbnb host and place. "Best value" will probably sum up to "How" he/she measures his/her choice. Safety , comfor, and. Convenient are my choices of selecting this host and his property. It's in a good neighborhood of the East Village. The building is secured. Room is in the basement. Room is moderately decorated but all the functions are there; and more than you would think a host would provide. Bed is comfortable and clean. The only draw back is the shower: it's very small . Trading off with the safety and location, Bathroom size is not a big deal at all. Location and hospitality are most impressive. The surrounding area are filled with choices of restaurants and bar. There's a Thai Restaurant with Michelin star: Somtum Der, that is a Must Try! Taxi can be conveniently found on Ave B. Metro is a good 20 min walk on Houston & 2nd. From there, you can take subway to the downtown. I never have a chance to meet with Bruce. His girlfriend, Cyndi was there to guide me through the building, room , and area. She gave many good Tips for the city , i was most appreciated. "Best Value" is what I would use to describe Bruce"s place. It was a pleasure thing then hopefully I get to do it in the future.
