Large double bedroom in friendly family home.
Great location for exploring all aspects of Brighton. We are on Dyke Road, half-way between the sea and the South Downs.
We are a friendly, well-travelled family with two children at primary school and enjoy hosting in our four-bedroom house.
We enjoy having guests, and often host language students. Our lives tend to revolve around the kids, so we are generally in and out dealing with them, and we tend to go to bed early (by most people's standards!)
This isn't going to be the best place to stay if you want to go out clubbing to all hours, but if you want to enjoy Brighton from a comfortable family home, it's perfect.
Please note that we do not accept children under 5 years old.
Brighton is an amazing city with so much to see. Whether you come for one of the many festivals, to explore the Downs or just to take in some sea air it's a great place.
By car you can be on the Downs or by the sea in five minutes. It's 20mins walk to Hove or Brighton railway stations. Alternatively, we have a bus stop on the no.27 route directly outside the house.

The Amex - Brighton and Hove Albion's football ground - is 10 minutes away by car. The Probiz Sussex County Cricket Ground is 15 minutes' walk.
We have an Esso garage almost opposite, which also has a 24 hour Tesco Express.
There is a 'gastro' pub that serves pasta and pizza literally 100m from the house.
We have off-road free parking immediately outside the house, plus if you are bringing bikes to explore the South Downs they can be stored in our lockable garage.
There is wi-fi available throughout the house, plus you can relax in our large and sunny (sunshine not guaranteed) garden.
Breakfast is 'continental' (wide choice of cereals, toast, fruit juice, tea/coffee).
You will have use of our shower room, which we also use, as shown in our pictures. It is not ensuite.
This room has a double and a futon bed, which can be used for a third person. It will easily fit an adult.
There's no smoking indoors (although you can smoke outside). No pets. We have no curfew as such, but we ask that you are quiet when you come back into the house.
We do like to enjoy our own time together, so our living room is for our own use only during the evenings, but you are welcome to use the dining room table if you want to get out of your room.
No children under the age of 5 please.
Pip and Iain's place was in a good location in Hove (a minutes walk from a nice pub and a bus stop into 7 Dials and the centre of town) and the room was spacious, clean and tidy. I booked the room late in the day on a Friday and Iain was quick to reply to my messages prior to booking. I checked in around 7/8 and went straight back out again and returned to the room about 11.30, having been given a key to come and go as I pleased.
I'm a fairly light sleeper, but slept pretty well and the following morning was left a selection of cereals and spreads, which was very nice as from what I can tell many airbnb hosts don't offer breakfast. I only spoke to Pip shortly before leaving on Saturday morning, but she seemed nice and friendly.
I would recommend the room to anyone looking to stay in Brighton and Hove.

We had a lovely stay in Iain and Pip's welcoming family home. The room was really nice, comfortable and spacious. Iain and Pip were very friendly and interesting to talk to and more than happy to offer advice about the area. The little twins were a delight to chat to at breakfast. We would be more than happy to stay again when in Brighton.
We didn't get a chance to meet Pip during our stay but Iain was very welcoming & their home is lovely. The room was a great size, clean & warm. We were very grateful for the parking and breakfast too. Would definitely stay here again. Thank you for having us!

We had a good stay at Iain and Pip's house. The room was comfortable and clean. The house is beautifull and have a lot of charm. The house is well located, it takes 20 minutes to walk to the center of Brighton or you can take the bus which stations are very close to the house. We also appreciate the free parking for the car. We would definitly recommend to anyone Iain and Pip house to anyone who want to visit Brighton.
We loved staying here! The house and room are lovely and the family are friendly and welcoming.
This accommodation is perfect, it's a half an hour walk to Brighton Pier along the sea front, it comes with breakfast and Free parking, which is a huge bonus in Brighton (parking is approx. £25per day!) this saved us a small fortune, with enough room on the drive way for two cars.
The room was quiet, spacious and plenty of room for 3 people, which made the price much cheaper than staying in a hotel.
We would highly recommend and we will be staying here again in future.
