Ring a ding ding baby! Our cozy-fab Atomic Flat beckons all you cats to the center of BV’s hippest district - the acclaimed South Main neighborhood on the Arkansas River. We lovingly designed every inch to meet fellow travelers’ needs, with a little choice 50's and 60's flair just for kicks. A short stroll from the river/trails, parks, South Main Square & downtown. Book now to call dibs on mountain solitude, outdoor adventure, hip eateries & shops - all just steps away! Can you dig it?

The space
Our Atomic Flat is one of five, private guest apartments in our newly constructed Riverpath Pensione - a European style, family run guest house inspired by favorite memories from our own travels. We thoughtfully designed each apartment literally from the ground up based on the overwhelming success of our nearby “River Trail Retreat” apartment and our adjacent “Tiny Treat” tiny house. Our new town logo, “Surround yourself with what matters,” feels more critical than ever these days, and we have carefully designed the Atomic Flat to do just that: not only is its location ideal for accessing all area attractions, but we have meticulously outfitted the interior with everything you need for your getaway! Whether you’re a solo traveler, a couple, or a group of up to four; whether you’re seeking a cozy respite from the daily grind, a romantic getaway, or simply an enjoyable space to return “home” to after a day of action packed outdoor adventures, we’ve created this space with you in mind. Located in the nationally acclaimed South Main neighborhood, our 325 sq ft, second story flat is well equipped with a kitchenette, full bath, private bed nook with queen bed, living area with sleeper sofa, dining/workspace, and private balcony. The Riverpath Pensione’s exterior harkens back to a warm, welcoming Riviera estate with mediterranean inspired landscaping using plants appropriate to our high altitude mountain climate. Locals refer to our Pensione as “the Speed Bump,” since passing cars tend to slow down to admire it! Wi-Fi is included and while furniture, linens, TV, and DVD are all brand new, we have also lovingly incorporated vintage mid-century treasures throughout the space. If there is anything we can do to make your stay more comfortable just message us - our capable Co-Host’s family lives on site and we’re only a block away and happy to help!

Before we tell you more about the amazing details of our space, please note that we are located in a growing community & there may be construction noise in the neighborhood during daytime hours.

Kitchenette -- silverware/drinkware/dishes, microwave, mini fridge/freezer, coffee maker (with complimentary coffee sample from the local roastery), and a toaster oven large enough to bake a personal pizza. We have been pleasantly surprised by how well the kitchenette accommodates serving several pre-made meals (i.e., made at home and brought with us), for our family of four! The kitchenette does NOT have a sink, stove, oven or cookware and is not set up for cooking.

Living Room – Brand new 55" Roku TV/Blu-ray DVD player, classic mid-century films on DVD and books to use during your stay, including our favorite local guidebooks/maps for hiking, bird watching and wildflower viewing. Full-size (i.e., slightly smaller than queen) sofa sleeper with lots of comfy throw pillows so you can really snuggle in for a good read (Kerouac anyone?) or flick from our groovy library, then convert the sofa to a comfy bed for a good night’s sleep on our organic cotton sheets.

Bed Nook -- Medium-firm memory foam queen platform bed with down alternative comforter and luxurious organic cotton bedding, in a cozy private nook with a classic sputnik light fixture, custom walnut paneling, built-in cabinetry and shelving to store your belongings, built-in adjustable reading lights for two, a pillow-side niche with USB outlet, and custom mid-century blackout curtains to enclose the nook for privacy and to help you get your beauty rest. ***Please note that the bed is contained in a 3 sided nook and may not be suitable for those concerned with accessibility.***

Bathroom -- Chrome vanity lights, beautiful mid-century modern tile and 50's style starburst bath hardware set the stage for a shower stocked with luxurious essential oil body wash/shampoo for him and her, lavishly soft textured organic cotton bath linens, organic Turkish peshtemal towels for trips to local beaches (yes we have beaches!) or the hot springs, hair dryer and plenty of storage for your personal items.

Dining -- Vintage 1960's chairs provide seating for four at a real-deal, old school, formica table just like your grandma had (back when she sported a beehive hairdo and horn-rimmed glasses).

Balcony -- Treat yourself to a little bit of the good life by savoring sweeping sunrise views of Midland Mountain while sipping your morning cup o’ joe (sample of local roast provided), or gorgeous evening sunsets with your favorite mad-men cocktail.

Decor -- The Atomic Flat's decor draws upon Sarah's fascination with pretty much every aspect of popular culture from the 1940's through the 1960's (you might even catch me walking the halls in a circle skirt and crinoline). I love the music, the fashion, the furnishings, the novels, the films, the cars, the hairstyles... As a child I used to pour over the old black and white photos of my grandmother and my mom growing up in this era. For over a year (and continuing indefinitely) we have searched high and low, locally and to far reaching salvage yards, antique stores and beyond, and hand selected everything you see (new and old) just for your use and enjoyment! From our multi-colored, slate tile floor shipped to us from a small family slate quarry in Vermont, to the aqua rotary phone you can actually use to order some tasty take out, our fab Atomic Flat is clean outta sight!

Recreation Access - Hiking, biking, bouldering, trail running, fishing, wildlife viewing, kayaking, rafting and SUPing are mere steps away. The apartment is about a block from the Buena Vista Boulder Garden, which provides rock climbing features for all levels from children to advanced. Adjacent to the Boulder Garden are several access points to the stunning Arkansas River trail. To access the Midland Mountain trail system and thousands of acres of BLM land, take a pleasant, short jaunt north along the river trail. Within a five-minute walk you can also enjoy Buena Vista's municipal tennis courts, disc golf course, pump track, new skate park and a brand new playground. Cottonwood and Mt Princeton hot spring resorts are each a twenty minute drive and Monarch and Ski Cooper ski resorts are both less than an hour away.

Dining and Shopping Access - Within a five-minute walk you can enjoy a riverside mouth-watering gourmet meal featuring local farm to table fare at Wesley and Rose (inside the new Surf Hotel), pizza and an IPA from the Eddyline Brewpub, an espresso and to-die-for cup of homemade gelato at the Midland Stop, or the weekly farmers market (June through early October) and free summertime concerts at the South Main square. You will also find Rock Run Gallery, Sundance, and Black Burro Bikes: retailers collectively offering gifts, clothing, handmade leather goods and shoes, bicycle rentals, and fine art. Main Street, with its myriad shops and restaurants is a short 10 min walk away.

This cozy space is not just another second home overseen by a property management company. When you stay with us, you are in your own private residence lovingly designed and built by us. You are supporting our small family business, our co-host’s family and our housekeeper’s family. Together our families care for and maintain the property ourselves, which means close attention to detail and a very clean and tidy home away from home atmosphere. We use eco and people friendly cleaning products wherever possible. If there is anything we can do to make your stay more comfortable, our capable Co-Host’s family lives on site and we live about a block away and are happy to help.

South Main is an acclaimed New Urbanist neighborhood adjacent to the Arkansas River at the edge of downtown Buena Vista. What does that mean? Strict architectural standards and quaint landscaping throughout the neighborhood provide an inviting atmosphere for tourists and residents alike. Each home is painstakingly custom, developed through close partnership between the homeowner and architect. Large front porches and balconies throughout the neighborhood facilitate natural interaction between residents and passersby. Mixed-use architecture includes single family residences, row houses, “live-work” buildings, apartments, businesses, a hotel, and rental properties (this listing, for example). Public spaces are thoughtfully designed for people, not cars. Narrow streets slow traffic and are pedestrian and bike friendly. All this translates to a vibrant neighborhood where people live, work, visit, shop, eat and play. Our unique little corner of the neighborhood generates a lot of intrigue between the grand delight of the Riverpath Pensione, and curiosity about our adjacent “Tiny Treat” with its colorful hues and custom tile stairs depicting its poppy garden, and the nearby mountains and river.

Beyond the architectural beauty of South Main, the people here are great too. Residents are about 50/50 full-time vs. part-time, and demographics range from retirees to young families with small children, and everything in between. The vibe is surreally pleasant, almost Rockwellian. We often hear comments questioning the authenticity of this special spot. No, we’re not filming another “Truman Show,” or “Pleasantville.” Summer visitors often ask what it’s like to live in a neighborhood with so many tourists and vacation renters. My wife tells them, “Are you kidding? Everyone here is enjoying themselves. They’re on vacation, they’re getting married, going to a wedding or family reunion.” You know the expression, “Find a happy place?” You’ve found it!

Greetings! I’m JJ and my wife is Sarah. I grew up in Boulder, CO and Sarah grew up in Grandview Heights, OH. We met in college at the University of Colorado, Boulder. After Sarah finished graduate school at the University of Washington, we moved to Santa Barbara, CA, where we lived for several years until I got a great job offer to help build South Main, an acclaimed new urbanist community here in Buena Vista. We moved to Buena Vista in 2007 and built our dream home here in 2009. Sarah worked from home as a contractor for the National Oceanic and Atmospheric Administration on projects in Santa Barbara, Washington, D.C., the Florida Keys and American Samoa, until we had our second child. We have seen a lot of positive changes in our town in the last ten years and we know a lot of the folks who have played a significant role in its revitalization, including restaurateurs and shop owners. That gives us useful insights on guest recommendations for everything from fishing guides, to rafting outfitters, to shopping and dining. We love to travel and have ventured all over the world. We enjoy rock climbing, camping, hiking, SUP’ing, gardening, and cooking. My wife likes to joke that we’re in Colorado a few million years too late, as we both love the ocean too, but with family in California, Mexico and Hawaii we get some good ocean time in with activities like sailing, snorkeling, and SCUBA diving. Our latest adventure is homeschooling our children, and the vacation rental plays a small role in that too with the kids eager to help out with specific tasks like making sure the local maps are laid out for new guests. We’ve really enjoyed being hosts and have met some great guests. We love meeting people from all over the country and the world and we look forward to connecting with you as a host or traveler.
