Other Things to Note
$65/night/guests after first two guests. All guests & pets must be disclosed in reservation. If additional guests/ pets arrive and are not a part of the reservation or announced, the $1000 deposit will be returned but with appropriate charges deducted of $65/ person & $25/ person cleaning fees.
All guests must sign a simple liability waiver.
NO smoking in house. Please do not leave cigarette butts in yard or forest.
Please enjoy the house & property but leave it respectfully way you found it...
Please conserve energy, recycle, & compost.
$620 minimum weekends, $930 3 night weekends of holidays & festivals.
$25/ person cleaning fees. If more than two, additional cleaning charges will be applied through a Special Offer or Alteration Request.
$50/ dog cleaning fees apply.
Holidays & Festivals: 3 night minimum weekends for couple.
Minimum Stay: All reservations require a two night minimum. Holidays & Festivals are three night minimum.
Check in/Check out: Check in is 4:00 PM unless otherwise arranged. Please notify us if you are arriving later than 4 pm. We are greatly inconvenienced when we don't have communication for unpredictable late arrivals. Check out is 11:00 AM sharp. We can store your baggage if you plan to stay in area for the day.
Pet policy: Pets are allowed & free but only upon approval prior to reservation. Any damage to the home or harm to pet by wild animals, nature, etc. will be the responsibility of the renter. No pets on our furniture or beds. No pets left unattended on property or in house at any time. No free roaming pets on property or on road. Please clean up the yard from your pets. $50 extra cleaning fee for pets. Flea & Tick prevention recommended.

How To Book
Email us through Airbnb with your name, dates you want to reserve, number of adults/children, and what time you will be arriving. Your rental will only be secured upon notice of receipt of reservation amount, security deposit, cleaning fees, via Airbnb.
Security deposit is refundable by airbnb.
There is a 7 day cancellation policy off season Nov. 1-April 1. If you cancel prior to 7 days before the arrival date, a full refund will be issued minus a $25 processing fee for owner and any Paypal fees. If a cancellation occurs less than 7 days before arrival, $250 (the equivalent of one weekend night's stay for 2 in off season) will be forfeited, a $25 processing fee for owner and any Paypal fees.
There is a 14-day cancellation policy in peak season April 1st-Nov.1. If cancellation occurs prior to 14 days, full refund will be issued, minus $25 processing fee and any Paypal fees. If cancellation occurs less than 14 days before arrival, $500 (the equivalent of a 2 night weekend stay for 2), and a $25 processing fee for owner and any Paypal fees.
NO refunds for late arrival or early departure or if additional guests paid that don't show up.
No refunds for bad weather.
NO refunds for cancellations within 48 hours of check-in time, although we can try to accommodate a re-schedule.
We had the most incredible weekend at Anie's place. Anie was very welcoming, helpful and communicative in the time up-to and during our stay.
The house was absolutely beautiful with immaculate detail and thought put into the experience of her guests. We cooked every night on the fires and lay by the river during the day. There was so much room to move and so many quaint areas to enjoy. I especially loved the lights hung through the trees that lit up at night, and the outdoor showers gave such a magical feel. I hope and look forward to booking Anie's place again soon for a retreat. Thanks Anie!

Anie's home is not only relaxing but very beautiful, everywhere you look there is something to rest your eyes on.
From the outdoor showers, multiple campfire options to the hammock on the river, you do not even have to leave the house!
And to sweeten the pot if you do want to explore Narrowsburg you can stop by Anie's shop in town!

This was an amazing spot - a cottage in the woods with immaculate styling and fairytale details, from the string lights twinkling amongst the trees in the darkness, to the sleigh in the front yard, to the sound of the roaring Ten Mile River from the deck and the steaming, outdoor shower! Unusual and near the glorious Narrowsburg with its great cafes, antiques and Big Eddy - a glacial whirlpool! Anie is a special host too.
Anie's country home is truly spectacular. You feel instantly at home and want to enjoy everything the house and the grounds have to offer. I went with a few friends and it was great for a (website hidden) dinner in the amazing kitchen and dining on the screened in porch was perfect. Can't wait to come back in the Fall for foliage with my boyfriend. Thanks Anie...
this private little cabin in the woods is positively what the doctor ordered. anie's artistic touches and gift for design is evident throughout the house. i felt very at home here, and never wanted to leave.
