This lovely and spacious waterfront home is the perfect getaway for families and friends. You'll have the whole house to yourself, and it comes attached to a private 23-acre forest full of wildlife and waterfalls. The woods are perfect for hiking, birding, and hunting (short-term hunting leases are available). The ranch-style cabin has plenty of seating, a large deck, and a beautiful view of the Ohio River. A short drive to Augusta, KY, and an hour from Cincinnati. There's also a tiny house.

The space
The space has one bathroom, a full kitchen with dishwasher, a washer/dryer, two bedrooms (plus a sleeper sofa in the living room), high-speed wireless internet, A/C and heating unit, and a wraparound porch overlooking the river. There are plenty of books, board games, and two televisions streaming Netflix, Hulu, and Amazon Prime to keep you entertained when you're not exploring the forest or watching boats sail on the water.

For hunters, this is a prime location. The woods are full of deer and turkeys, and short-term hunting leases are available for those wishing to purchase them. There's a sleeper couch in the living room and a cot available for a sixth person.

Guest access
You will have access to all parts of the house excluding the garage and one inside storage closet.

Other things to note
The amount of nature may be overbearing at times for those from the city. Thankfully the town is just a short trip away!

If you're interested in renting the tiny house as well as the property let me know.

If you're interested in having me help with the harvesting of deer during hunting season I am interested in being available on site for you! I love the property and enjoy being down there whenever I can.

Location

Ripley, Ohio, United States

Ripley is a small Ohio river village in Brown County. Historically it's important because it was an early stop on the Underground Railroad. You can still visit the Rankin House, a national historic landmark where Presbyterian Minister, John Rankin, helped enslaved people escape slavery. It's also where Colonel Charles Young lived, who was the first black man to achieve the rank of Colonel in the U.S. Army. In short, it's got some cool history.

There's a small downtown that's pretty charming and comes with some great antiquing. There's also a good diner (Twin Diner), pizza place (Giovani's) and some other dining options to check out. Fridays, Saturdays, and Sundays also feature a flea market that's pretty fun to visit.
