Quiet peaceful duplex chalet apartment in a farmland country location near to Kinvara, Co. Galway in the Western Coast of Ireland. Available on a weekend /weekly/short term basis comprises 2 bedrooms ( one ensuite ) capable of sleeping up to 5. On the ground floor is the living room kitchen combined. Upstairs are 2 bedrooms ( ensuite master room ) + other small box room ( single bed ) + a small storage room/office. Downstairs to the rear at garden level is a sauna, shower and wc. Front facing patio leads to the garden and looks on to nearby woodland.
The chalet is within walking distance of the small country village of Labane. Is also a short drive approx. 5kms from Kinvara Fishing Harbour, Gort Heritage town and situated at the edge of nearby Coole Park Nature Reserve & Visitor Centre. Situated circa 200ft over sea level it has lovely private views of the Sliabh Aughty and Burren mountains . Perhaps on a clear starry night you might glimpse the glittering lights of Galway city stretch out across the Bay from the Coast Road and the hills of Connemara are in the horizon. The sunset on the horizon is amazing as is the wonderful feeling of waking up to the birdsong in spring.
Probably the clearest air in Western Europe and undoubtedly the cleanest private crystal mineral water supply, pumped from 300 ft of underlying natural limestone rock . If quiet peace and tranquility this is the place for you. Crann Mor ( gaelic for big tree ) is ideal if touring Clare or Galway. A short drive from Clarenbridge,of world renowned Oyster Festival fame or 30 minutes from Galway city & Shannon Airport. Local towns are accessible in both directions by hourly bus from Labane village ( 30 minute walk ). Daily price includes linen towels , electric storage heating,free mobile wifi and parking. Extra heating requirements, laundry and refuse do incur a small surcharge. Please note there is no tv at the chalet. However there is good broadband service in this area. The chalet can accommodate one pet, dog or cat, a weekly charge applies. For additional charges payable locally refer to House Manual .
Circa 50 sq mtrs duplex chalet building within / to the far right side of host private dwelling . On the ground floor entrance with patio double door to the living room and kitchen combined. To the rear is a shower toilet and sauna.
Upstairs are 2 bedrooms. ( one master room with ensuite shower and toilet ) which has a king bed and underneath a pull out single mattress ) . The next bedroom is a small box room with a single bed. 3rd loft room is a very small storage room or suitable for child cot .
Guests have exclusive use of the entire chalet. In addition they are also welcome to use host drawing room for quiet relaxation. This room has a wood burning stove also a TV dvd radio, books, chess and card games. Quite often the fire will be made prior to guest arrival . However this cannot be guaranteed as Kate may not be back from her day job. This room is not shown on the listing as it is located within host own private home.
Interaction with guests
As much as is possible . Kate will be delighted to impart her extensive knowledge of the area and it's history. In addition Kate can accompany guests on some local trips , can assist in organising tickets or entry to events festivities sporting occasions such as rugby hurling or football matches or concerts if taking place locally.

Other places of interest locally are kilmacduagh old monastic site and round tower, Dunguaire castle, KIltartan Gregory museum the Beagh Holy wells trail, Sliabh Aughty mountains to mention just a few.
There are no rules rather host clarification on certain matters re heating water and waste management. Guest staying use the overhead ensuite. Shower , toilet & handbasin.
They also can access the downstairs, shower, toilet and sauna. There is no bath at the chalet .
Guests are asked to be mindful of over usage of water, heat and electricity as overuse may involve a surcharge.
Guests are asked to ensure that the chalet is fully cleaned on departure. Normally a 25 euro cleaning fee applies. However this charge is fully refunded on leaving place fully cleaned.
The washer dryer is located in the owner dwelling ( utility room) . A 7 euro charge per wash load . Drying is normally out of doors clothes line weather permitting or on the rail overhead the storage heater.
Sauna session costs 7 Euro per hour. There is a laundry facility at nearby Labane petrol station.
Guests are not permitted to smoke within the property but may smoke outside the property.
While pets are allowed , they must be kept under control, not be left at the chalet unattended or alone at any time. Animals are not allowed rest on beds, on couches . All furnishings and drapes must be protected from dog hair etc . Dogs must be on lead in all public and chalet surrounds . Dog litter must be taken up and disposed in the nature.
Refuse: The chalet is located on a natural game sanctuary. It is not served by regular on site bin service hence the importance of careful refuse management.
Bottles glass tins drink cans and aluminium may be kept in bins provided and will be taken to bring banks by host free of charge.
Food waste, compostable degradable garbage will also be taken and disposed of by host free of charge.
All remaining garbage can be taken away by guests or may be placed in bags provided. 5 euro per bag fee applies ) and will be taken to collection point by host on the relevant dates following guest departure . Guests are asked if at all possible to keep waste to a minimum and not leave food waste or allow any waste into the down pipes or sink drains so as to prevent blockages or possible vermin attack.
