Soi Promsi 1, the road fronting the condo can be noisy in the early morning and around 6-8PM. IF traffic noises are a disturbance, you might consider this before renting.
Located between the trendy, lively, upscale Sukhumvit and Thonglor Districts condi is a 10 minute walk to Prom Phong Sky Train and Emporium shopping center. Shopping, beauty and massage salons, restaurants, pubs, cafes, banks, grocery stores...everything + more just minutes walk away. Taxi's CHEAP and plentiful all hours of the day.
For more than 2 persons, there will be additional usage charge for electricity, A/C, which is very expensive in Thailand. A/C use will be discussed and agreed upon by host and guests. If A/C useage exceeds agreements, these charges will be collected by airbnb after guest departure.
It is expected that one A/C will be used 24/, and used in areas where guests are. For example, at Night, one A/C in bedroom. During the daytime, one A/C in the living room/dining room A/C. All A/C should be turned off when leaving the unit.

A/C in every room
Balconies on each end of living area overlooking Thai homes and lush greenbelts. All windows open allowing breezes for those guests who dislike A/C. No screens, which are not needed. Small children however, must be carefully monitored for safety since the unit is on floor 5.
Parking free/secured and covered
The only items unavailable by western (foreign) standards are: an oven, limited hot water in bathrooms, no dishwasher (except by house keeper).
IF gas runs out for cooking, guests must be willing to go to management office and arrange with them to replace it. Management takes care of hooking it up and calling the gas company. That usually takes one day or less.
BOTTLED water is always recommended in Thailand. Guests supply their own easily bought at Fuji market which is across the street, open early and late. While the Thai government states water is safe for drinking, it is never recommended by us as owners.
We welcome negotiating rates, within reasonable limits. PLEASE don't hesitate asking. Highest priority goes to good guests.

We spent our Christmas and New Year at Kathy's apartment with friends. To curb myself sounding like a over-zealous groupie in the next 400 words, let me point out the only 2 near inconsequential negatives first; the pool is ice cold as it is covered and the road can be noisy (on the flip side you get a taxi in under 15 seconds flat). Now on with the good stuff; the pictures do not do this place justice. It's HUGE (one of the largest in the building, we checked them out) with a long corridor, spacious bedrooms and a huge living room and kitchen combo. Everything here is high quality and hasn't been bought on the usual Thailand cheap. Hard wooden floors, comfortable sofas, nice art and even high quality crockery and cutlery. Kathy said that her place was stocked with everything we would need; and she did not exaggerate. You have access to everything within walking distance - supermarkets, restaurants, 7-11, taxis, gym, rock climbing wall, ice cream shops and more. You could live happily never leaving the 300m around this apartment (I guiltily admit we spent more time in the apartment than tourists probably should). Kathy herself was lovely to deal with every step of the way. It can be hard knowing who to trust online especially when you've never met them. Learn from my experiences and understand that Kathy is genuinely looking our for and will make sure your stay is well co-ordinated with the building staff who are always cheerful and helpful. This ranks as one of our best Airbnb stays yet, and of the 50+ hotels and apartments we've stayed in over the last year Kathy's apartment is easily in the top 3.
