The location in the heart of downtown Kailua-Kona walk to everything! A No- smoking 400 sq ft studio condo in the heart of downtown Kailua-Kona. The studio is a very clean 4 star unit with budget accommodation prices with a lot of aloha! The condo sits off of Alii Drive between Lava Java and Bubba Gumps. The property has a pool, jacuzzi, BBQ and beautiful grounds that represent the best of Hawaii. Unit has a small kitchenette that includes a full sized new refrigerator, toaster, coffee maker, blender, rice maker and microwave and very basic eating utensils- plates, bowls, glasses, mugs, cutlery. Queen bed sleeps 2, there is a sofa twin bed in case you don't want to share. Flat screen HD TV and new Air Conditioning too! Unit also has a small lanai that overlooks the pool and jacuzzi and is a lovely place for some Kona coffee or island drinks. Quiet unit on top 3rd floor in the middle so little or no foot traffic (3rd floor/walk up). Internet in unit and public coin operated washer dryer on site. Restaurants, bars, and small beach just outside of your doorstep along with the weekly Farmer's Market. On-site FREE parking available although space may be limited after 6 PM so grab your spot early. Airport shuttle is approximately $28 for 2 people one way if you use speedi-shuttle- and make sure you pre-book- they don't take walk ups! Taxi is about $38 one way from the airport. No smoking condo complex is a unique property that really has "old Hawaii" flavor and it is in downtown Kona on Alii Drive. You are right in the downtown area and steps from beautiful water views, sunsets, and nightlife, but my unit is quiet and secluded from any noise. There are 100 units in the complex in (6) 3-story buildings and all condos are individually owned. The best part of the property is its grounds- boasting of dozens of native plants and soon to be a very very small botanical garden. Most owners take great pride in their "small slice" of Hawaii because they live on site part of the year and most of the owners keep the property maintained very well for ourselves and guests. My unit is kept clean, has some updates and we are hoping to do the bathroom in 2013 . All furnishings are Hawaiian contemporary and have much aloha. I have rented out my condo since 2004 and have enjoyed sharing Kona with many like minded travelers. We have made made major updates in 2014 and are very comfortable compared to the Sharaton, Marriott Courtyard, and Royal Kona!
I bought the studio in 2004 when I was an Ironman athlete and trained 3 months out of the year on the Big Island and I raced several Ironman World Championships in Kona. I later became a pure cyclist and today I still train on the Big Island several times a year.
Kona is my home away from home and is a pretty special place for me and it is fantastic to share a part of Hawaii with so many travelers. Owning a unit in Hawaii is expensive and we try to provide a nice clean travel option to budget minded travelers since so many options in the area can be dirty and uncomfortable or way too expensive.
I keep the studio with very basic amenities so not to over complicate things and it has exactly what you need to make a great trip comfortable. Although basic, we do try to keep quality and comfort in mind. We do not keep food or condiments in the unit between guests to avoid issues with heat, humidity, and bugs. If you plan on cooking on the BBQ you will need to bring or buy your own condiments (salt, pepper, sugar, etc).
At the start of your stay you will be provided with paper towels, a small dish soap, a cleaning sponge and dish towel, 2 rolls of toilet paper, shower soap,clean linens and towels. These amenities are not replenished during your stay and the guest will need to buy products beyond the supplied inventory. If 1-2 people staying 2-3 nights, the supply should be adequate. Condo is cleaned ONLY at departure. If you have a daily/weekly cleaning need, you need to let me know an we'll see what we can arrange at the guest's expense.
Although the condo is not the Ritz, it is a lovely clean little gem and a great landing spot to visit downtown Kona, the surrounding beaches, and even a visit to the volcano- a must visit in my humble opinion. I hope to meet you through Airbnb if you choose my place but either way enjoy Kona and the Big I and its beaches, surf, history...it is a spectacular island! With much Aloha, Neva

Interaction with Guests
Just communications mostly as I am off island most of the time but Ellen is my property manager and is on island all of the time to help with anything. Front desk check-in and check out and they are fantastic to my guests!
Walking to everything in downtown Kona including coffee, markets, pubs, restaurants, shopping, day spas etc.
Best swim beach in walking distance (5 minutes) is at Kona Pier in front of the King Kam (Courtyard) hotel. Paddle board rentals available there. I go there daily when on island for a refreshing dip. You can also swim the Ironman course from the Kona Pier and many like minded swimmers going out between 6AM and 8 AM.
You can walk to everything in downtown Kona from my place. There is a trolley, cabs, and bike rentals to help. A car is needed to explore on one's own time the many wonders of the island. Tours available to transport to volcano and other sites if needed.
Other Things to Note
We have internet shared with another unit, best from the lanai. The front desk can give you a code as well for internet in the lobby.
Hawaii GET and TAT Tax are 13.416% and included in the price.

+No Smoking anything in the unit including pakalolo-there is a designated smoking area for the property, inquire at the front desk. Breaking this rule will forfeit entire deposit.
+Remove trash/rubbish DAILY to avoid any bug issues PLEASE! and remove all trash/rubbish before leaving the unit
+Do NOT eat in the main room- please use the dining table provided on the lanai/porch. This avoids spills and bugs coming inside.
+Leave the parking permit at the front desk when checking out.
+Respect the condo and its contents- please treat it kindly so we all may continue to enjoy it.

Condo property is made up of owners and guests. Pool and quiet hours enforced at 10 PM. 2 adults max allowed to stay in studio. No smoking on property at all. No drinking alcohol at pool. No pets allowed on property. One time cleaning at check-out but guest may make arrangements for additional cleanings at their own expense. One time clean sheets and towels supplied at start of stay. Not that we have had a problem, but there is always a first...property manager takes an inventory every cleaning and any missing or destroyed towels, sheets, utensils, glasses, plates, or other items in the condo will be charged to the guest out of the security deposit. Property has 100 units in 6 buildings; please be respectful of your fellow guests and owners. Remove trash daily from the unit please to avoid inviting bugs in. Please eat all food on lanai/porch at the table to avoid food/drink accidents inside. Most importantly....enjoy Kona and the land of aloha!
The place was very modern, clean, and had everything that you needed for a short stay. It was the perfect location for our weekend trip, allowing us to walk to activities in town. I think the thing that struck me the most about this place is how beautiful and quiet it was. If we return to the area next March, we hope to stay here again.
A well oiled rental which looks as described; and obviously has the thumbs up from the majority of reviewers here so I won't reiterate the obvious plus' other than the fact that the price and location are the biggest attractions. However, I'm sad to have to say that the bed was the most uncomfortable I've ever encountered anywhere. I couldn't understand why until I looked under the coverings the day we left to discover it's missing a mattress! It's just a box spring with a thin, yellow low density piece of foam, maybe an inch or two thick. For those who found the accommodations comfortable I must assume they are used to sleeping on the floor. The host was professional and respectful with the flow of information regarding the unit but had I known there was not a conventional bed complete with a normal mattress I would have never booked. The hosts are explicit regarding the costs of replacing broken dishes and furnishings and you will find decorative admonishments throughout of do's and don'ts which are a bit redundant and seem anal. A simple plea to respect the property as stated in the house rules is enough for any well reviewed airbnb user.
Aloha David! Thank you again for your stay, we always appreciate a lively guest! I am sorry the bed was not to your comfort level. We have hosted 300+ guests and never quite heard a comment like yours, but everybody is allowed their opinion and a mattress if a very personal opinion. Indeed it is a mattress and it is a firm mattress with a $200+ topper that is specifically designed NOT to be a "HOT" memory foam topper (yes, I splurged for a good one) on it to help accommodate everybody. We had a mattress that was "too soft" and had lots of negative comments, so we got a firm mattress and certain folks found it fabulous and others too hard- so we added the topper. We also had guests ask for a place to store their unused suitcases, so we changed out the basic box spring for a "smart base bed frame" that gave more room under the bed. I sleep on this bed and foundation 4 months out of the year and I am perfect but I understand what works for me did not for you. Here is the write up on the foundation: "The Spa Sensations Steel Smart Base Bed Frame is a steel bed foundation that eliminates the need for a box spring". Again, I am so sorry you did not find the comfort to your liking. We do have the two twin mattresses on the sofa that are "plush" I guess that could have been used as an alternative.
Finally, of course we know a great AirBnB user reads the instructions and house rules, thank you! That includes contacting me directly if I can help you with something vs writing a review and telling me on a public forum for the first time :). Not all my guests are AirBnB users and I do not get to meet or "vet" all guests and they do not get a house rules and we were having trouble so opted for a subtle way of asking for consideration of my slice of aloha with 3 small picture frames. I appreciate your comments and next time feel free to call or email me and share them with me or your host in person. And yes, I do keep my unit maintained and up to date with any profits from my rentals and also keep my rates $25-$100 a night less than other comparable units as I feel it allows my guests to have a nice place to stay in downtown where they may feel welcome and comfortable. Lovely studio flat, really close to all the bars, cafes and shops and easy to drive anywhere. Check in was easy but we managed to get lost in between check in and the studio which is ridiculous when you know that the studio is in a building almost immediately behind the check in and lobby. We didn't realise that where we checked in was in the same resort as the studio.
Parking was fine, we always managed to get a space although we did ensure we were back not long after 6 each evening to stand a good chance of getting one. Studio had everything we needed and we had a great stay.
The place is as described, but it's more like a motel room in a big inn, not a private apartment.
Lots of "DON't do this" and "DONT do that" signs all over the place.
Aloha Phillip- Thank you for your stay and last minute booking. I am always weary of accepting last minute guests as there is no time to get to know each other. The unit is my home 4 months out of the year but I am off island the majority of the time as my listing explains. A management company books my unit out beyond AirBnB and we found it important after several incidents to let these guests understand they are renting my home not a hotel room that they could be careless with and pillage. These subtle notes stopped the bad behavior and are not directed at fabulous AirBnB guests. Safe travels and next time book in advance so we can get to know each other! Mahalo, Neva

Our stay at A Slice of Aloha was very comfortable and enjoyable. The unit is in an older complex, but the unit was mostly updated and had everything we needed. Being older, it was on the 3rd floor with no elevator which could be problematic for some. The complex was well maintained and check in and check out was easy. The location was fantastic and we could walk to everything in old Kona. Our only complaint was that we were unable to use Neva's internet service and the Co-op's internet service was inconsistent from Neva's unit. Parking was also an issue and we had to find parking on the street two of our four days. Other than those two issues, we had a lovely time and Neva was very responsive to any communications I sent to him.
Great value, beautiful apartment right across the road from the water. Perfect location close to everything in town. Check-in was a breeze and everything I needed was right there. I will definitely stay here again.

I am a former US Team cyclist and I am now training with Blind Visually Impaired Paralympic athletes on the tandem bicycle; I am the pilot. I love being outside a lot! Beaches, Mountains, Sun, Snow- its all good. I love to travel. Favorite recent trip was traveling around the United States in a 16' Airstream for 8 months. Not adverse to main stream hotels but I traveled for work and spent the night in them for many years and would prefer to stay in unique and more intimate places. I think AirBnB is a fantastic alternative to traditional travel!
