The space
Live like a Local! on a quiet treelined block. While I adhere to NYC laws, the space is designed to respect guests’ privacy:
Bedroom 1 - Queen Bed & Closet. Portable AC (July & August)
Bedroom 2- Queen Bed & Closet. Small Portable AC (July & August)
Bedrooms also equipped with stand alone fans, vornado thermostat heaters and sound machines.
The kitchen is a fully functional kitchen but with limited storage space and limited food prep space. It will always have one small pot, one small saucepan, toaster, electric kettle and coffee maker. All dishes & bowls are microwavable and PBA free in grey, the brand is 'simple essential'. * My coffee table in the living room can convert into a dinning table.
For Coned (Electricity) and DEP (Water/Hot Water) The city handles electricity and water. If there is any disruptions in services or any type of outages. I am not held liable.
The bedroom overlooking the backyard. The queen bed, the head and foot of the bed touches the wall. This means there is NO clearance to go around the bed.
10 steps to get into the house. For older guests i can send a video if you want ro see the flight of stairs
Although, we have Wifi throughout the airbnb listing. We have Optimum cable in Bushwick. The wires are above ground. I have the fastest Internet speed but I can NOT guarantee the speed or be responsible if optimum has any outages for any period of time during your stay. I am not held liable for any interruptions or outages.
TV. You must use your own login to view. No broadcast news or local news channels.
Winter Season Note: While the house is heated by radiators throughout, it is an old house built in 1901. This house is drafty. We find the house stays best when supplemented by Vornado thermostat heaters. Vornado thermostat heaters has the capacity to keep the space very warm and provides an extra degree of control to guests, as well.
Steps from restaurants, bars, organic grocery stores, Dollar General store, nightlife and cafes. Laundromat at the corner. Free public street car parking. (I do not have a driveway.)
Guest access
Fully secured with security cameras, gated windows, security iron storm doors and iron front interior doors. No locks on bedroom doors inside my duplex as per nyc law, only the bathroom doors have locks.
Check-In is 4:00 PM, latest checkout time is 10:00 AM.
We recycle its New York State law so please be ok with recycling. The bins are labeled.
I am super allergic to cats and dogs, so I have a no pets policy. Sorry.
No smoking, no vaping and no pot. You will receive an email before checkin regarding penalties. I have a smoke detection sensor

HOUSE RULES:
NO Friends or Family: For any amount/length of time (without previous approval from your host)
NO SHOES in my duplex. Please
NO SMOKING/VAPING/POT/INCENSE/CANDLES/DRUGS: Please smoke on the street outside our gate and discard your extinguished cigarette butts in the Trash can inside the front gate. (Make sure front door is closed so smoke does not funnel into the house)
ELECTRICITY OFF. Please don't leave the lights, air conditioners, heaters or any electronics on when you are not home
NO LOUD MUSIC Quiet time between 10pm-9am
DO NOT USE my towels, hand towels or washcloth to remove your makeup or to clean up after spills (I provide dishes paper found in the kitchen for spills and Embroidered 'Makeup' Black Washcloths in the bathroom for makeup removal.) If you do use my towels, hand towels and washcloths to remove makeup or for example to clean coffee spills (this has happened) and the stains do not come out, you will be charged a replacement fee. Fee: $8 for a bath towel, $5 for a hand towel, $4 for a washcloth.
BREAK/DAMAGE (something), please let me know and arrange for its replacement or repair
DO NOT LEAVE FOOD OUT. My home is pest-free, and I intend to keep it that way with your help.
RETURN ALL KEYS & UMBRELLAS. There is a $5 replacement fee per (key) set. Replacement for an umbrella is $8.
NO PETS I am extremely allergic to dogs and cats. Even if your dog is labeled "hypoallergenic", they still have the protein that will make me sick. I absolutely do NOT allow any dogs/cats/hamsters in my house.
MAXIMUM OCCUPANCY is set for 2 guests. *Infants and children have to be included in head count. The maximum guests allowed is 2 which Abides by New York Law 18.
ONE PERSON: If a confirmed booking is for one person, any additional person checking in after confirmed booking will be charged an additional guest fee per night for the duration of their stay.
This listing holds a 'Strict Airbnb' Cancellation Policy. Most of my guests buy outside Travelers Trip Insurance to protect against, sickness, death, weather or travel delays.
