Come stay in your own artist-decorated, peaceful, bright garden studio apartment with a private, secure entrance, near hiking and biking trails, the beach, museums, parks and really any kind of restaurant you want. We love our city and if you want advice, we are excited to help you plan your trip.
What makes our place special:
*Privacy and quiet: You have a separate entrance (through garage) into your bright studio apartment, which includes a queen sized bed, closet, kitchenette, and full bathroom (all private).
*Access from the bedroom to the backyard
*Close proximity to nature and restaurants (see below)
*Complementary bottle of California wine, a snack to get you going, and coffee and tea.
*Notes about the space: This is a three-room studio apartment (bedroom, bath, kitchenette -see photos). The bedroom has a table and seating area good for 2 to share a meal, and the kitchenette is a small galley that includes the following amenities: small fridge, single-burner range, small counter-top oven/toaster oven, microwave, electric tea kettle. The bathroom has a shower but no tub. There is no TV in the space - we typically watch on our computer through the wireless.
We have two young kids and we are up early in the morning. We don't wear shoes in the house, are quiet in the morning, and are out of the house most mornings by 7:30 am. We ask guests to comment on sound in the apartment, so please read reviews to get a sense of the place.
Absolutely NO SMOKING on the premises, and we CAN'T HOST SMOKERS in our house due to severe allergies.
CHECK-IN is after 5pm - we know this is late, but we need the time to clean the apartment. If you would like to come by early to drop off your bags and go explore, just let us know.
Parking: There is street parking that is reasonable (by San Francisco standards) which means that you may have to look for a few minutes and possibly park a block or two away.

We have a backyard (now landscaped, and we need to update the photo), and you're welcome to use it for a morning coffee or afternoon drink.
Interaction with Guests
We live upstairs so are almost always around and available to answer questions about the place and your visit to the area.
We are located in a mecca for a large variety of restaurants. Our favorites, which are all within a 10 minute walk, include the reasonably-priced Bai Son (Thai), Mescolanza (Italian), Ton Kiang (Chinese/Dim Sum), Blufin Sushi, (unique Japanese/Sushi), La Vie Vietnamese Restaurant (Vietnamese-French) , John Cambell's Irish Bakery, (to-go Irish bakery), Gaspare's (family Italian joint), Tommy's (featuring the largest tequila selection on the West coast), Pizetta 211 (locally-sourced flatbread), Angelina's Cafe (breakfast/sandwiches), Gordo's Taqueria, (tacos and burritos), PPQ Dungeness Island (Vietnamese/CRAB!), Bill's Hamburger (best burger and malts in SF), Royal Ground Coffee (coffee shop). It would really be hard to get bored of the food options around here, because there are so many. We'd love to give advice after hearing what you're in the mood for.
2 blocks away is the 4-star Movie Theater, which shows indie and blockbuster films
Our favorite bars include Tommy's (where, if you ask, Julio will give you a introductory lesson on types and origins of tequila), Plough and Stars (an Irish Pub where you will find us on Sunday nights when people show up to play Irish music (seisiún)). Blackwell's Wines (tastings on Saturday from 2-6).
Nature and Parks
We live very close to some of San Francisco's best natural spots. Our favorites, which can be reached on foot, bike, or by bus/car are:
Land's End: beautiful hiking trail up on the cliff, overlooking the Golden Gate Bridge and Bay. Lindsay hikes here most days, and loves how the weather (fog/clear) changes the view). ((website hidden))

Ocean Beach: This long beach is a favorite for surfers (the 2011 Ripcurl Pro Search Surfing Event occurred in November). We like to bring coffee in the morning or burritos at sunset to walk and watch the waves and birds. There is also a hilarious (if you like dogs) event on Saturday mornings - small dog owners gather for a walk on the beach, and seeing hundreds of small dogs running around brings a smile to our faces every time. Golden Gate Park: From our place you can walk to the more natural part of the park (Stow Lake), open fields for picnics, and a short bus ride/bike/drive brings you to the museums. (http://www.golden-(email hidden)/)
Kid Parks: A few blocks away, appropriate for toddlers and older kids, is the Rochambeau Park. Our son has been pretty happy there!
Museums: The Legion of Honor, Cal Academy of Sciences and the DeYoung Museum and close by and easy to get to.
Hiking: We love how close good hiking is to our place. Good local hikes include the new Coastal Trail (starts at Baker Beach), Land's End, Golden Gate Park. We drive over the Golden Gate Bridge to Marin for a day hike most weekends and have maps and trail guides to share.
We can help you figure out where you want to go, but the 38 Geary Bus, which you pick up at the end of our block, is very convenient. It runs very regularly, early until late, and you can transfer ANYWHERE from this line - to all neighborhoods, museums, tourist attractions, etc. The bus brings you downtown (about a half hour), or out to Ocean beach.
We take public transportation from the San Francisco Airport, and Super Shuttle runs as well.
2 (adult) person maximum. There is room for a baby or toddler, but not for a third adult. Absolutely NO SMOKING OR DRUGS, and due to allergies, WE CAN'T HOST SMOKERS or pets. Your place is separate and private, but it is a city so we would like reasonable quiet at night because we are good neighbors.
L'appartement est très sympa, facilement accessible en bus, très bien équipé. Bryan est un hôte très agréable et disponible. Nous avions une bouteille de vin et des petites collations pour nous accueillir!
Nous étions avec notre fille de 18mois ce qui n'a posé aucun soucis. L'isolation est effectivement assez fine mais de bonnes boules quiès font largement l'affaire.

Lindsay nous a très bien accueillie. Le quartier est tranquille mais éloigné du centre ville nous obligeant à prendre le bus.
Quelques remarques : il a été difficile de profiter pleinement de notre séjour , en effet l'appartement est beaucoup trop bruyant : des enfants en bas âge qui sont réveillés des 6 h du matin et qui jouent juste au dessus empêcheent de dormir un minimum le matin et ce même avec les bouchons d'oreille fournis par Lindsay. Il y a également un manque de vaisselle : seulement une sauteuse et une casserole de petite taille, le micro onde est hors d'âge, le réfrigérateur également ne donnant que très peu de frais. Quant à la plaque chauffante, ça ressemble plus à un réchaud de camping lui aussi tres vieux. Enfin l'appartement n'était pas extrêmement propre. La literie par contre était tres bonne. Avec quelques améliorations tout cela pourrait être nettement mieux. Reste le problème de bruit fort désagréable. L'entrée pour accéder a l'appartement n'est pas tres avenante également.
Lovely place to stay! I needed something seamless for a quick work trip and the place was lovely. I'm familiar with the city and transit was no problem.
I didn't meet B&L bc of my frantic schedule but they were sure to check in via text, make sure everything was good, but happy to let me go about my way which was very considerate of them.
The other reviews are pretty accurate- clean place, comfy bed, nice bathroom and water pressure (KEY in SF) and clear notes from the hosts on how to check in and out. My only con is that the insulation is thin and you can clearly hear the family upstairs. Again, not an issue for me as I sleep heavy and was up and out a lot. Plus- they sounded like a delight. Children giggles don't bother me! :) I recommend the spot for sure!
Lindsay and Brian were great hosts. When we arrived Lindsay greeted us and let us drop off our bags before the official check in time. The apartment was in great shape when we arrived later that day. They left a bottle of wine and some snacks for us which were a very nice touch. The room itself was as advertised. It could get a bit damp, most likely because of its proximity to the water but it wasn't anything that detracted from our stay. The neighborhood was great and we ended up eating out mostly around there because the dining options were very good and very affordable. We noticed in reviews of fancier restaurants downtown that many chefs got their start in the Richmond District so there was no shortage of good options. The area is far from downtown but we had no issue getting around using public transit, bikes we rented, and Zipcar.
My friend and I stayed for a week in early March during our first visit to SF.
ACCURACY: True to the photos and listing description.
LOCATION: Really great. Although the Richmond District is farther from downtown areas and nightlife, it's full of restaurants, grocery stores, etc. Very residential, quiet, and safe. Also close to places like Lands End and the Golden Gate Park, if you love nature!
COMMUNICATION: Lindsay and Brian usually responded fairly quickly to messages. Although they weren't there in person when we arrived, Brian checked in on us later in the evening and was very welcoming. They were very responsive to concerns we sent them via text. Living right beneath their home was convenient for things like that.
CHECK IN: It's great that they were so flexible with times. We arrived early, but they had told us that it was fine for us to leave our luggage and come back later after the place was cleaned. The key was in a little key box at the door, so it was easy to check in and check out even when Lindsay and Brian weren't there.
CLEANLINESS: Some small issues regarding cleanliness. The apartment was generally clean, but definitely not spotless (dusty corners, sticky compost bin lid and handle, etc.). My biggest problem—bugs. There were a few small gnats and quite a lot of small ants crawling around. This is sort of understandable, since it's a basement unit, but we didn't leave any food out and the ants kept popping up (around 10+ a day) out of nowhere. It was especially inconvenient in the bathroom, since we were paranoid about stepping on ants right when we got out of the shower. We told Lindsay and Brian, and Lindsay immediately came down with some natural orange bug spray that she sprayed around the apartment, but they still kept coming. We just couldn't tell where the source was, otherwise we would've taken up Lindsay's offer to set an ant trap.
OTHER: The pillows and blankets were really great! The kitchenette, although limited, was perfectly fine for our needs. Noise level was a bit disturbing early in the morning (Lindsay and Brian live right above the basement with their small kids), but they supplied a white noise machine to help with that.
VALUE: Overall, a decent price for the city known for ridiculously expensive housing. Homey, comfortable, and a good place to come back to each night.
We had a great experience at Lindsay and Brian's studio. It is in a perfect location with lots of fantastic restaurants and coffee shops nearby. However the best part is that you're within walking distance to Golden Gate Park and spectacular views of the bridge. Would recommend this location to others and stay there on return trips to SF.

We are two teachers who love all that San Francisco has to offer. Brian is also a working artist and we are both avid hikers, swimmers (yes, you can swim in San Francisco), and campers, and love sharing our love for the beautiful outdoor spaces in San Francisco. While Brian is an excellent cook and loves shopping at the Asian markets around our home, we also love to eat out, and are happy to be living in a place with such good restaurants within a 1-10 minute walk!
