Come and go as you please. Beautiful 1260 Sq.Ft. home located just minutes to downtown Nashville, Bicentennial Mall, Farmers Market, and Germantown restaurants. I am a General Contractor and have built my home and 2 others in this super convenient up and coming historical neighborhood. I live just a few blocks away so i am available should you need anything. Great new Queen size Sofa Sleeper has just arrived for the Living Room!

What a beautiful and quiet house! This is new construction in a historic district, so it has the character and charm of a home that is much older with the amenities and cleanliness of a brand new property. My only regret is that we were so busy that we didn't get to spend much time in the house. The beds were very comfortable (MUCH better than the typical hotel bed), the kitchen was gorgeous and stocked with water, soda, coffee, hot chocolate, etc, there's a great walk-in closet in the master bedroom plus a large soaking tub in the master bath. The layout was perfect for a family or two couples, as the bedrooms each have their own bathroom and are situated on opposite sides of the house for maximum privacy. We didn't get to use the courtyard, but it is very charming, with a grill and nice deck/patio area. The neighborhood is close to everything - only about five minutes from downtown and 10 or so from Opry Mills, the Grand Ole Opry, etc. It is a transitional area so some of the houses in the neighborhood are run down - it's only a matter of time before they'll be snapped up and restored, but people who aren't used to staying in neighborhoods like this might be caught off guard. That being said, it was very quiet and safe and I had no concerns being there with my family. Rick was very responsive and wonderful to deal with, and you could tell how much he loves this house. He built it himself and only recently moved out, and it has been well-cared for. The decor is very tasteful with plenty of art, comfortable furniture, televisions in the living room and both bedrooms. This was our first AirBnB experience and it couldn't have been better!

We loved this place. We were in town for an event taking place downtown. Compared to the cost of hotels in the area, there is just no way you can pass up a deal like this. The home is beautifully designed and furnished with a gorgeous kitchen. There is a nice TV with at least basic cable in the living room and the Master bedroom. We also had access to wifi. The bedrooms were more than ample for us. We loved the bathroom and big closet off of the master bedroom. (Give the on demand hot water heater a minute to warm up and you'll have lots of nice hot water - you can reflect on the fact that you're using such an energy-efficient system while you wait.) We also took advantage of the washer and dryer. The entire house was clean and very comfortable. Though we never got to meet Rick in person, he was very quick to communicate via text or email. He left Pepsis and water in the fridge for us. The location of the home is very convenient to downtown - you can see the skyline down the street. It only takes a minute or two to be right at the farmers market by the state capitol building (and there's a grocery store on the way). Taxi fares downtown were less than $10 even on a weekend night. If you aren't used to "transitional neighborhoods" you might feel like you've taken a wrong turn once you're near Arthur street, but we felt quite safe in the area around the house. The area in front of the house is well lit and we enjoyed the off-street parking. The neighbor on one side of the house was really nice. Oreo the dog gave us some suspicious barks, but was nothing to worry about. The other structure next door seems to be a boarded up day care... which means there were no loud kids playing outside! There seemed to be a nice couple living in a little house at the back of the courtyard. They were quiet and we never had a chance to interact with them. All in all the experience was excellent and the price was really extraordinary for what you get - proximity to downtown in a beautifully appointed private townhouse in a "transitional" but apparently relatively safe neighborhood. We would love to return and will highly recommend it to others.
Response from Rick: Thanks for the great review...the church on the corner just bought that day care next door to me....so now they own everything in between my house and the church. I'm working with them to get that torn down. And yes....that is Miss Margaret that lives next door..sweetest little grandmother around! She would always make me a meal whenever she had her family together! ..and Oreo wouldn't hurt a thing. The studio out back is rented on Airbnb separately and has its own entrance thru the back patio area. I do love this neighborhood. It is up and coming as you can tell from the 4 new luxury townhouses being built just past the church and the 2 newly finished ones across the street. This is the 3rd house that i have built on this street. I sold the other 2 and lived in this house until July of last year, when i moved into my new house which is only a few blocks away. Once again, I'm glad you enjoyed the home, sorry i missed you!

UPDATE June 2014: The homes 2 doors down has jsut undergone a complete renovation!!..and the house 3 doors down is in the process of renovation!! On the other side 3 more houses have been torn down and the lots cleaned up. Not sure whats going in there..but i suspect condo's or something as the area is bursting with new construction and renovations!!! Looking great!

Interaction with Guests
With the front door code locks installed you are free to arrive at anytime after check-in without me having to meet you, But i am just a few blocks away if you need anything!
If you don't have a car I suggest downloading the LYFT or Uber application to your smartphone. This is definitely the best and cheapest way to get around the city by auto. It's about a $7 ride to the downtown entertainment district! Or you could walk (app 15 mins) to the Farmers Market and Bicentennial Mall State Park area. There you can rent bikes or catch the free downtown bus loop (Music City Circuit) that runs from 6 am till 6 pm at 7th and Harrison.
Other Things to Note
Check in is anytime after 4PM. Check out is by 11 AM. If you need in earlier, let me know. Please text me at checkout so i can let the maid know. She likes to start as early as possible.

LOCK: Push the Schlage button and turn the handle Clockwise. Then test the door to be sure its locked. Text me if you need anything.
Rental Rules: Guest agree to abide by the Rental Rules at all times while at the property and shall cause all member of the Rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
1.Age Requirements: Guests under the age of 21 unaccompanied by a parent or legal guardian will not be permitted to register and will lose all funds paid to the homeowner. Any reservations made under false pretenses will result in loss of advance payments and possible removal of guest from rental unit. The Homeowner reserves the right to refuse service to anyone.
2.Extra Guests: People other than those in the guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest.
3.Smoking: Smoking is NOT allowed inside the home.
4.Accidents, injuries, or illness: The home is privately owned. The owner is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whim they invite to use the premises.
5.Use of property: Keep the property and all furnishings in good order. Only use appliances for their intended uses.
6.Pets: Pets are NOT permitted.
7.Parking: Parking is limit to designated spots (do not block the driveway) or on street. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
8.Housekeeping: There is no daily maid service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
9.Weather: No refunds will be given for storms, rain, or other weather conditions.
10.Quiet Hours: Please respect the neighbors and others in the house by keeping noise down after 10:00 p.m.
11.Check-in policy: Check-in any time after 4:00 p.m. If the premises appear dirty or damaged upon check- in, Guest shall inform Homeowner immediately.
1. Guest must check out by 11:00 A.M.
2. Guest is required to leave the property in the same general condition that it was in upon check in by making sure dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted, and sanitized.
3. Please leave all used towels and sheets in the hamper in the bedroom closet.
4. Please text me at (phone number hidden) upon checkout so I can inform the cleaners.
5. Guest that do not vacate the rental property by 11:a.m. without the consent of the homeowner are subject to a fee equal to one (1) rental day.
13.Access: Guest shall allow homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
