The space
Please note that the hot tub is currently closed due to COVID 19 precautions.

Guest access
Guests have private use of our condo with access to a heated pool, hot tub, outdoor grill and picnic area, beach boardwalk and fitness room exclusive to guests of Beachside One.

Other things to note
Guests accept the following rental rules:
ADDRESS: 4012 Beachside One Drive, Sandestin, FL 32550

1. CHECK-IN TIME is AFTER 4 P.M. CST AND CHECKOUT is 10 A.M. CST. NO early check in or late check out.

2. This is a NON SMOKING unit.

3. NO PETS ALLOWED. Pets are not permitted in rental unit under any conditions.

4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

5. DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $250 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:
• No damage is done to unit or its contents, beyond normal wear and tear.
• Do not exceed maximum occupancy of 6 guests.
• No charges are incurred due to contraband, pets or collection of rents or services
rendered during the stay.
• All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in
the dishwasher and cleaned.
• All shuttle passes and pool bracelets are left on the kitchen table and unit is left locked.
• No linens are lost or damaged. Linens are not for use at the pool or beach.
All bath towels are left on the bathroom floor. All used beds are left unmade.
• No early check in or late check out.
• The renter is not evicted by the owner (or representative of the owner), the local law
enforcement, or the security company employed by Sandestin.

6. WEEKLY RENTAL PAYMENTS – An advance payment equal to 50% of the rental rate is required upon booking. The advance payment will be applied toward the room rent. The BALANCE OF RENT is due fourteen (14) days before your arrival date.

7. WEEKLY RENTAL CANCELLATIONS – All cancellations received at least 14 days in advance of the arrival date will receive a full refund. All cancellations received at least seven days in advance of the arrival date will receive a 50% refund. All cancellations received less than 7 days in advance of the arrival date will forfeit the full rental amount.

8. MONTHLY RESERVATION PAYMENTS – An advance payment equal to 50% of the rental rate is required 120 days before arrival. The advance payment will be applied toward the room rent. The advance payment is not a damage deposit. The BALANCE OF RENT is due 60 days before your arrival date.

9. MONTHLY RESERVATION CANCELLATIONS – All cancellations received more than 60 days from the arrival date will receive a full refund. All cancellations received less than 60 days from the arrival date will forfeit the $250 security deposit. All cancellations received less than 14 days from the arrival date will forfeit half of the rental fee and the $250 security deposit.

10. MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons.

11. MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.

12. INCLUSIVE FEES – Rates include a one-time linen & towel setup.

13. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the unit.

14. RATE CHANGES – Rates subject to change without notice.

15. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

16. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

17. STORM POLICY – No refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical
Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane
Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical
Storm/Hurricane Warning," area, we will refund:
o Any unused portion of rent from a guest currently registered;
o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

18. TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. This condo is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

19. TERMS OF OCCUPANCY - The rented property is a private residence and you agree to indemnify the owner for any damage or loss to the property or its contents that occur during your stay. Violation of occupancy limits will result in the forfeiture of all monies and termination of occupancy. We reserve the right to inspect the property during your stay. The owners of 4012 Beachside One are not liable for inoperable pool or failures of any equipment, systems, or appliances, as major repair problems cannot be foreseen. There are no rebates or refunds issued to Tenants for any reason as every good faith effort is made to insure the property is maintained to highest standards. Renter(s) is responsible for any damage incurred during his occupancy of the premises. Tenants are expected to care for the property as if it were their own. Tenant acknowledges that unless Owner is notified on day of check-in of any damage or cleaning concerns, then thereafter, all damages or concerns to the property during the occupancy will be Tenants responsibility and must be reported to Owner and paid prior to departure.

20. LOCKED AREAS for which Tenant is not provided a key, such as owners personal storage areas, are exempt from this lease agreement and are off limits to the Tenant. Forced entry into these areas is cause for immediate termination and Tenant will be charged for damage and/or missing items.

21. INDEMNITY. The Tenant agrees to release and indemnify the Owner and its Agent from and against all liability, should anyone be injured upon the premises during the term of the lease, resulting from any cause whatsoever, except in the case of personal injury caused by the negligent act of the Owner, his Agent or the Agent’s employees.

22. IN THE EVENT that the Owner is unable to deliver said property to Tenant under this lease agreement prior to occupancy because of fire, eminent domain, act of nature, double booking, delay in construction or any other reason whatsoever, Tenant hereby agrees that Owner’s sole liability as a result of these conditions is a full refund of all consideration previously tendered by Tenant.


COVID 19 ADDENDUM:

Please understand that additional cleaning is necessary for unit to be ready for your stay. Absolutely no early check in or late check out will be allowed for the safety of all guests and housekeeping staff. Some decorative items have been removed to limit surface exposure to any potential infectants. These items include: decorative pillows, throw blankets, etc.

The novel coronavirus, COVID-19, has been declared a worldwide pandemic by the World Health Organ-ization and the Center for Disease Control (CDC). COVID-19 is extremely contagious and is believed to spread mainly from person to person contact. As a result, federal, state, and local governments and fed-eral and state health agencies recommend social distancing and have, in many locations, prohibited the congregation of groups of people.

Neither the Lessor, nor the Beachside 1 Condominium Association, Inc can guarantee that tenant, its family, or guests will not become infected with COVID-19 while using the lease property and community amenities. Tenant acknowledges that Rental Management, Lessor and Association do not carry liability insurance providing coverage for contracting an infectious disease. Tenant also acknowledges the con-tagious nature of COVID-19 and voluntarily assumes the risk that tenant and all members of their party may be exposed to or infected by COVID-19 while using the leased property and community amenities and that such exposure or infection may result in personal injury, illness, permanent disability, and death.

Tenant agrees to assume all of the foregoing risks and accept sole responsibility for any injury to itself, members of its party and guests (including, but not limited to, personal injury, disability, and death), illness, damage, loss, claim, liability, or expense, of any kind that we may experience or incur in connection with our use of the rented property and community amenities.

Tenant hereby releases and covenant not to sue, discharges, and agrees to defend and hold harmless Rental Management, Lessor, and Beachside 1 Condominium Association, Inc of and from the claims, including all liabilities, claims, actions, damages, costs or expenses of any kind arising out of or relating thereto to the contraction of the coronavirus infection or COVID-19. Tenant understands and agrees that this release includes any claims based on the actions, omissions, or negligence of the Rental Management, Lessor, Beachside 1 Condominium Association, Inc, its employees, agents and representatives, whether a COVID-19 infection occurs before, during, or after the lease term.

Tenant acknowledges the contractual assumption of the risk as set forth herein is a specific condition of Lessor agreeing to lease the property. Tenant acknowledges this is a specifically negotiated term and monetary amount of the lease is specifically based upon the inclusions of this provision.

This document shall serve as the complete agreement between Renter and Doug and Jennifer Squire, property owners of 4012 Beachside One. Entry into 4012 Beachside One conveys your acceptance of the above terms.
