The apartment is spread over two rooms, one bedroom with a bathroom and a lounge with kitchenette, sofa bed is comfortable and spacious. At the center of a large entrance allows you to make breakfast. All around, it is surrounded by a terrace of 250 square meters with views that runs from the Castelli Romani Montemario, passing views of the beauties of the Roman rooftops. The neighborhood is very centrally located, offers a very business like Via Appia new, and excellent links with the city center. There are many different ethnic restaurants, pubs, pharmacies, cinemas and anything else you may need it. A food is just below the ground floor of the building.
From the figure excludes the 2 € per person per day required by the City of Rome as a tourist tax. Sheets and towels included. It is to add the final cleaning equal to € 30.00

The apartment has everything to offer, the 255 square meters of terrace are exclusive of the apartment, barbecue, table football, the sun loungers, hammock, games for children, a second outdoor shower.
Please smoke on the terrace, not to leave the outside lights always on, and not to private parties.
Interaction with Guests
I live on the 5th floor of the same building, I will not be in the apartment together with the guests, but I'm very helpful in case they need it, for anything.
San Giovanni is a historic district, featuring one of the most important basilicas. Famous is the market of Via Sannio this during the week, and then move on Sunday to the most famous PORTA PORTESE. The Via Appia Nuova, is a very commercial street for clothing. Finding a good restaurant downstairs is very easy, and can range from the typical Roman up to European to Asian.
Being part of the historic city, the neighborhood is well connected to the Colosseum, Piazza Venezia, Via del Corso, Piazza di Spagna and the Vatican
From Fiumicino you directly with a train that stops at Tuscolana Station (direction Fara Sabina-Orte), here you go down 300 meters there is my home, or by train you get to Termini station and then with the meter to the house. From Ciampino airport, there are various options, or a train to Anagnina, and it comes down to Pontelungo, or coaches that lead them to Termini and the Metro, direction ANAGNINA until Pontelungo. When booking, I sent a very detailed pdf file for which I have received many compliments for ease of use.

No Smoking inside, you can smoke in the 255 sq mt of terrace.
Please make sure you close the elevator's doors when you leave it, or it won't work for the next person.
Be careful not to drop anything from the terrace ... ten floors are so many ...
if you use the parasol, make sure to close it in case of wind

Right from the start Elisabetta was so helpful with any queries that I had and had such a quick response time. She even recommended and booked a local restaurant for us. We checked in late after a flight and were well looked after. On arrival we met her husband Riccardo, who was very informative about everything we needed to know about the flat and even some history about the area, very interesting. The shower has now been sorted, nice and warm, just make sure you shut the door properly to avoid leakage. The only let down was the lumpy pillows, but they really didn't put a downer on the fantastic apartment with beautiful views from the panoramic balcony and the complimentary bottle of wine. Much appreciated! Will be returning sometime.
L'appartamento e' molto carino e e ben arredato, proprio cosi' com'e' sulle foto. La cucina e' molto attrezzata. La terrazza poi e' da togliere il fiato, si vede tutta Roma. Il quartiere e' ben collegato con il centro sia con la metro che con i bus. Elisabetta ed il suo marito sono stati molto gentili e disponibili ( siamo arrivati quadi a mezzanotte e ci hanno accolti senza problemi). Grazie mille
The appartment is great, good bed, nice living room and a fabulous roof terrace. Elisabetta is very responsive and friendly. The location is excellent,300 meters from the tuscolana railway station and great local restaurants in walking distance.
During our stay there was a serious issue with the shower, as it did not work and no solution was available for this problem during our stay. Make sure you check this problem Has been slovend before you go. (It was told to us this will be solved at the end of november)
My mom and I sincerely enjoyed our stay in Rome. Elisabetta and her husband were very responsive before and throughout our stay. She greeted us upon our arrival and walked us through the place. The terrace is absolutely amazing! We enjoyed watching the sun rise and set from the 365 degree view from the terrace. They supplied us with all we needed for cooking/spicing up a few dishes we made on our own. The super market is conveniently located at the bottom of the building and there are a few restaurants within walking distance. We arrived via the metro and departed via the train to Fiumicino; both were located within a 3-5 minute walk from the apartment. We did have some trouble with getting the hot water in the shower to run but her husband quickly addressed the issue. We would highly recommend staying at their lovely Roman Terrace if you're looking for a spacious and relaxing escape from the hustle and bustle of your long days spent touring the city. It's easy to get to and from the sites using busses and the metro but it was a welcome relief to have a space to retreat to. Thank you!
Elisabetta was very personable and easy to work with. She took time to introduce us to the apartment and show us how to do everything. She provided a nice welcome package of wine and various snacks. Her restaurant recommendations and bus info were very helpful.
The apartment itself earns mixed reviews. It is very large--airy, with unmatched terrace space and views. It is on the 11th and top floor, but has a lift. There are huge windows for cross breezes. The bed is extremely comfortable. The kitchen, bedroom, and dining areas are spacious and attractive. The location is in a residential neighborhood, away from tourist activity, but with good bus service to all the main sights. It is a stone's throw from Tuscolana Station, which has four trains per hour serving Fiumicino Airport.
There were a few downsides, which may or may not be significant for other travelers. There is no dishwasher, and some of the dishes were not entirely clean. The living room couch shows some stains. The hot water service is erratic, and we had none in the shower at 6:00 a.m. when we had to get up early to leave for the airport. The host is aware of the water situation and is working on it.
Would we stay there again? Yes, if the hot water situation is rectified. The terrace and spectacular views and the spaciousness of the apartment are terrific.
Elisabetta was prompt to reply and sent us a detailed email on how to get to her place from both airports. She met me upon arrival, gave a tour of the apartment and had a bottle of wine for us!
The apartment was very clean, in a safe neighbourhood and very close to the metro.
We had a pleasant stay, after a long day it was nice to relax on the rooftop.
Nice apartment. Decent outside space. Big all-around view overlooking Rome. Helpful and informative hosts. Lovely local restaurant that Elisabetta's husband recommended that we dined at the night we arrived. Good accommodation at a great price.
