Well equipped kitchen, electric stoves, refrigerator. For babies under 3 years old, is available a little camp bed. The loft has an independent access on the building’s nice condominium terrace, that faces on the green courtyard below. The building is in a neighbourhood called “Trieste”, in a silent and quiet street near to a wellknown commercial area, with supermarkets, banks, pharmacy, restaurants and pizzerias, traditional ice cream parlour and bakery and three beautiful parks at least. The loft is extremely well connected by public transport to the very centre of Rome and to Termini Station (2 km). Just 10 minutes on foot (800 meters) to Metro (Line B1, Annibaliano Stop), connecting to Termini Station, Colosseum, Fori Imperiali and Circo Massimo. 5 minutes walking to characteristic Quartiere Coppedè, 10 minutes walking to Mausoleo di Santa Costanza and Catacombe di Santa Priscilla, 15 minutes to the Contemporary Art Museum MACRO; few bus stop to Galleria Borghese in the splendid Villa Borghese parc, the Bioparco, Palazzo delle Esposizioni, the colourfull and multiethnic Piazza Vittorio food Market, Piazza Venezia, Via del Corso, Piazza del Popolo, Piazza di Spagna, Piazza San Pietro, Piazza Navona and lot more.

The terrace is a shared space, so we kindly ask you to not be noisy and to be respectfull: you can use pliable table and chair to have your meals in open air but, when you finished, everything has to be bring back in the apartment.
At the moment of the check-in, the "overnight accomodation tax in Rome" has to been paid (3,50 euros a person for the first 10 days). Extract from the city of Rome's official site:
"The fee, which is intended to provide funds for the city’s organisation of services, is aimed at ensuring that the standard of the tourists’ stay is both highly efficient and of the best quality.
The fee came into effect on 1st January 2011 and is asked of anyone staying in any overnight accommodation inside Rome’s boundaries, with the sole of exception of hostels, at the end of each stay.
Please note that the fee is also asked of anyone who has booked or paid for the trip through a travel agency or tour operator and therefore pays by presenting a voucher at the reception desk.
Children under the age of ten years are exempt from payment.
Exemptions from payment of accommodation tax:
1. Residents of Rome.
2. Children up to the age of ten.
3. Guests staying in youth hostels.
4. The sick and persons caring for hospitalized patients (one carer per patient).
5. Parents accompanying sick children under the age of eighteen.
6. Coach drivers and tourist guides assisting groups organised by travel and tourist agencies (one driver and one tourist guide per 25 tourists).
7. On duty members of the police force and armed forces.

Al momento del check-in, va versata il contributo di soggiorno comunale (2 euro al giorno a persona per i primi 10 giorni). Estratto dal sito ufficiale del Comune di Roma:
"Il contributo, inteso come sostegno economico all’impegno della città nell’organizzare i servizi urbani, ha la finalità di garantire ai turisti la migliore e più efficiente accoglienza.
Il contributo è stato applicato a decorrere dal 1° gennaio 2011 ed è dovuto da chi soggiorna nelle strutture ricettive presenti nel territorio della città di Roma Capitale al termine di ciascun soggiorno, con la sola eccezione degli ostelli.

7. Il personale appartenente alla Polizia di Stato e alle altre forze armate che svolge attività di ordine e sicurezza pubblica.
8. Le strutture ricettive di qualunque tipo che insistono nell’enclave extraurbano di Roma Capitale denominata: frazione territoriale di Polline e Martignano.
I stayed a few days with my daughter in Simona and Fabio's appartment and we felt like we were at home! It's a very cosy place in a nice district of Rome, really convenient for tourism but quiet and pretty. Just perfect!
Mansarda piccola e accogliente. C'è tutto il necessario per stare bene. Hosts gentili e disponibili. Terrazza a disposizione molto carina. Condominio e quartiere molto belli, l'ideale per stare in città (10 min dal centro) ma in tranquillità, fuori dal caos dei quartieri più turistici.
Non abbiamo testato riscaldamento o aria condizionata perché la temperatura era ottima così com'era. Bagno piccolino (senza bidet). Pulizia ok. Dovesse capitare, torneremmo volentieri!
Had a fantastic time staying in the romantic loft. It certainly is romantic and cosy. Simona and Fabio were brilliant and couldn't have been more helpful, they even called to reserve a table at a local restaurant for us and went the extra mile to help us print some bus tickets. The loft is about a 20min walk into central Rome or if you'd prefer to use public transport it's on 2 main bus routes. We enjoyed the walk and stopped for breakfast at a cafe on the way in each morning and for gelato on the way home most nights to break up the walk a bit! We loved the apartment and would definitely stay here again if we are back in Rome!
Fabio showed us around the flat and described neighborhood around, which was helpful - especially locations of shops. The place was ok for a short term stay. Everything was clean and as shown in pictures and descriptions. 4 or 5 bus stations from Termini station made it easy to get to the city center.
I was so happy to stay at Simona's place. The directions were good, Fabio met me and made me feel welcome. I liked the neighborhood - it was safe and quiet, and had a grocery store and bank within easy walking distance. It was so nice to come home each evening to the quiet after the bustle of Rome.
We had a great stay in Fabio and Simona's apartment. It's in a great location just a short bus journey from the centre of Rome. The apartment itself is extremely clean, spacious and equipped with everything you need but the shower is quite small. The stove/heater meant the apartment was really cosy in winter!
This apartment is great value and Simonia responded really quickly to our emails.
Fabio and Simona were great hosts - giving us restaurant recommendations and even keeping our bags after check out. We would definitely recommend this as a lovely place to stay in Rome :)
My partner and I stayed at Simona's place for two evenings over the Valentines day weekend. Simona had honored two of our personal requests, that being if she could get us a bottle of wine for upon arrival (which we would reimburse her) and that our check-in would be after midnight. Simona was very helpful in the days prior to us arriving!
After this, we were however told to check out by 10am on a Sunday as they had a guest arriving on Sunday at noon and needed to prepare for their arrival. This had not been known to us prior to booking and it was not a very welcome message and did hinder our experience. After this it became very clear that the 'loft' is run very much like a hotel and lacks further personal touches.
In our announcment on airbnb is explicitly declared that check in can be done from 12 p.m. while check out time is not later than 10 a.m. (even though we can keep luggages further in case of necessity) we can be flexible on it in case we do not have another check in on the same day, but in your case we had another guest arriving in a couple of hours and we could not let you stay 'till later.
We are sorry but probably you did not read the announcement carefully enough!
