Comfortable victorian terraced home with 3 double bedrooms available for guests.
This room is an attic room with a double bed, it has a dormer window with views across the bay, it has a TV with DVD. There is a bathroom/walk in shower available to share situated on the floor below. There are tea and coffee making facilities in the bedroom. We will provide you with towels during your stay.
We have an open fire in the living room and a gas fire in the dining room. Guests are welcome to share the rest of the house with us if they wish, or they can make use of the dining room with it's sofa, TV and music system in privacy if they prefer. You are welcome to use the kitchen, please refer to house rules tab for more information.
We have wifi, the code is provided on arrival.
You are welcome to help yourselves to tea/coffee during your stay, supplies are in your bedroom and can be topped up on request.
We will provide you with a simple breakfast of hot drinks, juice, toast and cereal at no extra charge. We will set the table for you, usually in the dining room, and try to make you comfortable.
However, if you would like us to make you a full breakfast with all the trimmings we can do this for £5 pp. If you would like this service please let us know when you book, so that we can shop.
We overlook and have views across Morecambe Bay. We are only 5 minutes walk from Grange over Sands train station, and 2 minutes from popular wedding venue hotels (for those who don't want to pay hotel prices). There is a bus stop nearby.
There are lots of local walks across the fells or if you prefer, a flat walk along the promenade closeby. You can walk on the sandy grass of the bay with care, beware of quicksand! It's a great place for observing birds and picking wild samphire in the summer months.
We are also close to a golf course.
We have lots of maps and reference books to show you if you want to walk in the lakes.
Grange is a quiet town with a duck pond, small shops and coffee shops nearby. Cartmel village, with it's traditional pubs, priory and gift shops is only three miles away.

For visitors who would like to walk the fells and are unsure of the routes, I have a friend who would be happy to transport guests and take them on guided walks for a fee of £60 per group per day. She will collect you, arrange a walk to suit your needs, take you, lead the walk and bring you back to us in the evening. If you would like to take advantage of this service please let me know in advance, so that I can find out if my friend is available.
If you want to explore the South Lakes, then Grange-over-Sands could be a marvellous start-point, and you would be hard pressed to find a more attractive, convenient and hospitable place to stay than Hat and Tom's home. The view from this bedroom is all I wished for and I was made to feel very welcome; everything possible was done to make me feel relaxed and 'at home'. I loved the position of the house - so close to the rail station and to the dramatic esplanade of Grange-over-Sands. Thank you so much Hat, Tom, George and your lovely grandchildren.
Hat have been super welcoming and caring. We initially wanted to book the ensuite but since it was only available for the last two nights, we settled for room 3 for the first night. It was a very cosy, clean and very quiet room even though it was on the street side. The shared bathroom was huge and also very clean and accommodating. We also could see the moon over the bay which was awesome! We can strongly recommend the full English breakfast as it really sets you up for a long day out hiking. Parking was also easy just opposite the house. Wifi was fast and reliable. All in all thank you so much Hat for a very relaxing stay!
Hat was a great host, and her house is both beautiful and a cozy place to stay. We enjoyed the warm fireplace and the lavish morning breakfasts, and taking a bath after a cold day's hike.
Hat was great at being in touch in advance to make sure we had all we needed. Our stay was incredibly short, but she gave us a great welcome with offers of wine and lovely biscuits and even laid out an early breakfast for me before I went for my train. Very comfy bed, roomy bedroom and great shower! Great house; great host. Thanks!
It was the best experience and both Mr and Mrs Robson are great people. Very good hosts and we would love to be their guests again. We will definitely recommend them to our friends. Mr Robson even gave us lift in his car and explained much about the area as well. Needless to say, they have so much knowledge of the place where they live in and also about other areas in the Lake District.
Their house is perfectly located and Mrs Robson is gem of a person. Perfect hostess she is... love her.
My husband and I had a wonderful 3 night stay at Grange Over Sands with Hat and Tom. They were the perfect hosts and made us so very welcome it was like staying with family. The room and bathroom were warm, spacious, clean and comfortable - the location was excellent! I would highly recommend this property to anyone.
First of all, Grange-Over-Sands is amazing place! If you plan to visit only Lake district, we highly recommend to visit G-O-S as well.
Hat and Tom were excellent hosts, they helped us a lot to walk around the area and Lake district.
Although we arrived there without the information that we can't catch buses on Sunday, thanks to their kindness we could really enjoy the time. We really appreciate it.
We stayed clean and tidy room from which we could have ocean view!
And kitchen is also excellent, high standard to cook with.

Hat and Tom were lovely hosts and made us feel welcome and at home. The rooms were clean, comfortable and well-decorated and we were also invited to freely use all common areas of the house. Both the full breakfast option and the light one were great.
The house is located just by the ocean and in very cosy town with plenty of food options and nice walks by the sea. Just right next door was Netherwood hotel were we enjoyed a wonderful lunch in a classic English setting.
Overall we had a superb experience and would gladly stay in their beautiful home again. Above all, what made it truly outstanding was Hat's and Tom's unsurpassed hospitality and interest in their guests.
