Comfortable victorian terraced home with 3 double bedrooms available for guests.
This room is an attic room with a double bed, it has a dormer window with views across the bay, it has a TV with DVD. There is a bathroom/walk in shower available to share situated on the floor below. There are tea and coffee making facilities in the bedroom. We will provide you with towels during your stay.
We have an open fire in the living room and a gas fire in the dining room. Guests are welcome to share the rest of the house with us if they wish, or they can make use of the dining room with it's sofa, TV and music system in privacy if they prefer. You are welcome to use the kitchen, please refer to house rules tab for more information.
We have wifi, the code is provided on arrival.
You are welcome to help yourselves to tea/coffee during your stay, supplies are in your bedroom and can be topped up on request.
We will provide you with a simple breakfast of hot drinks, juice, toast and cereal at no extra charge. We will set the table for you, usually in the dining room, and try to make you comfortable.
However, if you would like us to make you a full breakfast with all the trimmings we can do this for £5 pp (this breakfast fee is payable on arrival as it is not included in the booking fee). If you would like this service please let us know when you book, so that we can shop.
We overlook and have views across Morecambe Bay. We are only 5 minutes walk from Grange over Sands train station, and 2 minutes from popular wedding venue hotels (for those who don't want to pay hotel prices). There is a bus stop nearby.
There are lots of local walks across the fells or if you prefer, a flat walk along the promenade closeby. You can walk on the sandy grass of the bay with care, beware of quicksand! It's a great place for observing birds and picking wild samphire in the summer months.
We are also close to a golf course.
We have lots of maps and reference books to show you if you want to walk in the lakes.
Grange is a quiet town with a duck pond, small shops and coffee shops nearby. Cartmel village, with it's traditional pubs, priory and gift shops is only three miles away.

For visitors who would like to walk the fells and are unsure of the routes, I have a friend who would be happy to transport guests and take them on guided walks for a fee of £60 per group per day. She will collect you, arrange a walk to suit your needs, take you, lead the walk and bring you back to us in the evening. If you would like to take advantage of this service please let me know in advance, so that I can find out if my friend is available.

We are a no smoking house, therefore would request no smoking inside, but you would be welcome to smoke in the garden.
If you would like to use the kitchen to cook an evening meal, prepare a 'ready meal' or a takeaway we are happy to oblige, we just ask that you let us know in advance so that we can leave you space and time.
Hat has a lovely home in a beautiful part of the country. I really enjoyed my stay. I needed some time to just relax and have peace and quiet, and Hat and Tom gave me that. Everything about the experience was enjoyable, and they have some great resources for walks in the Lake District and around Grange. Definitely recommend very highly!
Hat and Tom are brilliant, accommodating hosts and made our stay as comfortable as possible. Their home is lovely, and the breakfast was splendid. They told us all about the local area and where to go. We would definitely stay with them again. Thanks Hat!!
Hat and Tom were absolutely amazing hosts! They were friendly, welcoming and happy to give us advice on the local area. They provide a fantastic breakfast, we definitely felt spoiled! The house is big and beautiful and the room was lovely, clean and spacious! We would definitely stay here again and highly recommend their rooms!
If your in the area and you need looking for an air bnb, you would be hard pressed to find a better place than this, lovely from start to finish.
Hat and Tom were warm and welcoming. Upon arriving, Hat immediately offered me some tea, and later that evening, she offered me freshly picked vegetables from her garden to go with the packed dinner which I had bought from town. There was cake that evening too! Yum! Hat and Tom were also kind enough to offer me transportation to the nearby village, Cartmel. Loved my room on the top-most floor - I had a view of the sea, and the furnishings were tasteful. My favourite spot at Hat's - their secret garden! It's a great place for reflection and some quiet time.
I had initially picked Grange as my base to visit the more popular towns in the Lake District, but I fell in love with both Grange and Cartmel and decided that Windermere and the other towns would just have to wait.
Note: Cartmel has some top-notch restaurants.
We loved our experience at a Hat's place. We were warmly welcomed and treated to delicious cheesecake and tea. The location was a great starting point to explore the lake district and Hat provided lots of tips and guide books for our days out. Our trip was too short and we will definitely come back for a longer stay. Would highly recommend.
Some B and B's have got a bit commercial, like small hotels. This by contrast is an old school B & B, it felt like being welcomed into a friend's home. Lovely hosts, nice location. We had the attic room with the sea view; the speed with which the water comes and goes shows that the warnings about being cut off in Morecambe Bay are not empty rhetoric.
The house might not suit everybody, but the steps and the shared toilet are clearly spelled out in the details. We will certainly come again.
