Comfortable victorian terraced home with 3 double bedrooms available for guests.
This bedroom has a sofa, TV, and a wash handbasin. There is a bathroom/walk in shower available to share. The bedroom is at the front of the house and overlooks the bay. Tea and coffee making facilities are available in the bedroom. We will provide you with towels during your stay.
We have an open fire in the living room and a gas fire in the dining room. Guests are welcome to share the rest of the house with us if they wish, or they can make use of the dining room with it's sofa, TV and music system in privacy if they prefer. You are welcome to use the kitchen, please refer to house rules tab for more information.
We have wifi, the code is provided on arrival.
You are welcome to help yourselves to tea/coffee during your stay, supplies are in your bedroom and can be topped up on request.
We will provide you with a simple breakfast of hot drinks, juice, fresh fruit, toast and cereal at no extra charge and we usually serve this in the dining room. We'll set the table for you, and try to make you comfortable.
However, if you would like us to make you a full english breakfast with all the trimmings we can do this for £5 pp (this breakfast fee is payable on arrival as it is not included in the booking fee).

(For guests who may want to come here by train, either from Scotland or the south, please be aware that your route should take you via LANCASTER to Grange-over-Sands, and not WINDERMERE as there is no train line from Windermere to Grange. from Windermere you would need to take 2 buses to get to us).
We overlook and have views across Morecambe Bay. We are only 5 minutes walk from Grange over Sands train station, and 2 minutes from popular wedding venue hotels (for those who don't want to pay hotel prices). There is a bus stop nearby.
There are lots of local walks across the fells or if you prefer, a flat walk along the promenade closeby. You can walk on the sandy grass of the bay with care, beware of quicksand! It's a great place for observing birds and picking wild samphire in the summer months.
We are also close to a golf course.
We have lots of maps and reference books to show you if you want to walk in the lakes.
Grange is a quiet town with a duck pond, small shops and coffee shops nearby. Cartmel village, with it's traditional pubs, priory and gift shops is only three miles away. For the foodies among you Cartmel is also home to the award winning l'enclume restaurant, as featured in 'The Trip'.

For visitors who would like to walk the fells and are unsure of the routes, I have a friend who would be happy to transport guests and take them on guided walks for a fee of £60 per group per day. She will collect you, arrange a walk to suit your needs, take you, lead the walk and bring you back to us in the evening. If you would like to make use of this service please let me know in advance if possible, so that I can make sure she is available.

We are a no smoking house, therefore would request no smoking inside, but you would be welcome to smoke in the garden.
If you would like to use the kitchen to cook an evening meal, prepare a 'ready meal' or a takeaway we are happy to oblige, we just ask that you let us know in advance so that we can leave you space and time.
My daughter and I really enjoyed staying with Tom and Hat. They were both very friendly and helpful. The home is lovely and the location is fantastic. They have a back garden that was very nice and welcomed us to spend time there. We walked to the village and beach in just a few minutes. It was a good beginning place to explore the Lake District by car also. I would definitely stay here again!
Hat's home was beautiful and in a stunning location. She was very welcoming and generous and was a terrific host.
Although just off a relatively busy road, the house was quiet and peaceful, with a garden backing on to a wood.
We had a wonderful time in Grange over Sands. Hat and Tom made us feel very welcome and gave us lots of useful information for our travels in the Lake District. Our accommodations were clean and comfortable. Breakfast was excellent -- lots of fresh fruit, cereals, and toast. We enjoyed many good conversations with Hat and Tom and felt very much at home while we were there.
We highly recommend staying at Tom and Hat's place when visiting the Lake District.
Hat was very friendly and welcoming. She offered tea as soon as we arrived and then showed us around her home and up to our room.
The room was as described and very comfortable.
Hat made us very welcome and was able to offer very good advice of her local area. We took her suggestion and went for dinner in nearby Cartmel and very glad we did.
I would not hesitate to recommend Hat's home to anyone visiting her area.
It was the first time me and my girlfriend (24 and 26) booked via Airbnb. We cannot think about a better Airbnb place than the lovely house of great host Hat.
Her helpful and caring manner made us feel like welcome guests in her home. Actually it felt like home for us.
The house was very clean and cosy and the breakfast she prepared was perfect and included in the booking price. Our room had a lovely view over the sea and the house is very well situated. Apart from the close lake Windermere, Grange itself offered many opportunities to spend our time. And when we didn't know how to make the best out of our time, Hat was always there with a kind and helpful advice. She even drove us to Lakeside where a boat route over lake Windermere starts (and picked us up at the end of the day).
So all in all a perfect house with a perfect situation and of course a perfect host. Thanks Hat!
