Comfortable victorian terraced home with 3 double bedrooms available for guests.
This bedroom has a sofa, TV, and a wash handbasin. There is a bathroom/walk in shower available to share. The bedroom is at the front of the house and overlooks the bay. Tea and coffee making facilities are available in the bedroom. We will provide you with towels during your stay.
We have an open fire in the living room and a gas fire in the dining room. Guests are welcome to share the rest of the house with us if they wish, or they can make use of the dining room with it's sofa, TV and music system in privacy if they prefer. You are welcome to use the kitchen, please refer to house rules tab for more information.
We have wifi, the code is provided on arrival.
You are welcome to help yourselves to tea/coffee during your stay, supplies are in your bedroom and can be topped up on request.
We will provide you with a simple breakfast of hot drinks, juice, toast and cereal at no extra charge and we usually serve this in the dining room. We'll set the table for you, and try to make you comfortable.
However, if you would like us to make you a full english breakfast with all the trimmings we can do this for £5 pp (this breakfast fee is payable on arrival as it is not included in the booking fee).

(For guests flying into London who may want to come here by train please be aware that your route should take you via LANCASTER to Grange-over-Sands, and not Windermere as there is no train line from Windermere to Grange).
We overlook and have views across Morecambe Bay. We are only 5 minutes walk from Grange over Sands train station, and 2 minutes from popular wedding venue hotels (for those who don't want to pay hotel prices). There is a bus stop nearby.
There are lots of local walks across the fells or if you prefer, a flat walk along the promenade closeby. You can walk on the sandy grass of the bay with care, beware of quicksand! It's a great place for observing birds and picking wild samphire in the summer months.
We are also close to a golf course.
We have lots of maps and reference books to show you if you want to walk in the lakes.
Grange is a quiet town with a duck pond, small shops and coffee shops nearby. Cartmel village, with it's traditional pubs, priory and gift shops is only three miles away. For the foodies among you Cartmel is also home to the award winning l'enclume restaurant, as featured in 'The Trip'.

For visitors who would like to walk the fells and are unsure of the routes, I have a friend who would be happy to transport guests and take them on guided walks for a fee of £60 per group per day. She will collect you, arrange a walk to suit your needs, take you, lead the walk and bring you back to us in the evening. If you would like to make use of this service please let me know in advance if possible, so that I can make sure she is available.
Other Things to Note
Please note that we prefer guests to check in before 10pm, thank you.
We are a no smoking house, therefore would request no smoking inside, but you would be welcome to smoke in the garden.
If you would like to use the kitchen to cook an evening meal, prepare a 'ready meal' or a takeaway we are happy to oblige, we just ask that you let us know in advance so that we can leave you space and time.
We really enjoyed our short stay with Hat and Tom – they were very lovely people with a beautiful home, and they made us feel comfortable and welcomed during our time there.
The room was really nice and of a good size, overlooking the bay. The house was in a good location for us, with easy access to the motorway and the rest of the Lake District.
Definitely would recommend Hat and Tom as hosts, and their home as great accommodation. Hope to stay with you guys again.

Hat's place is a great option for all going to Lake District. We only stayed one night, but if we could we would stay longer as Hat and her husband made the stay very nice and comfortable. The room was good size with an outstanding view of the bay. We enjoyed the breakfast and followed their tips on where to go on a rainy day :)

It was a pleasure staying at Hat's and Tom's house. They were really nice hosts. On arrival we were offered a cup of tea and, lucky us, it came with just baked shortbread. So yummy! And they even had toys for our son. :) The bed was very comfortable and the view from the room is just amazing.
Hat was very lovely and made us feel very welcome in her house. Hat was helpful when were deciding on where to go for dinner and gave us a good town to try and even offered to set up the sitting room if we would prefer to get a take away. Breakfast was lovely and would visit again.
The only thing i didn't like about it was leaving. A beautiful room with amazing view, terrific shower and delightful, helpful, interesting hosts. When you go there take note of the stained glass front door made by Hat. It is beautiful. We will be there again. Thanks Hat and Tom.
This was our third stay with Hat and Tom. They're really great hosts being friendly, knowledgeable and making great cakes. We've always stayed in the sea view room, as the view across the bay is so lovely - I even got to view a partial eclipse through the bedroom window. The bathroom is shared but that's never been a problem. Breakfast is very good with a wide range of cereals, fruit and some excellent jams to go with toast. I'm sure we'll be back again when we have our next adventure in the South Lakes.
