Comfortable victorian terraced home with 3 double bedrooms available for guests.
This bedroom has a sofa, TV, and a wash handbasin. There is a bathroom/walk in shower available to share. The bedroom is at the front of the house and overlooks the bay. Tea and coffee making facilities are available in the bedroom. We will provide you with towels during your stay.
We have an open fire in the living room and a gas fire in the dining room. Guests are welcome to share the rest of the house with us if they wish, or they can make use of the dining room with it's sofa, TV and music system in privacy if they prefer. You are welcome to use the kitchen, please refer to house rules tab for more information.
We have wifi, the code is provided on arrival.
You are welcome to help yourselves to tea/coffee during your stay, supplies are in your bedroom and can be topped up on request.
We will provide you with a simple breakfast of hot drinks, juice, toast and cereal at no extra charge and we usually serve this in the dining room. We'll set the table for you, and try to make you comfortable.
However, if you would like us to make you a full english breakfast with all the trimmings we can do this for £5 pp. If you would like this service please let us know when you book, so that we can shop.
(For guests flying into London who may want to come here by train please be aware that your route should take you via LANCASTER to Grange-over-Sands, and not Windermere as there is no train line from Windermere to Grange).
We overlook and have views across Morecambe Bay. We are only 5 minutes walk from Grange over Sands train station, and 2 minutes from popular wedding venue hotels (for those who don't want to pay hotel prices). There is a bus stop nearby.
There are lots of local walks across the fells or if you prefer, a flat walk along the promenade closeby. You can walk on the sandy grass of the bay with care, beware of quicksand! It's a great place for observing birds and picking wild samphire in the summer months.
We are also close to a golf course.
We have lots of maps and reference books to show you if you want to walk in the lakes.
Grange is a quiet town with a duck pond, small shops and coffee shops nearby. Cartmel village, with it's traditional pubs, priory and gift shops is only three miles away. For the foodies among you Cartmel is also home to the award winning l'enclume restaurant, as featured in 'The Trip'.

For visitors who would like to walk the fells and are unsure of the routes, I have a friend who would be happy to transport guests and take them on guided walks for a fee of £60 per group per day. She will collect you, arrange a walk to suit your needs, take you, lead the walk and bring you back to us in the evening. If you would like to make use of this service please let me know in advance if possible, so that I can make sure she is available.
My friend and I had a lovely one-night stay with Hat in her beautiful house on the waterfront! Communication was prompt and we felt warmly welcomed once we got there. Hat took the time to show us around the house, which is spacious and full of quirky trinkets and photos that lend it a lovely charm. Our room was comfortable and we had a restful nights sleep before being woken up by sunlight streaming through the windows! A windowside breakfast was ready for us, along with homemade jam, before we set off to explore the district. We had a smashing stay, though it was too short to really savour the experience! Will definitely be returning sooner rather than later, much recommended!
The house and our room were perfect - clean, comfortable, cute interior - fantastic!!! Tom and Hat were very very kind people. They helped us whenever we needed. Thanks a lot about that. We definitely want to stay there and see them again. PERFECT HOUSE WITH PERFECT HOSTS!
We visited Hat and Tom just outside Grange Over Sands at fairly short notice along with our two friends and three small dogs. An ideal place from which to explore the local area including Cartmel. Despite some internet issues Hat responded really quickly to my requests and kept me up to date. The rooms are as described and their house has lovely laid back atmosphere. Tom's home made baking and a cuppa was just what the doctor ordered after a long walk on the local hills. We opted for the extra full breakfast although the standard deal was truthfully all we really needed. A great visit and I would definitely stay there again - the dogs all agreed as well!
Very nice place to stay in Grange-Over-Sands. Our room was comfortable and felt like a hotel room. Hat was very kind and started a fire for us to enjoy in her dining room. We enjoyed talking to them, they were very kind. We highly recommend this place to stay. Tom even wrote us directions for places we wanted to go the next day.

I wish we'd been able to stay longer in this beautifully decorated and furnished house. Our window had a view over the ever changing beauty of Morecambe Bay. The bed was amazingly cozy. The house is in very easy reach of both the seafront and the town but feels peaceful and away from too much activity. Hat and family were amazing hosts, friendly and helpful. Driving us to the next village at dinner time so we could both have a drink and only have to pay for the one (very reasonable) cab was a lovely, thoughtful touch. Very highly recommended!
Hat has a lovely house, everything exceeded our expectations! The room was larger than it looked in the photos and was very comfortable. Hat and Tom were very generous hosts and made us feel very welcome staying in their home.
That's wonderful stay with Hat's family! Highly recommend! Warmly welcome and wonderful hospitality, clean room and bath. I really like their decoration. The home is close to the grange over sands, easy to get train. The town also is worth to visit, it will make you supervise, amazing beautiful town which you never expected. Also I have nice chatting with the family, they are my friend forever!
What a lovely, comfortable home to stay in for the night! Hat and Tom are a really kind down to earth couple with the most gorgeous huge comfortable room. Everything is comfortable and stylish. They even phoned up a hotel with food for me to eat at (Lymehurst hotel, pricey but really delicious!). I felt very looked after, and will be back again next week I hope.
Grange is a very pretty, very quiet little town. Even though it was raining hard when I was there, I enjoyed exploring.
Very happy to stay with Hat and Tom for a second time. It's so easy to get a train to Grange and quickly slip into that relaxed holiday feeling. Hat and Tom are great host, providing everything you need, including a lovely kitchen and friendly advice on what to do and where to go.
