Comfortable victorian terraced home with 3 double bedrooms available for guests.
This bedroom has a sofa, TV, and a wash handbasin. There is a bathroom/walk in shower available to share. The bedroom is at the front of the house and overlooks the bay. Tea and coffee making facilities are available in the bedroom. We will provide you with towels during your stay.
We have an open fire in the living room and a gas fire in the dining room. Guests are welcome to share the rest of the house with us if they wish, or they can make use of the dining room with it's sofa, TV and music system in privacy if they prefer. You are welcome to use the kitchen, please refer to house rules tab for more information.
We have wifi, the code is provided on arrival.
You are welcome to help yourselves to tea/coffee during your stay, supplies are in your bedroom and can be topped up on request.
We will provide you with a simple breakfast of hot drinks, juice, toast and cereal at no extra charge and we usually serve this in the dining room. We'll set the table for you, and try to make you comfortable.
However, if you would like us to make you a full english breakfast with all the trimmings we can do this for £5 pp (this breakfast fee is payable on arrival as it is not included in the booking fee).

(For guests flying into London who may want to come here by train please be aware that your route should take you via LANCASTER to Grange-over-Sands, and not Windermere as there is no train line from Windermere to Grange).
We overlook and have views across Morecambe Bay. We are only 5 minutes walk from Grange over Sands train station, and 2 minutes from popular wedding venue hotels (for those who don't want to pay hotel prices). There is a bus stop nearby.
There are lots of local walks across the fells or if you prefer, a flat walk along the promenade closeby. You can walk on the sandy grass of the bay with care, beware of quicksand! It'(email hidden) for observing birds and picking wild samphire in the summer months.
We are also close to a golf course.
We have lots of maps and reference books to show you if you want to walk in the lakes.
Grange (email hidden) with a duck pond, small shops and coffee shops nearby. Cartmel village, with it's traditional pubs, priory and gift shops is only three miles away. For the foodies among you Cartmel is also home to the award winning l'enclume restaurant, as featured in 'The Trip'.

For visitors who would like to walk the fells and are unsure of the routes, I have a friend who would be happy to transport guests and take them on guided walks for a fee of £60 per group per day. She will collect you, arrange a walk to suit your needs, take you, lead the walk and bring you back to us in the evening. If you would like to make use of this service please let me know in advance if possible, so that I can make sure she is available.
My boyfriend and I had a lovely stay with Hat and Tom on our way up to the Scottish highlands. The house is beautiful, the room was clean and comfortable, and Tom gave us some very good advice on walks in the Lake District. They provided a light breakfast, which was just right for us. All in all a top find! Thank you!
Beautiful victorian terrace with a double room overlooking the sea. It was so quiet and we had a really good night's sleep. Good breakfast, cereal and toast included in the price. The breakfast room looks out over the sea as well. Hat was very friendly and we felt at ease in her house. First time Air bnb-ers so this was a good intro to it.
We would stay again and can recommend it.
Hat and Tom were very friendly and welcoming. Tom has good knowledge of the area. I would definitely choose to stay with them again if I head back to Lake District.
I had a lovely but brief stay. I arrived about 9 pm and was offered a cut of tea and home made crumble. Very nice. The room was lovey, nice furniture and fittings with the main bathroom spacious and a basin in my own room(which I kept forgetting about) Hat and Tom were both friendly and helpful with advice on where to go for a morning walk and places to see before I headed south. I'd be happy to return.
We only stayed for one night but it was absolutely lovely. The area is stunning and Hat was incredibly inviting. Hopefully someday I can return for a longer duration. Thank you again Hat!
It was my first time to use Airbnb, and I was so lucky to stay at Hat's sweet home. She picked me up at the station cause of the rain, and she was really nice that made me feel like staying home. Also, Grange-over-sands is a lovely small town. Had a great time there. Both the town and the house are awesome.
We made a stopover for 2 days on the way from Germany to Scotland. First we had a little trouble finding the house. We were probably not very clever. Hat and Tom are very friendly and welcoming. They helped us to find the best places and tours and they told us something about the lakes and the life there. The house and the rooms are very nice and from our room we had a nice view on the beach. Every morning we had a good breakfast in the beautiful kitchen.
If we will go again to the Lake District, we would like to go to Hat and Tom.
Unfortunately, our travel plans changed at the last minute, and we weren't able to stay with Hat after all. She was very kind over email, though, and I'm sure we would have had a wonderful stay!
Hat and her husband gave us a very warm welcome, we felt at home immediately. They're both very lovely and open persons who are easy to talk to. They made us wanting to stay way longer. The house was very well equipped and beautifully furnished. The view of our room out to the sea was amazing. Thank you for the pleasant stay again, we will be back!
My husband and I really enjoyed out stay at Hat's house. She was very welcoming and we enjoyed the little conversations we had with her. We loved the room decor and the convenience of the sink and coffee/tea maker in the room. The bathroom was just outside our room and was nice and clean. We also really like the location…we were blessed with great weather so we enjoyed leisurely walks down the promenade and through the duck pond park. Cartmel is also very close by and is a really cute little village that we really enjoyed visiting. It was nice to be away from the busy/crowded Windemere area, but is a pretty short drive if you want to visit that it. We would definitely stay there again!
