Gorgeous rustic cabin and two campsites on 17 private, riverfront acres minutes from Rock Island State Park. Contemporary and comfortable with hot showers, full-service bathrooms (one inside cabin, two in detached bathhouse), and kitchen. Enjoy your own private campground and dock overlooking the Collins River. Kayak, fish, swim, or visit the Great Falls, antique stores, and restaurants nearby. Grill on the deck or sit by the firepit in the evenings, soaking in the towering trees and seclusion.

The space
**Please read our full description, as this is a very unique outdoor property! If you love the outdoors, woods, and camping this is the place for you. If you are looking for a hotel-type, upscale atmosphere we recommend considering a different experience.

Electricity has been installed in the cabin!! Reservations made for August 2020 onward will have full power**

Set within 17 densely wooded acres, our cabin and campsites sit above the meandering Collins River, just minutes from the 880-acre Rock Island State Park. The compact cabin is rustic and eco-friendly but still incredibly comfortable with 100% cotton and linen bedding, hot and cold potable water, propane grill, an indoor half-bath with flushing toilet, plus three outdoor showers: one on the exterior of the cabin, and two in a detached open-air bathhouse.

In addition to the cabin, the property includes two campsites set along a small pathway through the trees. Each site includes a tent platform, firepit, and chairs. (Campsites do not have electricity or water; water is available at the bathhouse a short distance away).

Skip the state park crowds and unplug and enjoy the outdoors at your own private campground, with private river access from our secluded dock, a large deck nestled in the trees off the front of the cabin, and several firepits.

The cabin features an open floorplan with a King bed on the main level off of the living area, and two Queen beds in the open loft above. (THE LADDER TO THE LOFT IS VERY STEEP. We do NOT recommend the loft for children, those with mobility issues, or those needing frequent trips to the restroom in the night.)

The cabin has basic electricity with numerous outlets, lighting, and ceiling fans. There is full plumbing inside with hot and cold potable water and a flushing toilet, plus an outdoor hot shower on the exterior of the cabin. There is a half-bath INSIDE the cabin with a fully functioning sink and toilet. There is no shower or bath inside.

The small cabin kitchen has a two-burner electric hotplate, an electric kettle, and a mini fridge. There is also a large propane grill and griddle on the front deck. The kitchen is stocked with dishtowels, paper towels, soap, dishes, utensils, cast iron pans, basic cookware, and a french press for coffee.

All beds feature 100% cotton sheets and pillowcases with linen duvets.

The cabin has a wood-burning stove and electric space heater for the colder months. For the summer, there are two overhead ceiling fans, box fans, and a small window a/c unit. Please note: July and August in Tennessee can still be quite hot, and this property does NOT have central a/c or heat.

An EXTERIOR, semi-open-air bathhouse has full plumbing, with two additional hot showers, two flushing toilets, and a sink with hot and cold potable water. The bathhouse is about 50 feet from the cabin and campsites.

While beautiful and comfortable, this is still a rustic cabin on 17 acres of woods. The property is very rustic and more akin to a campground than true residence. We keep the place thoroughly cleaned, but you may still see insects. You will certainly see and hear wildlife -- which we consider a major perk! We designed this place for people who love the outdoors and camping, but want a more comfortable place to rest than a tent.

THERE IS NO PAVED ROAD IN OR OUT OF THE PROPERTY, it is a gravel road with brush, and we recommend a truck or SUV. Parking is available directly behind the cabin.

THE PATH DOWN TO THE RIVER IS QUITE STEEP and primitive, as the cabin sits on the upper ridge of the property. It is not far, but on a significant incline. SWIM AT YOUR OWN RISK.

CELL PHONE SERVICE IS VERY LIMITED WITHIN THE PROPERTY -- we consider this another major perk! Service is typically available up at the main road, and throughout town.

A reminder that there is NO CENTRAL AIR OR CENTRAL HEAT, and NO WIFI.

THERE ARE NO CURTAINS -- but no one can see you in the middle of the woods! And it lets the sun stream in beautifully in the morning.

While the cabin is incredibly secluded and you cannot see any other properties or homes, we do still have neighbors. You may occasionally hear other vehicles or boats (the Collins River is a fantastic fishing spot!). Please be respectful of our neighbors as -- despite distance -- noise tends to carry in such quiet, secluded areas near water.

We recommend guests bring ice, flashlights or headlamps, beach towels, shower shoes, and bug spray, and wear long pants when walking through the woods.

Where you’ll be

Rock Island, Tennessee, United States

We are minutes from the quaint town of Rock Island and a great jumping off point to explore the numerous state parks and small towns nearby.

Rock Island proper features a few lovely antique shops, restaurants, a stocked corner store, and dollar general. The cabin is also about 20 minutes from McMinnville, which has all major amenities, including a Walmart, Lowe's, Kroger, and various restaurants. The entrance to Rock Island State Park is three miles from the cabin with waterfalls, hiking trails, and swimming holes to explore.

Take a day trip to neighboring Sparta for bluegrass festivals and Calfkiller Brewery, hike at one of the many nearby parks (Rock Island State Park, Fall Creek Falls, Old Stone Fort, and Burgess Falls, to name a few), or see an underground concert at the Caverns.

Or, simply enjoy all the property has to offer!
