Recent renovated double bedroom with a 'Highland' country log cabin comfortable style finish.
Our house is a four bedroom semi-detached property on the 'Forest side' of Loughborough, within 5 minutes walking distance to the town centre and 2 minutes to the large University Campus / Loughborough College.
We live here (so use one bedroom), we use the smaller bedroom as our office space and that leaves two large double double bedrooms for short-term rental to anybody that may be interested.
Bedroom one; this is this listing on AirBnB and has a large, comfortable double bed, a double wardrobe and chest of drawers. The room is light and airy with a bay window.
Bedroom two; this is our other listing on AirBnB "Double bedroom (sofa bed) near Uni" and is part of the new extended section of the house. This is a fairly large room with a double sofa bed and shelving unit with baskets. There is no wardrobe unfortunately or drawers so not really suitable for any long term booking. This room also has a TV and PS3 (DVD) player, with connection to catch-up TV on demand (including Netflix, Now TV).
Both of these bedrooms are across the landing from the upstairs master bathroom, with exclusive use during any bookings if requested, that has a whirlpool bath and overhead electric shower.
Bedroom three (not currently listed) is our room with a double bed and adjoining en-suite with large walk in shower. In exceptional circumstances we will a) not be there or b) be willing to move our or go away for the duration of short bookings, usually using the income from your booking to do so, if you need the extra space to accommodate more people.
The upstairs master bathroom, with exclusive use during any bookings if requested, has a whirlpool bath and overhead electric shower.
The rest of the house is clean and tidy and very relaxing, with full access to anything a guest may wish to use. We strongly feel that when we have guests that they should feel comfortable and at home for however long they stay with us.
Our kitchen is the heart of the home and is brand new as of August 2013. It is large, modern, with underfloor heating and large picture windows onto the garden.
We do have a small dog in residence, most of the time, but she is harmless and very friendly. As of December 2015 we also have another dog; she is still a puppy as of writing this, but is very friendly too though obviously still learning the ropes so to speak (puppy school starts January 2016!).
There is WI-Fi, TVs with free-view (one 42" in the kitchen and one 32" in the lounge) a couple of large shelves full of DVD's and a surround sound audio system for watching them!
The garden is quite large and in a very sunny position (when the sun is out of course!) with a couple of areas to sit and relax and let the world go by. We have a large gas BBQ and outside seating and table for eating. We have a large pond with cascading waterfall to add to the relaxed feel of the garden, all visible from the new 'living area' of our brand new, modern kitchen.
There is space for parking if necessary, or parking permits available weekdays and Saturday's between 8am-6pm (the rest of the time there are no restrictions).
The house is a 20-25 minute walk to the train station here in Loughborough, with a bus stop just outside and a good number of bus routes around Loughborough. There are also great cycle routes (we have two bikes if anybody wishes to borrow them) and access to open countryside just a 20 minute walk in the opposite direction to the town. We are a 10-15 minute taxi ride to East Midlands Airport (and for additional cost we may be able to drop you off or collect you, if required).
Whilst we are only really offering the bedrooms, our 'snug' lounge does have a large sofa, ample floor space for sleeping bags and an airbed, if needed, so we could potentially accommodate a maximum of around 8-10 people short term, if required!
Just a mutual respect as this is our home; you will be as welcome as you want to be or the house is big enough for you to keep yourself to yourself if you want!
We do like our neighbours and get on quite well, so no excessive noise at unreasonable hours, but that goes without saying for most people I think!
We have a small cleaning fee of £9 per person per booking; with longer term guests this will be a weekly fee per person and covers cleaning of bed sheets, towels and the bathroom.
We have check-in listed as no earlier than 3pm and check-out no later than 11am; we are flexible on this but if not discussed with prior arrangement then these are the times we will expect guests to stick to. This is purely to allow for us being available when at work etc. and also to allow for us to prepare a room should separate bookings run concurrently.
