Quoted 4,5/5 and recomanded by all the guest I have hosted (more than 65 now !!!) - Very well located 30 meters square design appartment with living room, separate bedroom, bathroom and kitchen. Close to every famous place but in a quiet area.

Perfectly located, the building is in a little one way street so it is really calm and silent 24/24. You can access the apartment on the 4th floor after entering a little cobblestoned courtyard (no elevator but it's good for the heart and the legs !).
My apartment is perfect for a couple who wants to enjoy Paris, in a quiet a place but close to everything that Paris has to offer.
At least "les Champs Elysées" and the "Arc de Triomphe" are directly accessible with the metro (no changes with line 2 (30 minutes)
Several metro, buses and taxi stations can be found around my apartment walking maximum 3 minutes : they will allow you to go wherever you want in Paris having maximum one change...
All kind of shops (bakery, tobacco, supermarket, organic food shop, cybercoffe, laundry, phone house, banks, etc...) can be found in a 5 minutes perimeter.
- The famous "marché de Belleville" (the cheapest in Paris) is 2 minutes walking. You will find fruits, vegetables, clothes and many other things
- "Menilmontant" and its restaurants is 5 minutes walking
- "Place de la République", the "Canal Saint Martin" and the famous "Hôtel du Nord" are 15 minutes. There you can have a romantic walk at night after having a drink and good food in the restaurants and bars along the canal.
- The square "Les Buttes Chaumont" (the most beautiful square in paris, with a little hill, a small lake and a waterfall) is 15 minutes from the apartment, as the "Père Lachaise" cemetery and place de la Bastille (famous for its bars and hype shops)
" Centre Pompidou - Beaubourg Museum / Les Halles/Le Marais are 20 minutes walking or 4 metro stations (10min). There you 'll find clothes shops (big one like Zara, H&M or creator's brand, retso, bars, clubs..)
For restaurants addicts, clubbers and art lovers, many places are 10 minutes maximum.
Le Chateaubriand (one of the best in Paris) owned by Inaki AIZPITARTE, "Chez Astier" (famous for its incredible cheese platter), "Le Chatomat" (awarded Best Table 2012 for the reference food website "lefooding"), "Sassotondo" (an excellent original italian restaurant , "Le Charbon" (one of the oldest bar in Paris, kept with it's original ornament), "Le Nouveau Casino" (a club and concert hall with a very refined artist/musical selection, "La Bellevilloise" and "La Maroquinerie : 2 clubs and concert hall open until 5am).
At least, if you want more choice you can go rue Oberkampf (2 minutes) and you'll find a lot of choice for restaurants and bars.
If you love art and galeries, you'll find a lot around my apartment because many artists have there workshop/studio around (there is a cabinetmaker in my courtyard :-)
If you want specialised galery, then you can walk until rue de Turenne (10 minutes) wher you'll find many of which Perotin...

It was just as others have said. Franck was great at keeping us informed and was there to meet us and show us around the flat. The flat had everything we needed: it is a great, central location but it was also very quiet. There's a really good local restaurant/bar and Franck provides list of places to go. Bath/shower could be improved so hands free (!) but otherwise highly recommended. Franck particularly good at replying immediately to requests for advice.
Franck's place was great for a stay over christmas in Paris. It was a lovely and clean flat with a nice decoration. The location is short walk away from different train stations and everything is easy to reach. Franck also provided a helpful information sheet in advance. The street was also very quiet. All in all a perfect flat for a comfortable stay for two persons.
We found Franck's apartment was clean and simple with everything we needed for a comfortable stay. Absolutely as he describes it on the airbnb site. It's on a quiet street with no traffic noise. Franck was really kind and welcoming when we arrived. A word of warning if you don't like climbing stairs - it's on the fourth floor! We chose to be in Menilmontant because my son lives close by. It's a vibrant area with loads of good food shops and cafes and not at all touristy. Though it isn't far to the main tourist places either.
Franck was a great host because he provided us with all the necessary info and more. The apartment is perfectly located and the neighbourhood is full of bars and restaurants with a very local feel, no tourists!
The apartment is small, but comfortable and very nicely decorated. The street is super quiet and the metro is a 5 minutes' walk.

Staying at Francks apartment was such a treat! The apartment is exactly as it appears in the pictures- neat, spacious and very comfortable! The location is great for a huge variety of restaurants, bustling bars and nightlife, supermarkets, and is a short walk from multiple train stations. Area is very safe and people are around at all times. Franck was extremely helpful, assisting us in location numerous tourist sites, and even though we had no phone (just emails) he was easy to get in touch with. There is really good free wifi aswell and I must note on how comfortable and warm the bed was!! My boyfriend and I really enjoyed our stay and would definitely recommend to couple of all ages or small families. Would love to return to this Parisian gem one day!!
Franck was very responsive, friendly and helpful. His cozy little flat is perfectly located for exploring the surrounding neighborhoods, but also well connected to other parts of the city.
Franck's place was great. We really loved it. The location is great, right near the canal. There is plenty of great cafés, bistros and bars in the area to choose from. We felt like Parisians.
Franck was not able to meet us when we arrived, but he sent his long-time friend Hervé. Hervé was so nice and made us feel so welcomed. Franck's place is cozy and comfortable. Actually the bed is so comfy and the blanket was so warm that it was hard to get out of bed for sight seeing! We would stay at Franck's again in a heart beat.
We had a great week at Franck's place. His apartment is basic but comfortable (we missed a kettle to boil water and wine glasses) and close to the hip quarter Canal St. Martin. Franck was very easy to communicate with and he gave us some priceless tips on wining and dining. Thanks again Franck!
This was an excellent location to stay at for a me and my girlfriend. Full kitchen, TV nice, nice decor and comfortable bed. Really close to the metro 2 (blue) line station and many restaurants/ cafe/ bars. The host was also very responsive to all our needs.
