Situated on 21 acres ideal for a quiet vacation. The main residence commands sweeping views to the east where the sun rises from the Pacific Ocean to bathe the expansive garden and huge stone terrace in early morning light. Beautiful Mango wood floors, custom made furnishings from Bali and exceptional art combine to create an experience that is truly unique in the world of vacation rentals.
Lychee harvest is June through August and is yours for picking. Citrus, avocados, bananas, papayas almost year round. The house is comfortable and clean with fully equipped kitchen, washer and dryer, satellite TV and wireless internet.
A property manager is onsite, comfortably situated away from the main residence to ensure your utmost privacy.
Fresh tropical floral arrangements, all gathered from our exquisite garden, will greet you throughout the entire house. Beautiful linens, comfortable beds and a complete gourmet equipped kitchen await your arrival.

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Davis Dalbok (“Homeowner”) and _________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1.Property. The property is located at: 13-698 Opihikao-Kamaili Rd, Pahoa, Hawaii 96778
The property is furnished and includes refrigerator, washer and dryer, stove, toaster, blender, mixer, Lg. French press coffee maker, full array of kitchen utensils, linens, towels, Bar and Dish Soaps, Toilet Paper, T.V., satellite, telephone, internet, Hot Tub, Stereo, DVD player, fine art.
2.Rental Party: The rental party shall consist of Guest and the following persons:
(PHONE NUMBER HIDDEN). Maximum Occupancy: The maximum number of guests allowed at the quoted nightly rate is 6 persons. The maximum number of guests is limited to 8 persons. An additional charge or $20.00 per person per night for guests in addition to the 6 person rate will be assessed.
4. Term of the Lease. The lease begins at 3 p.m. on ____________ (the “Check-in Date”) and ends at 10 a.m. on ________________ (the “Checkout Date”).
5. Minimum Stay: This property requires a 3 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 3 days, the guest will be charged the 3-night rate.
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. Access: Guest shall allow Homeowner and or Property Manager access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. Rental Rate and Fees
a. Deposit: A deposit of $______ is due now and will be applied to your rental fees.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately
b. Rental Rate. Payment in full of the following fees shall be due within 0-14 days of the Check-in Date or upon Check-in

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
100% -Minus $100.00 processing fee, if cancelled before 60 days prior to the Check-in Date
50% if cancelled before 21 days (3 weeks) prior to the Check-in Date
Deposits are “Non-Refundable” if cancelled within the last 21 days (3 weeks) prior to the Check-in Date
10. Insurance: We encourage all renters to purchase traveler insurance.

1.Smoking is NOT allowed indoors, Smoking is allowed outside only.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.The house and property privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6.PETS are not permitted Pets are currently on the property. Cats are kept outdoors but occasionally guests do let the cat in. The house is cleaned very well and has hardwood floors, which helps in reducing the amount of allergens in the air. Anyone with severe feline or canine allergies should consider this before renting.
7.Housekeeping: There is typically no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Daily maid can be provided at a daily rate of $30.00. Weekly cleaning can be provided for $150.00
8.Hot Tub not installed at this time
9.[Water and Septic: The [cabin/property] is on a catchment and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper.
10.Noise: Please no loud noise after 10pm.
11.Insects: Please be aware that the house is in a lush forested area of the island and can susceptible to insects. Typically these insects are outdoors but can occasionally get indoors. Please help us by removing any unwanted insects. We do treat for roaches and ants regularly.
12.Storms(URL HIDDEN)If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
•Any unused portion of rent from a guest currently registered;
•Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
•Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
