This home is my own personal little treasure decorated with love to provide guests with the opportunity to either entertain or have some well deserved R&R or both! I hope you enjoy it as much as my previous guests have.
House is situated in a cliff overlooking Orange County's largest lake - Greenwood Lake & the Sterling Forest Mountain. Perfect location for New Yorkers looking for a city reprieve as well as travelers interested in a well rounded NYC get away where both country and city can be found within a 1 hour 40 minute bus ride. House has water & mountain views but it also is surrounded by trees which affords plenty of privacy and a great hideaway for bird enthusiasts. Greenwood Lake is only 41 miles north west of the George Washington Bridge but fills all the senses with the country life.
No car needed is NJ Transit bus 196/197 brings you back and forth to NYC in 100 minutes. An additional transit option is NJ Transit / Port Jervis Train Line to Tuxedo station (approximate 60 minute ride). From there, a taxi is a 15 min ride.
Lake and mountain views are all season. The Appalachian Trail can be accessed in a 5 minute car ride or the more daring hikers, the AT can be accessed via a steep access trail behind my house. So just ask for the details and you can be on your way!
It has enough beds to sleep 6 but if a group outing is what you had in mind, a queen size air mattress can be provided in its own separate room. There is also a very comfy 7 foot long couch.
Summertime affords seasonal blossoms with lavender bushes which attract a variety of butterflys. My rose garden is a work in progress that I refuse to give up on! Iris's & peonies bloom in the earlier part of the season. These outdoor gardens and chiminea, along with screened in porches, provide outside comfort. Indoor comfort includes stone fireplace, oversized sofa, oversized flat screen smart TV.
Greenwood Lake hosts free concerts and events at our town beach every weekend during the summer. This allows for a wonderful & inexpensive night out. If you want to exude even less effort, concerts can always be heard from chaise lounge chairs in yard while warming your toes in front of the chiminea.
The lake is home to many largemouth bass, muskies, and smallmouth bass in addition to Chain Pickerel, Yellow Perch, Bluegills, and Walleye. There are also good populations of catfish. It is rated among New Jersey's top 3 Largemouth bass waters. Experienced boaters can rent pontoon boats from South Shore Marina. And if ice fishing is your thing, it is a favorite Winter sport here.
For winter enthusiasts, Greenwood Lake is surrounded by three family & fun friendly ski lodges:
1. Mountain Creek - Vernon NJ - 15 miles
2. Tuxedo Ridge - Sterling Forest NY - 5 miles

Greenwood Lake is part of the town of Warwick which offers the small town shopping experience of a main street filled with boutiques, antiquing, cafes & independent book stores.
Local reknown activities include wineries, Rennaissance Faire, ski resorts, spa's & golf.
Your outdoor activities can be nicely finished off with a delish fireside, casual dinner at the Iron Forge restaurant.
For those who love to shop, Woodbury Commons is dangerously close and is only a 20 minute drive.
All toiletries, towels & bedding are provided for up to 6 people. Board games, cards, poker chips, etc are also provided.
Downstairs bathroom has been newly remodeled to include gorgeous claw foot porcelain tub which rests on heated floors. The view from tub affords the lake, mountains & trees.
Restaurant and bar is not only within walking distance, albeit a steep street, but it also provides delicious food, excellent wine selection & weekend entertainment.

Please take a look at my guidebook. I have included my favorite places to go. They are broken out by both family and non family activities. House has everything it needs to both entertain and relax.
House has plenty of spices, cutlery, plates, etc for entertaining and has plenty of peace & quiet to recharge the batteries.
A&P food store is 5 miles away. Directions `~ Make right out of Cascade Trail and go 5 miles till road ends. Make right and you will see A&P on the left hand side. Liquor store is also in that shopping plaza.
House trained dogs/cats are certainly permitted.
Please note there is a 3 car maximum.
Downstairs electric fireplace must be kept in "picture mode" only. It can not be used as a heat source.
Bathroom is septic based so please do not put any feminine hygiene products or otherwise in toilet.
Since this is a cliff house, the street which I live is somewhat steep so please be aware when you are driving up to expect a short but steep street.
Neighbors are somewhat close so out of respect to them, if a loud late party is what the occasion calls for, this may not be the rental for you.

Lovely location on the lake in rustic cabin. We enjoyed ourselves in the cozy space as well as in the multiple outdoors areas. Wonderful experience - would definitely recommend it to a friend.
Great house, great host, and great area! Beth did an excellent job making us feel welcome, and she was there for anything we needed. The house is wonderful. Outdoor space to sit and eat, a big grill, lots of places to hang out both inside and out. The house is right by the lake where you can rent canoes, kayaks, pedal boats. Also very close to a beach for swimming. Lots of restaurants nearby. We had a lot of people! 4 kids and 4 adults and the house worked great for us. We hope to come back soon!
Where do I start? ...From the very first contact with Beth, there was never any problems. We were coming for 1 month on a volunteer project in Warwick & she answered ALL of our questions in a timely-hospitable way.
We arrived later than we thought and she stuck around and toured us through the house with such a wonderful smile and joy - it was contagious! She even left us a bottle of wine and pretty much everything we needed to make our 1 month stay comfortable! She even left a dog bed and dog dishes for our golden retriever.
Beth checked in on us often by email just to make sure we were comfy and happy and if we needed anything. It was like home away from home.
It got a little warm a few days - weather-wise - and Beth even offered to come install a window unit air conditioner! We just opened the doors and windows open and it was great!
We plan on coming back hopefully in October and definitely want to stay again!
We struck gold with Beth's home. It was the perfect backdrop for a long ski weekend. The crackling wood fireplace, the quiet, but mostly it was the thoughtful little touches that made our stay so comfortable. Beth leaves a welcome basket, allows you to help yourself to the milk and juice, supplies you with marshmellows and toiletries. You feel as if you are staying at a friend's home, a friend who cares. The place was warm and toasty (no drafts). The split layout with the Master BR + bath tub on the lower floor and the two bedrooms on the ground level with separate bathroom/shower works well for traveling families and it was a 10 min drive to Mt. Peter, a family friendly ski lodge. Beth's home is lovingly cared for and has a soul. If you are lucky to spend time there, you will leave refreshed and rested and return home with wonderful memories.
Beth was a great host and answered all of our questions about the area and helped us to have a great stay. There was a lovely welcome basket and a bottle of wine when we arrived and that was a great treat after a long drive. The house is beautiful and comfortable and we loved waking up to the lake views. We thoroughly enjoyed our stay!

Employed within the financial services sector, i enjoy the opportunities to pick up and be spontaneous. With that in mind, it creates a perfect opportunity to share a space outside of NYC which can be reached without needing a car. All the amenities of the outdoor life, with great restaurants included, are all within walking distance.
There are so many options to keep yourself entertained in the area and then the house itself certainly lends itself to cozy R&R.
