The Space

This home is my own personal little treasure decorated with love to provide guests with the opportunity to either entertain or have some well deserved R&R or both! I hope you enjoy it as much as my previous guests have.

House is situated in a cliff overlooking Orange County's largest lake - Greenwood Lake & the Sterling Forest Mountain. Perfect location for New Yorkers looking for a city reprieve as well as travelers interested in a well rounded NYC get away where both country and city can be found within a 1 hour 40 minute bus ride. House has water & mountain views but it also is surrounded by trees which affords plenty of privacy and a great hideaway for bird enthusiasts. Greenwood Lake is only 41 miles north west of the George Washington Bridge but fills all the senses with the country life.

No car needed is NJ Transit bus 196/197 brings you back and forth to NYC in 100 minutes. An additional transit option is NJ Transit / Port Jervis Train Line to Tuxedo station (approximate 60 minute ride). From there, a taxi is a 15 min ride.

Lake and mountain views are all season. The Appalachian Trail can be accessed in a 5 minute car ride or the more daring hikers, the AT can be accessed via a steep access trail behind my house. So just ask for the details and you can be on your way!

It has enough beds to sleep 6 but if a group outing is what you had in mind, a queen size air mattress can be provided in its own separate room. There is also a very comfy 7 foot long couch.

Summertime affords seasonal blossoms with lavender bushes which attract a variety of butterflys. My rose garden is a work in progress that I refuse to give up on! Iris's & peonies bloom in the earlier part of the season. These outdoor gardens and chiminea, along with screened in porches, provide outside comfort. Indoor comfort includes stone fireplace, oversized sofa, oversized flat screen smart TV.

Greenwood Lake hosts free concerts and events at our town beach every weekend during the summer. This allows for a wonderful & inexpensive night out. If you want to exude even less effort, concerts can always be heard from chaise lounge chairs in yard while warming your toes in front of the chiminea.

The lake is home to many largemouth bass, muskies, and smallmouth bass in addition to Chain Pickerel, Yellow Perch, Bluegills, and Walleye. There are also good populations of catfish. It is rated among New Jersey's top 3 Largemouth bass waters. Experienced boaters can rent pontoon boats from South Shore Marina. And if ice fishing is your thing, it is a favorite Winter sport here.

For winter enthusiasts, Greenwood Lake is surrounded by three family & fun friendly ski lodges:
1. Mountain Creek - Vernon NJ - 15 miles
2. Tuxedo Ridge - Sterling Forest NY - 5 miles

Greenwood Lake is part of the town of Warwick which offers the small town shopping experience of a main street filled with boutiques, antiquing, cafes & independent book stores.

Local reknown activities include wineries, Rennaissance Faire, ski resorts, spa's & golf.
Your outdoor activities can be nicely finished off with a delish fireside, casual dinner at the Iron Forge restaurant.

For those who love to shop, Woodbury Commons is dangerously close and is only a 20 minute drive.

All toiletries, towels & bedding are provided for up to 6 people. Board games, cards, poker chips, etc are also provided.

Downstairs bathroom has been newly remodeled to include gorgeous claw foot porcelain tub which rests on heated floors. The view from tub affords the lake, mountains & trees.

Restaurant and bar is not only within walking distance, albeit a steep street, but it also provides delicious food, excellent wine selection & weekend entertainment.

  • Beth was very friendly and the house was well cared for. She also gave us great advice on local adventures, including a hike in the woods to a stream.

    I liked the layout of the space with all of the nooks and outdoor space.

  • We spent a great weekend out of the city in Beth's welcoming house. There is plenty of space inside and outside the house and anything you need for outdoor cooking and resting. Beth was really nice and made everything very easy for us!

  • I reserved this home as my daughter graduated with the class of 2014 at West Point. It was perfect for my family as we didn't need to be right at WP and this home is about 1/2 hour or so from WP. It was comfortable, clean, sleeps 8 or more and is easy to find. (I came from Washington State). The listing was right on the money, the wine was great that Beth left and the German Restaurant down the street a bit was excellent. Overall a wonderful experience and my decision to rent this home for Grad Week was a good one for sure.

  • Beth was an amazing host! The house was perfectly as lovely as it was shown to be and was exactly what we needed for a peaceful, relaxing escape from the city. Beth pointed us to everything we needed in the area (groceries, recreation, restaurants, events…) and was extremely generous with her space - every tiny detail helping to make you feel comfy and at home. We enjoyed a super fun night at Pennings Farm, only a 20 minute, scenic drive away, with live music, cheap drinks and a delicious plate of fish and chips! Great recommendation, Beth!

    We would definitely love to make it back in warmer weather so we can enjoy actually being in the lake (although, grilling a delicious meal and then eating it under the covered porch while the thunderstorm rolled through over the lake was pretty satisfying too…). It must be gorgeous in the fall, with all of the trees surrounding Greenwood Lake.

    Overall, our experience was lovely and our host was lovelier.
    Thank you for making our short vacation nothing but sweet! :)

  • This house was absolutely fantastic. The two porches had gorgeous full lake views and each had relaxing accommodations. The house comfortably slept 6 (plus three dogs), and everyone was very happy.

    Additionally, Beth is an absolutely sweetheart and is very accommodating. We will definitely be revising her house.

  • Beth's house has incredible views and is comfortable and warmly decorated. We spend a weekend with friends (8), went skiing to Mountain creek which is half an hour away and had a great time enjoying fireplace, the music equipment and the fully equiped kitchen. Beth was extremely open, friendly and helpful for any questions we had and very uncomplicated. We highly recommend Beth's house! I bet it is very enjoyable in the spring sommer-time, I hope we can go again!

  • Beth was an incredible host! We had a great weekend in her house; everything was as expected or better. We stayed over a long weekend with 9 people and were very comfortable. The surrounding town, Greenwood Lake, has grocery stores and plenty of eateries that we wish we could have explored further. Our group has used AirBnB before for weekend excursions and this has been by far our best experience.

  • Highly recommended. Very few rentals feel as homey and comfortable as Beth’s lake house. As a small group, we rented the house for a couple of nights while spending Thanksgiving with friends in the area. Everything was perfect. After a longer than expected trip due to the weather the night before, we settled in quickly and were able to light a fire, order pizza (which arrived in record time), watch tv and play a few games. The historical house is gorgeous and has the most incredible view of the lake. The Victorian bathtub off of the master bathroom also has the same view and is nothing short of magical. To top it all off, Beth is the most accommodating host and provided many recommendations on where to go in the area. Everything was in immaculate order when we arrived. We did our best to leave it that way. Many thanks to Beth! We hope to come back soon. Anyone renting here will be in very good hands.

Employed within the financial services sector, i enjoy the opportunities to pick up and be spontaneous. With that in mind, it creates a perfect opportunity to share a space outside of NYC which can be reached without needing a car. All the amenities of the outdoor life, with great restaurants included, are all within walking distance. There are so many options to keep yourself entertained in the area and then the house itself certainly lends itself to cozy R&R.
