About This Listing
A pretty, modern flat for 1-3 guests nestled among the rooftops on Chepstow Road, a perfect London location. There is easy acces to all of central London and a five minute walk from the world famous bustling 'Portobello Road'.
This is a stunning, modern flat for 1-3 guests - ideally a couple or a couple and one more. It is nestled among the rooftops on Chepstow Road, a perfect London location. There is easy access to all of central London plus it’s a five-minute walk from the world famous bustling 'Portobello Road' (scene of Notting Hill movie) with its market, restaurants and shops. The flat is for your exclusive use. You will not be sharing. I have a 6 night minimum except UP TO 30th June 2015. Airbnb only has one setting for this! So I will decline any 5 night booking after the end of June.
If you are interested in this flat please read on as I have answered all the questions prospective guests have asked me in the last two years in the following description! Thanks!
The living room and the bedroom/study areas are radiant with light. The living room has a comfortable white leather designer sofa and seat, an antique table, a TV and DVD payer and a built in cabin bed (70x184). A roof hatch lets in the light from above and the large windows from the side. The bedroom has a standard double bed (135 x195) with under bed storage, a chest of drawers and plenty of wardrobe and other storage space. All linen, bed sheets, towels etc. are provided.
At one end of the bedroom are a desk, office chair, and landline telephone and study lamp. There is a superfast Wi-Fi connection.
In the hallway between the kitchen and bathroom, there is a small breakfast table with two chairs. There are two more chairs for suppers with friends around the antique table. There is a self-contained kitchen with two-ring induction hob and combination oven. There are lamps, pictures, vases, mirrors and a radio. There is a hairdryer and a steam generator iron: everything to make your stay comfortable and enjoyable.
The flat is quiet with very good double-glazing to keep out the traffic noise and there is one neighbor below who is respectful about noise. The flat does not have air-conditioning but with large windows on both sides on the days that are hot, nature does this job for you! There is an upright floor fan for hot, still days but it is rare that you need to use it.
The flat is a minute’s walk from good bus connections to the major tourist and shopping centers in London. It is five minutes walk from Royal Oak tube station connecting directly to Kings Cross and Paddington main line stations. The Heathrow Express terminates at Paddington and the flat is a 5-minute taxi ride from the station. There are buses going to the most popular sights and shopping areas in the center of London a few minutes walk from the flat.
However it’s the immediate area itself that will make your stay so fun and special. It has a huge variety of boutiques, restaurants, gorgeous 'foodie' shops, galleries, cinemas, a spa (Porchester Spa) and even an ice rink! Kensington Park (with roller blading for the energetic) health food shops and the famous Portobello market are all within a 10-minute walk. There is a good value supermarket (Sainsbury’s) for all your basic groceries and everyday needs like bread, milk and shampoo a few minutes away and this is open till late and at weekends. Two very good supermarkets, Waitrose and Marks and Spencer are 10-12 minutes walk and have good opening hours too.
You are welcome to use the flat's supplies of tea, coffee, cooking oil, sugar, salt and pepper etc. There is loo paper, kitchen paper, washing up liquid, cleaning products, laundry detergent and soap available for your immediate use. There are three businesses offering dry cleaning and other laundry services within a 5-minute walk and there is a washing machine in the flat under the cabin bed.
The area is safe and the building secure. It’s a converted house with a front door and lock. I lived in the flat myself for 8 years and I was always happy to walk home from any local tube at night. There are three flights of stairs to the flat with good, well-lit landings between each flight. There is no lift. I have an elderly relative who has no problem climbing the stairs. Even heavy suitcases can be carried up the stairs easily as you can rest between each flight of stairs.
What makes this flat so special is that it is both bright and cosy with views over the rooftops on both sides of the flat so you feel on top of the world.
I have thought about the pricing a great deal. It is below commercial rents and well below an apartment hotel in the same area PLUS all your bills are covered. To get the price please put your dates into the system. I believe that the all-inclusive price is set fairly and booking over 7 nights has a discount which appears automatically on the system so there is no need to ask about this. Other discounts are for my friends and family! My cancellation policy is strict to protect me from potential void periods. Please contact me ONLY if the pricing advertised is within your budget.
Please note while Airbnb shows the location area, they advise against providing postcodes, addresses or any more specific details on the location. This is for security reasons. You will be provided with the address as soon as you book. You will be provided with instructions on check in 4 days before you arrive unless there are exceptional circumstances for you needing the information earlier. I am confident you will love the flat and the area. Look at the reviews!
I look forward to your enquiry.
Guests have access to the entire flat.
I try to fit in with the arrival and departure arrangements of my guests unless there is overlap with other guests in which case the standard check in times apply. This is 1600 for check in and 10am for check out. There is a left luggage service at Paddington Station which is 5 minutes in a taxi.
Interaction with Guests
I try to meet my guest(s) if I can and if I am in London during the stay. Guests who stay for a month or more (or who ask), can spend a night with us in our family home just outside Cambridge (for free). I am happy to write and answer specific queries to ensure my guests feel happy and comfortable and get the most out of their stay.
I expect guests to be kind, nice and polite in their interaction with me and this is what you can expect from me too.
Airbnb has been a fantastic experience for me most of the time. I have loved sharing my first ever home with my guests (with two notable exceptions!).
I love everything about the neighborhood. Great places to eat & shop and lots of things to do - even a great spa, ice-skating, cinemas within easy walking distance.
Public transport links are excellent.
Other Things to Note
Even though the neighborhood is busy and fun - the flat is a light, bright, peaceful oasis which is great for working or relaxing.
If there is no other guests checking in or out on your arrival or departure day then the times can be flexible. If there are guests leaving or departing on your arrival or departure day then the check in will be at or after 1600 and the check out will be at or before 10am. These are standard times. With the agreement of my housekeeer or other guests it is sometimes possible to leave your luggage for a few hours duing the 'overlap' time when beds are being changed. Please discuss details with me.
The owners of the flats below mine are permanent residents. We know each other well and we respect each others need for privacy and quiet. We ensure that noise (Music, TV and conversation) is kept to a minimum after 11pm.
My housekeeper cleans the flat on Wednesday afternoons between 13:00 and 16:00. Her responsibility is to do a maintenance clean and not to wash up or clean up after guests. I expect guests to leave the flat in the same condition that they found it when they arrived with the exception of the set(s) of sheets and towels and the kitchen T towels you use immediately before your departure. Before you depart, please strip your sheets from the bed(s) and fold the sheets and put the towels into the large bag in the bedroom cupboard.
Depending on the cleaning cycle, on your arrival, your bed will either be made with fresh sheets or you will need to do this yourself with sheets provided. Towels are also provided.
If you do not wish my housekeeper to clean the flat during your stay, please let me know in advance. In this case she will pop in but not clean and there will be no deductions.
If you are not able to leave the flat as clean as you found it then let me know as soon as you can and I will arrange for extra cleaning on your departure. This will cost a minimum of £50.00 extra. If we need to clean the flat after you and I have not been told, £100 will be deducted from your deposit as I will need use an emergency cleaning service. Most of my guests have left the flat very clean and tidy on departure and this enables me to keep the costs down.
Please do not put any food down the drain in either the kitchen or the bathroom. You will be surprised that some guests have done this and the drains became blocked! Made sure than ANY solid food (even small items) are thrown into the rubbish bin. If we need to pay to unblock drians after your visit this will be taken from the deposit!
I have a detailed inventory and this is checked after each guest. Breakages can happen. Please let me know of anything that you break or damage during your stay. This includes the staining of any sheets and towels which will need to be replaced if the stains cannot be removed.
Note the lovely table that seats 6, the underseat cupboard and the boiler cupboard above which is the cupboard for bedding and towels
We loved the flat! It was so bright and cheerful - and a wonderful location to be able to explore London from, but also to get away from the crowds and shop in Notting Hill and Portobello Market! The flat was exactly as described and Clare is a wonderful host - we wrote several times before our trip and she answered my questions and gave me advice on our trip. While we were there she checked in to make sure everything was going well and to offer any help she could. Thank you, Clare!
A lovely stay in the rooftops of Notting Hill. Everything was clean and tidy, entry instructions were easy, and I loved perching on the window seats to read of an evening. Great decor that felt cosy and homey. Thanks Clare!
Clare communicated with us throughout the process to answer our questions and make sure we were comfortable with the flat. The flat itself was spectacular and exactly as described. The pictures do a great job of showing the features. If you are lucky enough to have sunny weather, the light streaming through the big windows in the morning and evening is great.
The neighborhood was great. We loved all the restaurants on Westbourne Grove and Portobello. High marks to Gail's Bakery and Cote Brasserie. The tube stops are a short walk.
Clare warned us about the small second bed. The 5' 9" female in our group of three used the bed all week without complaint.
It was a great experience and we would definitely stay here again.
Had a fantastic stay. The apartment was very well kept and the descriptions were very accurate.
Clare was super responsive and helpful
Highly recommend this apartment to anyone wanting to visit London
Thank you Clare
Everything about this flat is fantastic. Clare, was very welcoming, accommodating, and responsive. The location is in a great neighborhood, close to the tube, buses, city sites, and restaurants. The apartment was clean, roomy (for London that is a PLUS), quiet, has everything you need, and made you felt at home. Simply, the entire experience was five stars and would highly recommend!
We stayed at Clare's beautiful apartment for a week during our honeymoon. The apartment is well looked after, very clean and open, has everything you need to make your stay comfortable and is in a very prime area. Clare was very easy to deal with and always responsive with all contact. Can't recommend Clare and her apartment enough!
