About the property
You have century old doors and rustic lime and mortar walls from the Portuguese colonial era , combining with wcs by Philippe Starck and fantastic state of the art rain showers and airconditioners.

Despite being a meticulously designed and hand crafted super luxury villa the biggest compliment we regularly receive is that " we feel so much at home here".

A minimalist natural material and water design scheme is used to emphasize experiential values rather than draw attention to itself.

Attractions and distance
Located in a cashew and mango orchard.
It is 400 m as the crow flies from the high tide line at Ashwem, the most exclusive and pristine beach in north Goa. Some of jet set Goa's best clubs, restaurants and bars are just walking distance from the property and yet the region is not over crowded like the older tourist haunts like Candolim and Baga.

property. Expert masseurs and hair dressers can come home by
appointment. Excursions with naturalists and angling guides can be
arranged. As can site seeing tours with recommended driver-guides.

Conde Nast traveler magazine in its India launch issue listed Shunya Noi Varo as the best ' boutique stay' in Goa.
Its original and authentic in house cuisine has been praised by Conde Naste Traveller, Harpers Bazaaar, CNN online travel and many others.

Despite all this at its core it is an unpretentious tranquil home where 24 hours housekeeping, great mattresses, showers and air conditioning and all the other unsung unseens contribute to instantaneous de stressing. 'Zen' is a word often used by reviewers albeit a trifle loosely!

Other attributes of the house in addition to the gourmet cuisine include : masseurs and therapists who can visit by appointment; driver guides who can take you to the best bars, restaurants , shops, beaches and picnic and spots; a naturalist who can take you on a guided bird watching or even reptile handling walk; local boat men who can take you fishing and dolphin sighting.

We prefer you treat Shunya Noi Varo as your own kingdom when you are there and so do not meet guests routinely. A director from our company welcomes you on arrival and stays in touch during your stay. We have you picked up and dropped to the airport.

  • Wie waren zu dritt und hatten eine wundervolle Zeit in Kaju Varo. Das Frühstück ist toll , die Currys Super , die Location , Outdoor Duschen , alles rundum zum Weiter empfehlen .
    Diego und alle anderen ( leider habe ich mir nur einen Namen merken können ) waren sehr hilfsbereite und angenehme Personen .

  • We loved our stay in this little house in the trees. Would highly recommend it for lovers of nature who want easy access to the beach, without having to live among the crowd and who are happy to have the outdoors be brought inside a little. We thoroughly enjoyed going to sleep to the sound of the sea and awaking to a chorus of different bird calls from all around (and often wondering across the canvas roof above our heads!) Showering under shards of morning sunlight was a particular highlight! We also loved the delicious food produced for us by the extremely attentive and friendly staff.

  • Travelling to Goa with a group of 11 students from the Architectural Association in London, we wanted to stay in a place with character that would be our point of departure for exploring Goa. We found the perfect solution in Kaju Varo and Noi Varo.

    The students loved the former for its array of unique structures each with a personality of its own while affording them privacy with a central area for collective discussion. We, the tutors, stayed in Noi Varo which was simply stunning and luxurious with high-ceilinged rooms, state of the art bathrooms and relaxing common areas with a private lap pool. It was the ideal retreat after long days exploring the Goan landscape.

    The staff at both properties were so helpful and kind; finding us transportation, offering suggestions of where to go and making us delicious food and drinks. (We couldn't get enough of the delicious tea!)

    Vikram and Loise also went out of their way to come meet with us and explain how they had developed the two properties and built the many unique buildings of Kaju Varo and restored the villa at Noi Varo - a talk we all found insightful and inspirational.

    All in all, we had a brilliant trip and we hope we can come back to visit again!

  • Absolutely amazing place. Staff are so accommodating and will help you with anything you could possibly want or need. The accommodation and complex itself is fantastic - really close to nature. And by a beautiful beach. Can't wait to go again!

  • Kaju Varo is a fantastic property that can serve as your home base in Ashwem/North Goa.

    Vikram was very responsive and accommodated our needs for a family reunion during the reservation process.

    Diego, Gopal, Prashant and the other guys were fabulous as on-site managers, chef and hosts. Their Goan cooking was super yummy. Try the stuffed mackerel, bhindi (okra) and grilled prawns in Goan style.

    HIghly recommend Kaju Varo for a full take over or just a single villa rental. It's walking distance to Ashwem beach, restaurants and even some late night bars/clubs.

    Hope to be back!

  • Kaju Varo was an incredibly wonderful villa. We booked the entire place for our post-wedding celebrations and everyone was very impressed with the quality of service, the sophistication and elegance of decor and the all-round feeling of luxury. And the chef was probably the best part of the entire experience - he cooked us up meal after fabulous meal - a real treasure of a place. Will definitely return!

  • Could not speak more highly of Kaju Varo and the brilliant staff who looked after us for our 5 day stay. From start to finish our experience was top class. We were a group of 16 (mixture of couples and singles) and hired our the entire property with everyone very comfortable with more than enough room for this number. We arrived at 6am and were greeted by several friendly staff who promptly delivered luggage to our respective rooms so we could settle in for a nap after our overnight flight.

    Vivek, Deepak and the team looked after us fantastically well and we ate dinner from the extensive menu each night of our stay (orders placed in the morning so the guys could buy supplies from the market). Breakfast was included daily and was again a la carte.

    Diego and his team kindly offerred to purchase any other snacks, beverages, beers etc from the local market daily and we were charged only market price.

    The quality of the accommodation is great with each dwelling offering a slightly different experience will all offering a good level of privacy from the next. The common pool and under cover dining area were great and provided ample room for us to enjoy.

    Anything else we required from moped hire, taxis, extra linen, bedding, iPod docks etc were all handed promptly and with a smile.

    I would definately recommend Kaju Varo for couples or small/large groups and if back in Goa will definately stay with them again.

    thank you for your hospitality and warm welcome. Your place has proven to be the ideal place for the family to get together again after having been 'adrift' for a few months in various parts of Asia and Europe.
    We thoroughly enjoyed the villa which has everything that you could require, in a clean and peaceful environment, slightly back from the beach for maximum quiet but still within walking distance of the restaurants and bars.
    Reservations, airport transfers and other logistics were handled smoothly and efficiently. No hassles whatsoever, so all readers with less experience with travel in India can book without reserve, knowing that they will be taken care of.
    A special thanks to your team - they were great in every single aspect, and the food was truly exceptional, made exclusively with fresh and local ingredients. We have been spoiled.
    I can wholeheartedly recommend Poilo Gor to Airbnb users and, if time permits and the opportunity arises, we will definitely be back.

  • We had such a beautiful and relaxing time during our stay in Kaju Varo. The place is like heaven very green, beautiful pools, amazing food and the design is prefect! Vikram and Louise are the perfect hosts helpfull, respectful, cool and relaxed. We will defiantly come back here soon!

  • Highly recommend Poil Gor and the entire Shunya Varo experience! The property is gorgeous and well-kept - a real oasis. The villa itself was very pretty - better than the pictures even. So relaxing just to sit on the porch looking out into the orchard and while the day away with the fans whirring above. Vivek, Diego and the rest of the staff were incredible - anything we needed was attended to. Food was excellent - the chef went shopping every morning and just cooked us whatever was fresh off the boat. Some of the best fish I've ever eaten! Beach is a short walk away. Nice for strolling along but a bit dirty here and there. Would highly recommend for total R&R and to be treated like royalty. :)
