My sister Francesca and I rent out a cozy and lovely room in our flat that looks tailor-made for hosting people, since the guest room is very independent from the rest of the house. Our flat is on three level and the guest room is placed at the 2nd one. You’ll share with us just the hall door and a flight of steps, so you can feel free to get in and out as you want and it won't disturb us at all ;)
The guest room is furnished with a comfortable double bed, private bathroom with shower, air conditioning system, hair dryer, linens and towels included, and a little table with chairs where you'll have breakfast. The room is kind of mansard covered by a characteristic vaulted ceiling, but unfortunately it's not so high (about 2 meters).
Every morning we will serve in your room a typical Italian breakfast (from 8 am to 12 pm). If you’d like to have breakfast before 8 am, we can provide a packed breakfast.
Our flat is placed in a very nice and quiet street that looks totally different compared to the surroundings, it's framed by small colored buildings and blooming trees. We're sure that you'll love it!
We are in the Esquiline district one of the oldest and most central of the city. Some attractions are at walking distance and you can reach the other ones by a few bus/metro stops. For example: Colosseum and Roman Forums it takes 20 min by walk or 10 min by tram #3 (6 stops); Vatican City the fastest way is by metro (Red line -7 stops) and then walk for 5 min, or by bus #64 from Termini Station (15 stops).
The district offers many eateries such as coffee shops, pizzerias and restaurants for all budgets and tastes (Italian, Chinese, Indian or Thai food). The Esquiline is the most multi-ethnic district of Rome. Nearby there are: a big supermarket, several small food shops (open late) and also a very crowed and popular corner market.
The flat it's in a central and strategic location: quite close to Termini Station, few minutes walking to two metro stations (Vittorio Emanuele - Manzoni) and as well as from several bus/tram stops.
How to reach us from Termini station:
- by walk (about 10/15 min )
- by Bus #105 (3 stops)
- by Tram # 5 - #14 (3 stops)
- by metro (Red Line - get off to MANZONI or VITTORIO EMANUELE).

Whenever use the air conditioning, please close the window.
When is setup on cold mode, check the water level in the can and if it’s full, please empty it into the toilet bowl.
Please close the doors every time you exit.
The doors will close just pulling towards you , don't lock with the keys!
This rule counts just for the doors which are used in common (Condo & House door).
Please don't make noise on the condo steps during the night.
Fabiana and her sister were very nice and helpful. The room was clean and the breakfast was good.
Unfortunately, the ceiling is a bit low and floor shakes quite a lot when you walk around... it gets a bit scary.
The room we rented from Fabiana and her sister was a wonderful choice! Incredibly central location - within easy walking distance to many of the main attractions and Metro service, clean and cute room, and wonderful service. One night we can home to find that my teenage son's clothes, left in a heap on the floor, had been folded and put away by Fabiana during daily room service. Breakfast was ontime and tasty. Could not be happier with our experience.

Nous avons été très bien accueillis par Fabiana et sa sœur qui ont toujours été très serviables et disponibles pour nous renseigner et nous conseiller.
Le quartier est charmant et très calme, proche du métro avec plein de bons restaurants de quartier dans une ambiance typiquement Italienne. Nous vous conseillons cette bonne adresse!

la habitación perfecta, limpia y muy aseada, lo único es la ducha que es muy pequeña y el techo de la habitación es bajito, pero para ir a dormir que la utilizábamos es perfecta. La atención muy buena le comenté a A fabiana que era vegetariano y se preocupó por buscar restaurantes de este tipo.

Fabiana y su hermana Francesca son increibles. Nos han tratado muy bien, son personas muy lindas y amables. La habitación es bastante comoda y tal cual se ve en las fotografías, No HAY SORPRESAS. Te traen el desayuno por la mañana y procuran que tu estancia sea lo mas agradable posible. Hay muy buena conección de transporte publico en los alrededores. Excelente, seguro regresaré algún día.
Fabiana and her sister Francesca are incredible. We have been treated very well, they are very nice and kind people. The room is quite comfortable and as it looks in the pictures, NO SURPRISES. They bring you breakfast in the morning and try to make your stay as pleasant as possible. There are very good public transport connection around. Excellent, will be going back someday.
I'm 33. I worked full time as secretary for my father's business till last year. Now, I'm working provisionally part-time in an Administration Condos Office, but still looking for a more stable employment.
I attended the Art History class at "La Sapienza University", although I had to give up the studies, Art is still one of my greatest loves! I'm interested in architecture and painting. I love the majesty of Classic Art, the excellence of Renaissance, the decorative richness Baroque and the creativity and personality expressed by Modern Art. I don't like so much Contemporary Art, but I really enjoy Street Art.
My love for Art is fully satisfied in Rome, I'm so lucky to live here! Walking around the city, you can admire a lot of charming views that you don't find anywhere else, or get into one of many churches which house inside amazing masterpieces! Contemplate works of Caravaggio, Michelangelo, Raffaello or Bernini totally free, it's something special! Rome offers so many interesting sights and you could discover a lovely little known place at anytime.
I love travelling, as soon as it's possible and my finances run to a holiday, I start looking for a cheap flight. The travel destination plays an important role, but at the end, what matters is the journey! I think travelling is both see and discover new places, but also a way to get know yourself… and what better way than interacting people, cultures and customs different from your own with?
I'm friendly and easygoing girl. I like going out to have fun with my friends; I love reading, cooking and listening music, especially the Indie rock, and I like going to gigs; I'm also a movies lover, my tastes range from Auteur film to Horror genre and as for the music, I'm very interested in Independent movie.
I speak English and a little bit of French. I've studied them at the high school, but I'd like to improve and I think hosting people from other countries is good way to practise!
